Table 1 Insurance If you select Insurance, the following will automatically be included: Structure Damage Covers the buildings of your home and other permanent structures on your land such as its garages and outbuildings, drives, walls and patios against damage by fire, flood, storm, escape of water and other similar causes. Standard Accidental Damage Covers the accidental breakage of glass in windows, ceramic hobs, bathrooms suites and pipes and accidental damage to underground cables. Trace & Access Covers the cost of tracing a leak from a heating or water system. 1 Damage caused to fences, hedges or gates by storm or flood is excluded. For subsidence claims you must pay the first 1,000. For escape of water or oil claims you must pay the first 250. Damage caused by structures bedding down or newly made up ground settling. Excludes wear and tear and any gradually operating cause. Some specific causes of damage may be excluded. Cover is limited to 5,000.
Table 1 Insurance If you select Insurance, the following will automatically be included: Property Owners Liability Covers your legal liability as owner of your residence to pay damages as a result of accidental death or injury to anyone or damage to their property. Cover is limited to 2,000,000. If the sum insured is less than the full replacement value your claim may be reduced. Table 3 General Conditions and Exclusions The following apply to the policy as a whole regardless of the specific cover you have selected. For full details of these and other exclusions and limits please read the policy document. General Conditions and Exclusions No cover is provided for wear and tear, maintenance or anything that happens gradually. If you leave your home unoccupied for more than 60 days in a row, some covers will be restricted and some will not apply. Loss or damage caused by tenants carrying out illegal activities. Excesses and Limits Your policy may be subject to an excess, which is the amount you must pay in the event of a claim. Also, certain claims limits may apply. Table 4 Landlord s Professional Fees The following section is automatically included in every policy: You must obtain or have obtained and be able to produce an up to date satisfactory credit reference prior to the granting of the tenancy. Breach of Tenancy Agreement. A breach by the tenant of any of his obligations under the tenancy agreement. Pursuit of rent arrears. The rent arrears which commenced during the period of insurance. Eviction. The eviction of anyone in the property without your permission. Legal defence. The defence of civil or criminal proceedings in respect of any act or omission or alleged act or omission by you arising out of your ownership or management of the property. If you should engage the services of a solicitor prior to making contact with us any costs you incur are not covered by this insurance. Professional Fees incurred arising out of rent registration or reviews, purchasing the freehold of the property, rent tribunals, land tribunals or rate tribunals unless defending an action brought against you by the tenant. Any professional fees relating to your alleged dishonesty, criminal act, or violent behaviour. An event which you notify to us more than 30 days after it occurred or ought to reasonably have come to your knowledge. Where the amount in dispute is less than 250 Including VAT. Claims where the Tenancy Agreement commenced more than 31 days after the date of the Tenant Reference. At the conclusion of the claim if you are awarded any costs (not your damages), these must be paid to us. Important Information Your right to cancel the policy If having examined your policy you decide not to proceed with the insurance, you will have 14 days to cancel it starting on the day you receive the policy documentation. To cancel please write to the address or call the number shown on your schedule of insurance. On receipt of your notice, we will refund any premiums already paid, except when you have already made a claim under your policy. Claims Should you wish to claim under any section of your Landlord s Residential Property Insurance policy other than the Landlord s Professional Fees section, you should call the Claims Helpline shown on your schedule of insurance as soon as possible. All potential claims under the Landlord s Professional Fees section must be reported initially to the claims helpline on 01384 887580.. You must give us any information or help that we ask for. You must not settle, reject, negotiate or agree to pay any claim without our written permission. Full details of how to claim are included in the policy document. Complaints If you believe that we have not delivered the service you expected, we want to hear from you so that we can try to put things right. If you have cause for complaint you should initially contact the person who arranged the policy for you or the manager of RSA at the address shown on your quotation or schedule of insurance, as appropriate. In the unlikely event that they are unable to resolve your concerns, your complaint will be referred to our Customer Relations Team who will arrange for an investigation on behalf of our Chief Executive. If they cannot resolve the matter to your satisfaction, they will provide you with our final response so that you can, if you wish, refer the matter to the Financial Ombudsman Service. This does not affect your right to take legal action.
