1.0 Introduction to the Tracker Plus BREEAM / Comparator The Tracker Plus BREEAM / comparator tool has been produced to assist assessors and design teams in evaluating the impact of assessing their project under the new BREEAM scheme rather than the current BREEAM scheme. Questions this tool aims to answer are: 1) What should my BREEAM design / specification under BREEAM? 2) What additional BREEAM credits will we need to achieve to attain our target rating under BREEAM? In order to generate the likely s under BREEAM the user must undertake the following: 1) Select the appropriate building type (eg ice) and other relevant features (eg location type (Other Buildings only), presence of lifts, irrigation systems etc). This sets the appropriate credit list. 2) Select the credits targeted / assumed achievable under BREEAM. This information is used to calculate the equivalent BREEAM. 3) Select any additional credits that may be targeted / assumed achievable under BREEAM in order to attain the desired BREEAM. As such the 'equivalent BREEAM ' should be considered the lowest that the building is likely to achieve under the new version of BREEAM. It should also be noted that that the comparator does not include a minimum standards check and so the user should ensure that they check the minimum required s have been achieved in order to achieve the target rating regardless of overall. 2.0 BREEAM New Construction Draft guidance for BREEAM New Construction scheme was released on 10th February. The draft technical manual can be downloaded from the BREEAM website at: http://www.breeam.org/page.jsp?id=676 A summary of the key changes between the and version of BREEAM is available on the Tracker Plus blog at: http://blog.tracker-plus.co.uk/?p=133 The new () scheme is scheduled to go live on 27th May and registrations for the current () version of BREEAM will close on 30th June. 3.0 About Tracker Plus This report has been produced by Tracker Plus, a comprehensive, end-to-end management system for BREEAM assessments.
