Application for Certificate of Appropriateness 1194 Villa Drive, Atlanta, GA 30306 Owner: Mary T Farms LLC (404-550-3390) 3/25/16 Proposed work is as follows: 1) Roof: Roof Section#1: Proposed work shall restore the original roof-line on the middle section of the house back to the original 1920 s flat roof design. A make-shift shed roof structure was added over the original flat roof approximately 30 years ago. This shed roof visually detracts from the property as it has unattractive siding on the front, which is visible from the street. Project will add metal coping to cap the parapet wall. A flat membrane roof material, such as TPO, will cover the roof; however, this won t be visible from the street level as it will recess below the parapet wall. In the event, the shed roof can t be feasibly removed and restored back to the original flat roof design, it will be resurfaced with a new roofing membrane or metal roofing material and the front-facing fascia will be replaced with new fascia. Roof Section#2: Proposed work shall also replace the old roof underlayment and clay tiles on the front westward gable roof (over an existing great room) and shed roof over front porch area with new underlayment and clay tiles. Many of the original tiles have been replaced over the years with non-matching ones and the original tiles themselves are at the end of their useful life. The new tiles will be of solid or mixed neutral earth-tone colors similar or equal to the picture provided (based on product availability). Roof Section#3: Proposed work shall also replace the current membrane roofing material over a shed-roof that covers a sun-room on the western portion of the front of the house. Roofing material will either be clay tile (that will be uniform with Roof Section#2) or a neutral color roof membrane or metal roof. This portion of the roof won t be visible from street and the roofing company will need to make a final determination of the roof material used due to the low pitch. Alternatively, this shed roof may also be removed and restored to a flat roof depending on the condition of the underlying framing construction. Roof Section#4: Proposed work shall also replace the front eastward gable roof (over an existing kitchen area) with new underlayment and clay tiles (which would match the other tiles proposed in section #2). Currently this roof has asphalt shingles that do not match the character of the house in front. Roof Section #5: Proposed work shall also replace the asphalt shingle roofing in the rear section of the house (not visible from the street). Due to the low pitch of this gabled roof, the roofing material will be either asphalt shingles, membrane, metal roofing or clay tiles.
Roof Section #6: Proposed work shall also replace the roof on the garden shed on the west of the house. The roof will either be replaced with architectural asphalt shingles (which are currently on this roof), metal roofing, or clay tile. The shed s roof may either remain as a gable roof design or be changed to a flat roof design with a neutral color membrane material. All roof sections: Proposed work shall also replace the soffits and fascia as needed with new ones around most areas of the house. Corbels may be added to the underside of roof as needed to give extra aesthetic appeal. All roof sections: Proposed work shall also replace the gutters on the house. The gutters will be made out of metal and will be sized for both operational and aesthetic purposes. Conductor boxes may be installed to add visual interest and facilitate the removal of run-off water. 2) Stucco: various areas of the house will need to have stucco repaired or added. There is an area on the front eastern part of the house that currently has wood as the facing material. This will be replaced with proper backing and a new stucco façade. Currently, some of the landscaping walls are made of concrete block and were left unpainted. Stucco will be added to create a consistent appearance. All stucco texture will be consistent with the current texture of the rest of the house. The color scheme will either remain the same as the current color of the house (apricot/terracotta) or will be painted a classic stucco color from the attached color chart.

Roof line may be converted to a flat top for this structure to match top middle section of house or it may remain as a gable roof.
