Master Degree in Real Estate Business (MRE) Course Name Master in Real Estate Business Program Degree Name Master of Science in Real Estate Business Objectives 1. The master program offered by the Real Estate Business Program at the Faculty of Commerce and Accountancy, Thammasat University aims to prepare students for high-level managerial positions in real estate industry. An MS in real estate business is offered. 2. The program has been designed to ensure that each student acquires a basic knowledge of functional areas in real estate - real estate principle, statistical analysis for real estate, land economics and urban development, finance and investment analysis in real estate- and advanced teaching and training in specialized areas. 3. Graduates are prepared for public and private industry jobs in real estate acquisition, development, management, corporate real estate asset management, and real estate analysis. 4. Producing students to meet international standards and better the real estate work force are part of our priorities. 5. Producing students to have morals, ethics and social responsibility Entry and Admission Requirements To be considered for admission to the MRE program you will need the followings : 1) A four-year bachelor's degree or equivalent academic credentials 2) A graduate management admission test score - the test is designed by MRE program and is in Thai language. 3) A Thammasat University Graduate English Test (TU-GET) score or TOEFL score. A higher than 550 score is suggested. An IELTS score can also be used. 4) Letters of recommendation for interviewing purpose. Students Qualification The program is open to any Bachelor or higher degree graduates. No working experience is required. Though students with work experience will have an easier time understanding lectures and cases. Student should have an acceptable level of English proficiency as well as some business knowledge and mathematical skills. Students with computer skills will also have advantage

Course Structures The MRE program is a Thai evening program that includes some English-Lecturer classes. The committee s need to see students update with an up-to-date knowledge and vision in the eyes of international perspective is the reason. Thus, we might say that in practice MRE is a bilingual program. MRE is a two years trimester program, comprises of 48 credits with 11 compulsory subjects 33 credits 3 elective subjects 9 credits 2 independent study 6 credits Each subject is geared towards real estate business aspects which 3 concentrations as below ; - 1. Property Management : students will not only learn how to manage ordinary properties but modern properties and corporate real estate asset management as well as real estate agents and brokerage 2. Property Valuation : students will learn about how to value at an advanced level using many techniques and tools, value for tax and compulsory acquisition purposes, and how to value business. 3. Property Investment & development : students will learn on how to investment and develop not only residential properties but commercials and industrials. Students are required to finish the program no more than 5 years and no less than 16 regular semesters. Assessment 1) The followings are the grading system for the Master Program. Grade A A- B+ B B- C+ C D F Description 4.00 3.67 3.33 3.00 2.67 2.33 2.00 1.00 0.00 2) Credits earned will only include subjects that students have met an S standard or a grade not below than C. 3) For non-credit subjects and foreign language subjects are divided into two levels; P (Pass) and N (Not Passed) with no nominal description. If there is an Oral Examination, students are required to take no more than three examinations in order to pass. 4) Independent study has a grading system of S (Satisfied ) and U (Unsatisfied). The subject requires an S for completion. 5) Other conditions please see the Thammasat University Act for Post Graduates. 6) Graduation: In order to graduate from MRE, a requirement of a 3.00 grade description is required and an above 550 score on the English Proficiency Test (TU-GET).

Course Description Compulsory Subjects RB600 Modern Real Estate Business 3 Credits Study the basic principles, economic factors both at a macro and micro level that impact real estate business, the organization itself, consumer behaviors, land price, finance and investment aspects. The subject also concentrates on relationship between real estate firms and other related agencies both government and private. You will also learn the process in real estate development and how economic tend can affect your real estate business. RB601 Statistical Analysis for Real Estate 3 Credits Study the process in applying statistical techniques towards real estate research, property valuation, real estate forecast and any decision-making process. You will also learn the right way to create and test your assumptions. Collect, analyze and conclude data in order to answer real estate problems. RB602 Land Economics and Urban Development 3 Credits Study economic principles for real estate demand and supply analysis, land economic theories, urban origination, change in urban structures, urban trends, town planning and other economic factors that affects change in land usage and consumers behaviors such as demography government and private regulations and strategies. You will also learn how to apply the above in forecasting future land use. RB611 Accounting for Real Estate 3 Credits Study accounting principles useful in decision-making process. Learn how to read financial statements and cost principles in both accounting and management aspects. You will also learn how to estimate real estate project's cash-in and cash-out and analyze important financial ratios in order to plan, control and decide real estate related issues. RB612 Law and Taxation in Real Estate 3 Credits Study legal and tax principles and aspects, its interpretations and usage in order to be able to apply to the real estate business. You will also learn how to analyze the affects that legal and tax rules and regulations have on real estate business. RB613 Real Estate Marketing Management 3 Credits Study marketing principles and aspects, consumer behaviors in the real estate decision-making process. You will also learn how to apply information on consumers' needs towards the planning, feasibility study, development and evaluation of a real estate project. Marketing strategies and planning will also be taught in this subject. RB621 Finance and Investment Analysis in Real Estate 3 Credits Real estate finance concerning planning, strategies, evaluation, investment and management under different

situation and circumstances will be taught in this subject. Finance techniques in analyzing investment and project funding will also be emphasize in this subject whilst concentrating on risk in the financial and capital markets. You will also be learning factors that affect the real estate business. RB622 Project Cost Analysis 3 Credits Real estate development and operation cost estimation will be taught in this subject as well as analyzing those costs. Building procedures, labor costs and allocations as well as building technologies and reading the blue prints will be emphasized. You will also learn how to analyze construction cost for auction purpose and see forwards on how real estate cycles affects construction cost. RB651 Real Estate Valuation 3 Credits Study the basic principles, processes and various factors of property valuation which affects the value of the property. Introduce the basic concepts and methods of valuation. Case studies and valuation reports will be assigned for group work. RB671 Feasibility Study and Construction Management 3 Credit You will learn how to conduct a feasibility study by looking at the following aspects; legal, marketing, production, finance and the demand and supply effects. The subject also consist project and construction management and how to tackle problems concerning feasibility, project and construction management. RB690 Research Methodology for Real Estate 3 Credits You will learn the principles, format, and process in conducting a research in real estate and how to present the research in a professional manner. This consist of how to conduct assumptions, data collection process, analyzing the data and how to conclude in various format. RB800 Thesis 15 Credits RB700 Independent Study I 3 Credits Students are required to present their proposal on their research, feasibility study or in-depth case study to their advisors and reading committee. The procedures and processes presented in the proposal must follow theoretical format and practical. By this, students must conduct a research on articles, researches or/and other formal written materials as part of their literature review. Presentation on students' readiness in carrying out the research such as how, when and where in analyzing the supply and demand market is also required. RB701 Independent Study II 3 Credits Students are required to present the complete research, feasibility or in-depth case study to their Advisors and reading committee. Proposals must be approved by advisor and committee before complete paper presentation can be

conducted. Students are also expected to be able to answer questions on theoretical matters and practicalities their work in order to demonstrate their understanding on the paper and their analytical skills. Elective Subjects RB726 Seminar in Real Estate Management 3 Credits Prerequisite: A 15 credit accumulation of the programs offerings. Study, analyze and discuss various problems and case studies from both theoretical and practical perspective. This subject was designed to encourage students to participate in group discussion and sharing their opinion on the origination and solution of the problems based on theoretical support. RB736 Modern Property Management 3 Credits Study property management principles, strategies, plans, control system, auditing system, evaluation process and how to create a budget. You will also learn how to communicate and take care of your tenants as well as your clients (landlord), how to manage the property's common area and solve problems regarding property management. RB737 Real Estate Agent and Brokerage 3 Credits Study all the laws, regulations and ethics in operating as a property agent and broker. You will also learn the right and effective techniques and procedures in selling or leasing properties. RB738 Advanced Property Management 3 Credits Prerequisite : RB. 736 Modern Property Management This is an advanced subject that concentrates on how to manage property itself and the portfolio. Frameworks, responsibilities and factors that will affect the value of a property will be discussed. How to find and screen tenants, aspects and suitability of each different kind of contracts, risk management, vacancy and occupancy management as well as the right procedure and cost effectiveness in handling building maintenance. RB756 Advanced Real Estate Valuation and Analysis 3 Credits Prerequisite: RB. 651 Real Estate Valuation Analysis Study the principles and process in valuing different types of properties. Income producing properties will be emphasized such as office buildings, retails shops, hotels and pubs and gradually stepping into a more complex real estate such as quarries. You will also learn the right and effective way to collect data, analyzing it, using the right tools and finally what kind of conclusions can be achieved. Problems and solutions on international and domestic ground will be discuss in class. RB757 Statutory Valuation 3 Credits Prerequisite: RB. 651 Real Estate Valuation Analysis Study principles and process in valuing properties for public purpose such as for taxation, compulsory acquisitions/ expropriation and for insurance. You will also learn how town planning affects this type of valuation and

vice versa. You will also study various models in detecting the effectiveness and efficiency of valuation price conducted by various agencies regarding statutory valuation. RB758 Business Valuation 3 Credits Prerequisite: RB. 651 Real Estate Valuation Analysis Study the principles and process of valuing various type of business. Study factors that affect business values, how to detect relevant financial data and analyzing it as well as learn how to value property and business goodwill. Problems and solutions regarding this topic will also be discussed. RB776 Residential Property Development 3 Credits Study the process and procedures in developing residential properties as well as its feasibilities and factors that affect the development. You will learn how to plan and handle developers, contractors, sub- contractors and potential customers. Relevant economic and legal factors will also be discussed. Marketing and financial tools that assist in designing the project as well as controlling construction cost will be emphasized. The know-how on renovating or reconstructing existing properties to a more highly demanded properties will also be part of this subject. RB777 Commercial Property Development 3 Credits Study the process and procedures in developing commercial properties as well as its feasibilities and factors that affect the development. RB778 International Real Estate Investment Analysis 3 Credits Study the international law, regulations, tax, exchange rates, economic factors, financial and marketing tools that have impacts on national strategies and investment. This subject is an advanced subject that will guide students in seeing property investment as an international trade. Prerequisite: RB. 621 Finance and Investment Analysis in Real Estate RB796 Computer Application in Real Estate 3 Credits Study new informational technology related to the property sector such as geographical information system (GIS), electronic commerce and other professional system. These systems are essential in the decision-making process in the data collection area, the analysis of value and in investment. You will also learn how to interpret the results from these informational system in order to evaluate and detect problems as well as finding solutions most suitable.
