PRODUCT DISCLOSURE SHEET Read this Product Disclosure Sheet before you decide to take up the Unit Trust Loan (ASB Loan) Be sure to also read the general terms and conditions UNIT TRUST LOAN (ASB LOAN) 31/12/2011 1. What is this product about? ASB Loan is another form of term loan to purchase ASB unit trust. 2. What do I get from this product? Financing amount No. Item Description 1. Loan amount Min: RM10,000 Max: up to RM400,000 per borrower, at any one time (including the balance outstanding of the existing ASB Loan, if any) or up to the max investment amount allowed by ASNB, whichever lower. 2. Interest Rate Below RM30,000 BLR 1.35% p.a (first 3 years) BLR 1.30% p.a (thereafter) RM30,000 and above BLR 1.65% (throughout loan tenure) (Current Base Lending Rate (BLR) is at 6.60% w.e.f 11/05/2011 3. Margin of Advance Loan amount up to RM200,000 100% of nominal value ASB units 105% (if inclusive of GASBRTA) Loan amount above RM200,000 95% of nominal value ASB units 100% (if inclusive of GASBRTA) 4. Tenure 25 years or up to age 60 (whichever is earlier) 3. What are the fees and charges that I have to pay? Letter of Offer Standing Instruction ASNB Certificate Fee Total Fees/Charges RM50.00 per certificate / RM50.00 per sijil RM70.00 The fees and charges will be paid to ASNB and Lembaga Hasil Dalam Negeri. 4. What if I fail to fulfill my obligations? i) Late payment charges of 1% p.a or minimum RM5.00 will be charge on overdue installment from date of payment of default until date of payment subject to grace period of 7 days ii) If you failed to fulfill the obligation, the Banks has right to sell off the ASB Certificate in the event of default (3 months in arrears).

5. What if I fully settle the loan before its maturity? Exit Fee will be charged at 3% of the loan amount settled within 2 years of loan disbursement. 6. Do I need any insurance coverage? Yes. It is compulsory to take Group ASB Reducing Term Assurance (GASBRTA). 7. What are the major risks? Changes in BLR may result in higher monthly repayment or lengthen the tenure. 8. What are the required documents needed to apply for ASB Loan? New ASB customers & Existing ASB unit holder customers: 1. Application Form 2. Photocopy I/C 3. Photocopy of latest 3 months pay slip or Other proof of Income e.g: Bank account statement 4. Photocopy of ASB passbook 9. What do I need to do if there are changes to my contact details? It is important to inform the Bank of any changes in your contact details to ensure that all correspondences reach customer in a timely manner. 10. Where can I get assistance and redress? If you have difficulty in paying the monthly deposit, you should contact us earliest possible to discuss payment alternatives. Sila pastikan anda telah membaca terma dan syarat PINJAMAN UNIT AMANAH (PINJAMAN ASB) 31/12/2011 1. Apakah produk ini? Pinjaman ASB adalah merupakan pinjaman bertempoh untuk membeli unit amanah ASB. 2. Apakah yang dapat saya perolehi dari produk ini? Amaun Pembiayaan No. Perkara Penerangan 1. Jumlah Pinjaman Minimum: RM10,000 Maksimum: Sehingga RM400,000 setiap peminjam, pada suatu masa (termasuk baki Pinjaman ASB sediada, jika ada) atau sehingga jumlah pelaburan maksimum yang dibenarkan oleh ASNB, yang mana lebih rendah. 2. Kadar Faedah Bawah RM30,000: KPA 1.35% (3 tahun pertama) KPA 1.30% (selepas 3 tahun) RM30,000 dan ke atas: KPA 1.65% (sepanjang tempoh pinjaman) Kadar Pinjaman Asas (KPA) semasa adalah 6.60% berkuatkuasa 11/05/2011) 3. Margin Pinjaman Jumlah pinjaman sehingga RM200,000: 100% atas nilai nominal unit ASB 105% (termasuk GASBRTA) Jumlah pinjaman melebihi RM200,000: 95% atas nilai nominal unit ASB 100% (termasuk GASBRTA) 4. Tempoh 25 tahun atau sehingga umur 60 tahun (yang mana lebih awal). 3. Apakah fi dan bayaran yang perlu saya bayar? Surat Tawaran Arahan Tetap Fi Sijil ASNB Jumlah Bayaran RM50.00 per sijil RM70.00 Fi dan bayaran akan dibayar kepada pihak ASNB dan Lembaga Hasil Dalam Negeri. 4. Bagaimana jika saya gagal memenuhi tanggungjawab saya? i) Bayaran faedah penalty 1% setahun atau minima RM5.00 akan dikenakan ke atas pembayaran lewat bermula dari tarikh ansuran lewat bayar (selepas tempoh tangguh 7 hari yang diberikan) sehingga tarikh pembayaran di buat.

ii) Jika anda gagal memenuhi tanggungjawab tersebut, pihak Bank berhak untuk menjual Sijil ASB sekiranya tiada bayaran (3 bulan tunggakan) dilakukan. 5. Bagaimana jika saya menjelaskan seluruh pinjaman sebelum tamat tempoh? Yuran Penalti akan dikenakan sebanyak 3% daripada jumlah pinjaman yang diselesaikan di dalam tempoh 2 tahun selepas pinjaman bermula. 6. Adakah saya memerlukan pelindungan insurans? Ya. Perlindungan insurans/takaful Group ASB Reducing Term Assurance (GASBRTA) adalah wajib. 7. Apakah risiko utama? Perubahan di dalam Kadar Pinjaman Asas (KPA) mungkin mengakibatkan penambahan dalam bayaran bulanan atau pemanjangan tempoh pinjaman. 8. Apakah dokumen yang diperlukan untuk memohon Pinjaman ASB? Pelanggan baru ASB & Pemegang unit ASB sediada: 1. Borang Permohonan 2. Salinan Kad Pengenalan 3. Salinan slip gaji 3 bulan terkini atau mana-mana bukti pendapatan contoh : penyata akaun bank 4. Salinan muka depan ASB 9. Apa yang perlu saya lakukan sekiranya terdapat perubahan pada butiran diri saya? Ia adalah penting untuk mengemaskini dan memberitahu pihak Bank sekiranya terdapat perubahan butiran diri untuk memastikan bahawa semua koresponden terhadap pelanggan adalah tepat dan terkini. 10. Di mana saya boleh mendapatkan bantuan dan maklumat lanjut?
