CONSIDER: Valuation The rst step is to contact us to organise an appointment to get your property valued. Our experienced consultants will visit your property and value it based on the area, condition, any improvements or modi cations you have made, comparable listings in the area and size. The consultants at Palma have access to the latest market research and information regarding pricing so are well equipped to provide accurate valuations for your property. Our valuations are realistic to ensure you achieve as close to the selling price as possible. Consultant and Agency Your Palma consultant will depend on the location of your property, and will be an expert in the area. They will work hard to broker a sale for you as quickly as possible. As a seller you will be asked to sign a RERA form called Form A, which regulates the consultant and client relationship. Instruction Once you are happy with your property valuation, you can go ahead and instruct us as your sales brokerage. Our priority will then become the sale of your property. In order to put your property up for sale, we will need to receive a signed Form A. For off plan property you will also need to provide copies of the rst page of your Property Sales Agreement and your passport copy. For completed property, you will need to provide copies of the rst page of your Property Sales Agreement or Title Deed and your passport copy.

Marketing Palma will extensively market your property using mediums such as emails, SMS, property portals and our website to attract as many potential buyers as possible. Your property will be photographed by professional photographers and they can create oor plans and upload these details to our website listing pages within hours. All this information can be downloaded and printed by potential buyers and will sit alongside Area Guides to give the buyer all the information required when deciding to purchase a property. There will also be details of the consultant assigned to your property; this will be the local expert you met at the initial meeting. Viewings Your consultant will organise as many viewings as possible of your property until a buyer is found. We will organise viewings at any convenient time, either during the day, evenings or weekends. We can also organise an Open House to invite lots of potential buyers to see it at the same time. If your property is not empty, remember to dress your property to give your property the best possible chance of sale, removing any personal possessions and clutter. We will work with you to help you sell your property as quickly as possible. Offers You will be informed of all offers received from buyers to purchase your property, both verbally and in writing. Offers will stipulate any conditions as part of the offer and will state the position of the buyer so you can make a fair decision. Contract Once you have accepted an offer to purchase the property an MOU (Memorandum of Understanding) will be drawn up by the brokerage and payments will be collected. This MOU will need to be signed by you and the buyer. These payments include a deposit to secure the property, the brokerage fee and conveyancing fee, however these cheques will not be encashed until the transfer date of the property. The settlement cheques for the transaction made out to the seller, the Dubai Land Department fees as per the MOU and the buyers consultant s fee as per the MOU.
