The courses examine the principles and techniques of real estate valuation, mathematics, finance, law, and the foundation in real estate entrepreneurship. Students may register in any individual course. The core courses examine the principles and techniques of real estate valuation, mathematics, finance, investment analysis, and law. The elective courses offer students some latitude to develop their knowledge in different areas of related expertise, such as real estate development, commercial lease analysis, condo investing, commercial property investing, and buying income properties. See page 6 of this brochure to locate current information on course dates and registration procedures. Course descriptions and fees begin on page 4. Also see the Course Planner on page 7 for courses offered by semester. Starting the Program Students may begin the program in any semester by registering in one of the available program courses. Registration is on a course-by-course basis each semester. There is no program application/admission procedure. The entrance requirement for any program course is completion of British Columbia Grade 12 or equivalent, or 19 years of age or older. Students should be able to read and write English at the Grade 12 level in order to successfully complete the assignment and reading requirements in each course. Completing the Program To earn the certificate, students must complete the required core and elective courses within a five-year period with a minimum grade of C+ (65%) in each course. Upon successful completion of all required courses, students may apply for the certificate at the Continuing Studies office. A student who takes one course per semester will complete the entire certificate program in about two and ½ years (8 semesters). A student who is working fulltime should only take one course per semester. A student who is not working could take two or more courses per semester and complete the entire certificate program in less time. See the Course Planner on page 12 for course offerings by semester. Note: These courses involve a great deal of homework to complete readings, assignments and project work. Students should allow about 3 to 5 hours per course. 3
Class Times and Location Most courses hold classroom sessions one evening per week over a 10 or 13 week period. Some courses hold classroom sessions on Saturday. All classes are held at the Langara College campus at 100 West 49 th Avenue in Vancouver. Room numbers are posted on the room screen next to the Continuing Studies office. Tuition and Books Tuition is paid on a course-by-course basis upon course registration at the start of each semester. The total tuition for all courses in the certificate program is $4,565. Tuition is subject to change. Tuition for individual courses is listed at the end of each course description (see below). The total cost for textbooks is approximately $860. Textbooks are available in the Langara College Bookstore at the start of each semester. The Bookstore telephone number is 604-323-5525. Course Descriptions Note on Course Scheduling: Courses normally run one 3-hour classroom session per week on a weekday evening or a Saturday. For example, a 36-hour course may run over 12 weekly sessions at 3 hours per session. See page 6 to locate current scheduling information. Also see the Course Planner on page 7. Tuition is subject to change. Course Descriptions Required Courses (6) Real Estate Appraisal PROP1005 39 hours (3.9 CEU/ILU) Learn concepts and techniques for appraising real estate value. This course is designed for persons who want to work in the areas of appraisal and assessment. Topics include: the appraisal profession, the appraisal process, property analysis, market and use analysis, valuation methods, value reconciliation, and report writing. Note on AIC/UBC/RECBC Transfer: This course meets Appraisal Institute of Canada, Trading Services License transfer for Real Estate Council of BC, and UBC BUSI 330 requirements. This is a required course in the Langara College Real Property Analyst Certificate program. $684 Real Estate Finance PROP 1023 39 hours (3.9 CEU/ILU) Students will apply the principles of real estate financial analysis to a variety of topics, including: residential and commercial loan underwriting, loan refinancing and creative real estate financing methods Note: Broker & Trading Services License Transfer: This course meets Real Estate Council of BC and UBC BUSI 221 requirements. $684 4
Real Estate Law PROP 1004 39 hours (3.9 CEU/ILU) Learn British Columbia real estate law and professional standards of conduct. Topics include: judicial system, torts, contracts, agency, interests in land, title registration, property transactions, mortgages, residential and commercial tenancies/stratas, land use regulation, and professional responsibility. Note AIC/UBC/RECBC Transfer: This course meets Appraisal Institute of Canada, Trading Services License transfer for Real Estate Council of BC, and UBC BUSI 111 requirements. This is a required course in the Langara College Real Property Analyst Certificate program.. $684 Real Estate Mathematics PROP 1024 39 hours (3.9 CEU/ILU) This course introduces the techniques of investment and statistical analysis in a real estate context. Topics include: statistical techniques, cash-flow analysis, discounting, compounding, and the mathematics of real estate finance and investment analysis. There is also a brief overview of graphing and surveying. Note on AIC/UBC/RECBC Transfer: This course meets Appraisal Institute of Canada, Trading Services License transfer for Real Estate Council of BC, and UBC BUSI 121 requirements. This is a required course in the Langara College Real Property Analyst Certificate program.. $684 Real Estate Investment Analysis PROP 1020 39 hours (3.9 CEU/ILU) This course explains valuation techniques for income-producing real estate, including the income method of appraisal, tax consequences of real property ownership, and portfolio analysis methodology. Note on AIC/UBC/RECBC Transfer: This course meets Appraisal Institute of Canada and UBC BUSI 331 requirements. $ 684 Prerequisite: Real Estate Mathematics and Real Estate Appraisal. Real Estate Entrepreneurial Essentials PROP 1095 36 hours (3.6 CEUs/ILUs) There are many aspects of real estate that help an entrepreneur (not a realtor) become successful in real estate investing. These include: listing analysis, property analysis, real estate strategies and techniques, and understanding the real estate cycle. This course will cover all of the essentials as well as how to set up your business, building a team of experts, real estate due diligence, writing offers and contracts, and the acquisition process.. $400 Elective Courses (Choose 2) Real Estate Development PROP 1033 15 hours (1.5 CEUs/ILUs) A practical overview of the real estate development process, from initial idea to completed project. Topics include: development planning and feasibility; site selection, acquisition and due diligence; the development review and approval process; financing, insurance, and construction; project design and marketing or holding the finished project. Emphasis is placed on feasibility analysis, with particular attention to projects under $5m. $310 5
Commercial Lease Analysis PROP 1061 12 hours (1.2 CEUs/ILUs) This concise course examines commercial tenancies and commercial leases in British Columbia. Emphasis is placed on understanding and interpreting lease documents related to a variety of property types, including office and retail. The course is suitable for property managers, building managers, commercial landlords, and those who plan to rent commercial space. This is an elective course in the Professional Building Manager Certificate. $238 Real Estate Investing Courses (all three must be taken to equal one elective): Condo Investing PROP 1071 6 hours (0.6 CEUs/ILUs) Should you buy a residential condo unit as a rental property investment? What are the biggest mistakes of condo investing? What are your rights and responsibilities as an owner and a landlord in a condo complex? What are your monthly and annual expenses? How do you estimate your return on investment? Course answers these questions and more. $130 Commercial Property Investing PROP 1072 6 hours (0.6 CEUs/ILUs) Intended for the novice investor, this short course covers the basics of selecting and operating a commercial property investment. Property types include: retail, office, medical, industrial, and commercial strata. Topics include: leases and leasing agents, tenant mix, tenant relations, management, budgets, and maintaining the property to maximize value and income. $130 Income Property Investing PROP 1035 9 hours (0.9 CEUs/ILUs) Ideal for the novice investor, this course offers practical information on the selection and management of income-producing real estate. Examples include multi-unit rental houses and apartment buildings. Students will examine sample property investments on the basis of estimated net income, market value growth, deferred maintenance, routine maintenance, tenancy agreements, and tenant relations. A strong emphasis is placed on personal financial objectives. $175 Schedule and Registration Information Langara College offers courses in the fall semester (September-December), the spring semester (January-April), and the summer semester (May-August). Not all courses are offered every semester. See the Course Planner on page 7 for program courses offered each semester.
