for you... Whatever stage of your life you re at, you need somewhere to live. Renting or buying a property shouldn t be daunting if you have the right team behind you. Renting a property is often the first step people take onto the property ladder. There are many rules and regulations in this area, which are there to benefit you as a tenant. As a landlord you need to be aware of what those rules and regulations are, because failure to adhere to them can lead to additional cost and in some instances, prosecution. Buying or selling a house is one of the most important events in anyone s life. It doesn t matter if you are a first time buyer or been through the process countless times before it can still be quite stressful. We aim to take the stress out of the process by ensuring accurate information is delivered quickly to all the parties in the transaction. Our duty is to you and we take a pro-active approach to ensure that any issues are resolved efficiently and professionally. We deal with a number of issues that could arise in relation to your property: from shared ownership transactions, equity release schemes, new build properties, listed properties, country estates, buying at auction, selling through probate, co-ownership agreements to declarations of trust. We can also advise on complex legal issues such as rights of way, covenants and overage provisions. There are many ways to fund your purchase or to release capital tied up in your property from mortgages and remortgages to equity release schemes - and we have extensive knowledge in these areas to ensure these transactions run smoothly. If you encounter a problem in relation to your property or any of the properties around you (including the people living or working in those properties), contact us. Our dispute resolution team deals with property issues on a regular basis and will no doubt have encountered and resolved whatever issue is troubling you. enquiries@lambbrooks.com www.lambbrooks.com page 3

Offering our clients a friendly and professional service is paramount to us. We take pride in our service which is why our clients come back again and again. for you... Life throws up some tricky issues - from problems at work, debt worries, issues with neighbours and accidents that affect the enjoyment of your life. You may run or own your own business, and you may require advice on how to deal with your staff or issues you are having with the people around you. You may not have considered who will take over your business when you are no longer able or willing to run it yourself. You may work in a business, and be facing issues at work which you don t know how to deal with. You may have personal issues or be ill, and need support in dealing with your employer in those situations. Our employment team can provide personal, practical advice to help you through whatever issue you are facing. Our knowledge of the commercial world means that we can advise you on how best to move forward, and we advocate a conciliatory approach to ensure that if an issue is capable of resolution, the relationship behind it is also preserved. If you have fallen out with someone, or have encountered an issue with a company which you are unable to resolve, contact us. We are able to advise on all kinds of disputes from contract disputes, sale of goods issues, loan agreements, will disputes, boundary and access issues to shareholder disputes, directors duties and health and safety matters. We will try and resolve your issues with you and without the need to issue court proceedings, but where court proceedings have already been issued or are unavoidable we will guide you through the process and explain each step to you. If you have had an accident we can help you. We have a dedicated team of advisers with specialist knowledge of how to obtain insurance for you, to protect you against the legal fees and any court orders, and how to pursue your claim to ensure that you obtain the best result possible. You may require treatment, ongoing care, adaptations to your home or an income if you are unable to work and our team will advise you on how to go about addressing the issues facing you and will explain to you what the best course of action would be. We also have a dedicated medical negligence team, which can advise you on what course of action is available to you if you have received negligent treatment from a medical professional such as a dentist, doctor, nurse or surgeon. page 4 t: +44 (0)1256 844888

for your family... You need to trust someone to steer you through the lifetime of your relationship. At Lamb Brooks we aim to provide a complete service to you, to ensure that you are supported every step of the way. At the start of a relationship you probably wouldn t think to take legal advice but it is important to consider your assets and the other dependants in your life to ensure that you all have security in the future. If you have property, savings or other assets such as shares or valuables, you should consider taking clear, concise and practical advice to ensure that they are protected. We can help you with this. Many couples choose to live together without marrying or entering into a civil partnership, and we understand how important it is that you are afforded as much protection as possible if you are in that situation. We can therefore offer you advice on co-habitation agreements, trusts and wills to ensure that your assets are protected in the event of your illness or death, or in the event of the relationship breaking down. If you are planning on getting married or entering into a civil partnership, we can advise you on your pre-nuptial agreement. This will ensure that you both know what you can continue to deal with as your own, and what you can treat as an asset of the relationship. Should you have children, or grandchildren, you may want to consider how best to provide for them in the future. Our specialist advisers can explain to you how a trust can be set up to provide financial security for them and we can recommend how that trust can be administered to best effect in your personal circumstances. Relationships can change, and dealing with the breakdown of a relationship can be difficult. Legal issues may arise which you would not anticipate having to deal with. Our professional guidance and support can help you through the process. The most important goal is to reach an amicable agreement on all the matters that arise, especially if you have children. As specialists we are able to offer practical advice on all child related matters, ranging from contact issues to adoption. Your aim is to ensure that any negative impact of the break up is minimised for your children and we make this our aim too. We have trained collaborative lawyers and mediators to help you. We can also help you resolve the financial issues which arise when a relationship breaks down Sometimes family relations break down due to a dispute between family members which can arise from a dispute over issues such as housing, property, or inheritance. Our dispute resolution team can advise you on how best to resolve that dispute quickly and in the most cost efficient way to try and stop the relationship from being irreparably damaged. enquiries@lambbrooks.com www.lambbrooks.com page 5

for your future... During your lifetime you will own property and assets which have both monetary and sentimental value. It is important to you that those assets are looked after during your lifetime and kept safe for future generations. We can help you to ensure your goal is achieved. We can provide practical, cost effective, expert advice to ensure that during your lifetime your assets are dealt with tax efficiently and that should you become ill or infirm, your wishes are complied with to preserve those assets. Our expert team can provide tax advice to ensure that the tax payments your assets attract are minimised as much as possible. We will work with you to identify any tax planning opportunities which may arise, to ensure that the appropriate reliefs or tax exemptions are available to you. When planning for the care of your dependants, preparing a trust can prevent potential problems arising. You can choose who administers the trust, and who benefits and how. Sometimes you will want to provide a steady income stream to your loved ones and other times you will want a lump sum to become available at a certain milestone in their life. We can advise you on the creation, administration or termination of a trust. Guiding you through your options and offering practical solutions is at the heart of our service to you. page 6 t: +44 (0)1256 844888

A fundamental part of who we are is the people we surround ourselves with - our friends and our families. During and after your lifetime you will want the best for them, and we can help you achieve that. You will want to make sure that your dependents are as financially stable as they can be when you die, and executing a comprehensive will is a very important part of this process. Thorough planning will also ensure that the tax paid upon your death is as low as possible, so that those you had hoped to benefit from your estate receive as much financial support as possible. If you have elderly or infirm relatives, you may be concerned about how they will look after themselves, or how any care fees might be paid. People of any age can prepare for the onset of age or illness, by leaving instructions on who is to take charge of their finances and day-to-day concerns, as well as instructions on how they should be cared for if they lose their mental capacity. These instructions have to be given in a specific way through a legal document. If you are concerned about your relatives, then contact us for advice on how to deal with the issues facing you and your loved ones. We can prepare the appropriate documentation for you, as well as providing assistance with financial affairs and helping you with the daily decisions facing you. If someone you care for dies, you will want to know that their estate is being dealt with quickly and sensitively. We can ensure that all the paperwork and any issues are dealt with so that you have time to grieve and to support those around you who need you most. At Lamb Brooks you, our client, are assigned a dedicated member of our team to manage your particular issue every step of the way, ensuring communication channels are open at all times. enquiries@lambbrooks.com www.lambbrooks.com page 7
