INTELLIGENT GREEN BUILDING SYSTEM - TATUNG SMART MANOR Sheng Fan, Yang 1 1 Tatung Co Ltd, 22, Chungshen N. Rd., 3 rd Sec., Taipei, Taiwan, 10435, R.O.C. ABSTRACT Residents want to track usage in greater detail than the monthly bills. Eventually, they will focus on reducing energy loads at certain peak hours, as well as enjoying a comfortable, secure and smart environment. Property managers or business owners want to collect information to improve building management by having a more efficient operation and reducing costs, thus extending the property s lifespan. From the government s perspective, they will be conscious about efficient usage of resources and utility such as electricity and water usage, better living environment for the citizens, more intelligent security and transportation systems, providing intelligent information for citizens to improve quality of life. For this, Tatung Group pools its R&D strengths together to introduce smart systems and green energy efficiency into this smart building project, and utilizes the design ideas of smart and green building to create a sustainable smart community. This will connect Taiwan to the world and make Tatung one of the pioneers in smart innovated applications. Tatung brings together the entire group, as Shan-Chih Asset Development works on the development of Tatung Smart Manor, Tatung/ Tatung System Technologies/ Tatung Medical and Healthcare Technologies joins force for the smart system and apply for a smart green community of *smart building at the diamond level and green building at the gold level. This will be the first demonstrational community in Taiwan that is moving toward a smart city. The site covers 52,892.64m2, much larger than any typical construction site. the concept of smart city. This smart green community project consists of 5Ss, Smart Community, Smart Property Management, Smart Safety and Security, Smart Living and Smart HealthCare and Smart Energy Saving. We are trying to achieve not only 30% of saving in water and power and reduction of 40% of CO2 emission, but also create new energy as renewable source. On basis of the latest intelligent system platform of Tatung, all building facilities are connected and all the tenants have to do is to move a finger to exploit the public facilities of community or smart home appliances through cloud information APP while staying on top of the information of what they need for everyday life. CONTEXT Figure 1: Smart Community, Smart Property Management, Smart Safety and Security, Smart Living and HealthCare, Smart Energy Saving Smart Community Sustainability, ecology and green; cherish the sources of the plant The site features 30,000m2 of green landscape dotted with 28 species of trees and 24 species of bushes. Centered on green building, the community is going to be built into a microclimate regulated park featuring ecology, energy efficiency, CO2 reduction and health. We are trying to build a sustainable, smart and low-carbon residential complex that provides sustainable environment and quality life. (Show on Figure 1) Smart Property Management public community service; keep an eye on quality of life The electronic butler works 24-7. With an APP, the vast community is at your finger tip. One access card gives you access to every service the community offers, talking about convenience of life. Community cloud allows real-time monitoring of household environment, weather detection and water quality monitoring. (Show on Figure 1) Smart Safety and Security structure, firefighting and surveillance system upgrade for leak-free safety and security Smart monitoring system, firefighting system, double seismic resistance system from KYB and Sumitomo and seismometers (Shan-Chih Asset Development) are connected to community sensors and equipment in sync with reporting systems. From building safety to home security, the Tatung smart Manor is closely watched 24-7 for safety. (Show on Figure 1)

Smart Living and Smart HealthCare human-based thinking combined with community and residence automation Home appliances are connected for data collection and remote control. Home automation is implemented for greater comfort at home. Tenants are allowed to program their daily schedule or scenarios foo smart home appliances and lighting using APP. In addition, the intimate services such as community bulletin, sales information from neighboring shops and smart healthcare make tenants feel at home at every corner of the community. (Show on Figure 1) Smart Energy Saving visible energy information to help make ends meet Renewable energy sources are installed around the community such as solar panels, heat pump at swimming pool, rainwater recycling system, and energy efficient elevator equipped to convert potential energy into electric power. These are just a part of efforts that make the public facilities sustainable. The installation of smart meters achieves energy visualization through energy management system, which provides information of energy consumption and power bill estimation in real time. This helps tenants take control of their household budgets and encourages them to make difference for greener Earth. (Show on Figure 1) DISCUSION Why Tatung Smart Building Management System (SBMS) is needed in Intelligent Green Building? When it comes to management, the safety, energy saving and health of the tenants are the top priority. Tatung is dedicated to constructing a common standard platform in the cloud for integrated management of internal or external subsystems and all-round smart application service. Smart Building Management System (SBMS) Figure 2: SBMS SBMS integrated subsystems (SCADA, HVAC, Community Application system, Property Management, Information & Communication, Security system, Surveillance System, Parking System, Healthcare and so on) which worked in sync with Intel s Intelligent Gateway. With SBMS, real-time information from all sites are captured and instantaneously turned into

actionable business intelligence, which helps prevent possible crisis conditions (e.g. over-loading, fire, and theft, by different warning). The major difference between Tatung smart building and existing smart buildings is that the SCADA system of Tatung smart building can monitor as well as interconnect to control the systems of building, while others can only monitor the building systems without integrating control. Without SCADA, individual systems operate separately. That is why the central control SCADA system is so important for an excellent smart building. (Show on Figure 3) Home Automation (HA) System With IHD (In Home Display) as primary user monitor and control interface at home, smart building HA system integrates home control and IP-based network to provide more personalized services and bring convenience and comfort to daily life. Intelligent Security Monitoring & Surveillance (isms) System Embedded with Intelligent Video & Sensing Data Analytics (VSDA), and Event Management capabilities. Tatung (isms) supports smarter, safer, and greener residential buildings and communities. Information and Communication Systems The infrastructure of FTTH fiber optics broadband network is provided at every residential unit. Up to 100 MHz of bandwidth, this broadband environment is enough to satisfy all customers for now and the foreseeable future. A building with such a stable and reliable broadband infrastructure will be able to provide clients with a wide variety of network and telecommunication services, including data transmission and video streaming. The environment is also capable of being converted into a home network. Parking Management This system is installed at the entrance and exit of the parking lot for traffic control. It is connected with license plate ID system, E-Tag ID system, Mifare card reading system and remote controls for enhanced security in the parking lot. It is an automatic system with minimal manual intervention.

Temperature, humidity and air quality Temperature, humidity and CO2 detectors are installed at indoor public areas and connected to frequency converting AC units and heat exchangers for environment control of comfort and energy efficiency. Water quality monitoring system The rooftop tanks for city water are installed with meters to measure conductivity, residual chloride and turbidity. The data measured are connected to an APP for monitoring of water safety and quality. The water supply system consists of FRP tanks and stainless steel pipes to ensure that the water is contamination free throughout the entire supply process. Solar Power System Solar power system is installed on the rooftop of all three buildings. The power generated by the solar power system can be used for public facilities, thus reducing the dependence on utility power. In addition, the solar panels installed on the rooftop also provide thermal insulation for the top floor to reduce the power demand for indoor air conditioning. Rainwater Recycling System Water is accumulated through the rainwater collecting pipes installed on the roof in conjunction with rain gauge and stored in a tank. The recycled water is used for periodical planting watering. SBMS determines whether to take the water stored in the tank out and start the sprinklers to water the plants based on the humidity readings of soil moisture meter. This system will be connected to restroom plumbing to allow the use of recycled water for flushing. Heat Pump System The heat generated from machine rooms and kitchen scrap collection area and in the air of underground parking lot is collected to heat up the water in swimming pool. The energy saving is up to 75% compared to the traditional way of heating. Smart Metering Smart metering equipment is used to automatically monitor water and power usage at public areas. Energy visualization is achieved through energy management system to stay on top of energy use for effective management, change of habits of usage and improvement of energy efficiency. Smart Healthcare System The latest smart healthcare system developed by Tatung Medical and Healthcare Technologies is like a personal health keeper that always keeps an eye on your vital signs such as blood pressure, heart rate and pulses. It allows you to keep a track on the health of the older members in the family through information uploaded to cloud, truly a health keeper for the entire family. Smart Cloud APP

Tatung Cloud Introduction: Tatung Cloud is based on Microsoft Azure Pack and Cisco Application Centric Infrastructure (ACI) to provide cloud service for business. Tatung Cloud provides the application platform for IOT. The interworking applications can be implemented with mechanism provided by the cloud service of the platform. Tatung Smart Home APP Functions: Tatung Smart Home APP can manage your home appliances, energy consumption, health care services, and security monitoring all from one screen on tablet and smart phone. CONCLUSION We aim to provide all-round application service and realize the true spirits of smart green building.
