Juliet Public Works Department gives notice that as of July 1, 2008, a revised fee schedule has been set for the reviewing of Residential building plans. The following fee schedule shall apply. All issues relating to the property for final inspection will have to be addressed before a certificate of occupancy will be issued. We are forced to take these steps so as not to slow down the time for final inspection and issuance of certificates of occupancy. Notice To: All Builders, Developers, and Contractors From: Gary Branham Chief Building Official RE: Increase of Road Inspection Fees Ordinance 2004-13 was passed to establish a fee to be used to defray the costs of employing road and street inspectors and for engineering or any other costs incurred by the City of Mt. Juliet associated with the development of property, including roads and streets servicing new construction and development in Mt. Juliet, Tennessee. Ordinance 2004-13 also tasks the Public Works Director to determine the amount of the fee to be paid, which shall be revenueneutral, pro-rated amount necessary to fund inspections based upon all new construction/development projects in the City. At this time, the current fee of $2.50 per linear foot is not adequate to defray the costs incurred by the Road Inspectors and therefore to remain revenue neutral the Road Inspection Fee shall be increased to $4.25 per linear foot as of July 1, 2005.
Notice To: All Builders, Developers, and Contractors From: Gary Branham Chief Building Official RE: Treated wood inside buildings When called the International Code Council (ICC) said this about the use of treated wood in the interior of buildings since we have been getting numerous called about where it can be used. The following was the response. According to John Battles of the ICC, treated wood can be used inside buildings, unless, the label on the wood says it can not be used. In keeping with the spirit of the building codes with the spirit of the building codes as it is laid out in the 2003 IBC it is the opinion of the City of Mt. Juliet Building Department that treated wood should only be used where it is required and not as regular framing material in buildings. Builders should be able to produce letters from manufactures as to where their brand of treated wood can be used. Juliet is compelled to re-enforce the following existing regulations; effective immediately sidewalks, driveways, and handicap ramps must be constructed to conform to the City of Mt. Juliet standard plans: Standard Concrete Sidewalks Detail ST-210 Parallel Curb Ramp Detail ST-305 Residential Concrete Driveway Ramp Detail ST-313 Particular attention must be given to ensure that dimensions and slopes adhere to those shown. Variances due to site conditions maybe allowed but only with prior approval in writing issued by the City of Mt. Juliet, Public Works Department. Failure to comply will result in a Stop Work Order related to the violation and/or curtailment of building inspections until the violation is corrected and is in compliance. Subdivision regulations and standard drawings are available at City Hall and Public Work. These requirements will be strictly enforced on all residential projects to avoid ongoing problems with unacceptable transitions between sidewalks and driveways, and between sidewalks and ramps. Some builders keep them in the construction trailer, on site mail box, or in some other weather proof location, but they must remain on site at all times until completion of job. ACCESS: Builders must provide access to all areas needing to be inspected. Crawl spaces must be accessible for floor system inspection. Attic spaces must be accessible for inspection. If it can t be seen form the floor, you must provide a way for the inspector to see all areas needing to be inspected. INSPECTIONS: Footing and foundation inspection will be done first. We will try to do them within a 24 hour period. All other inspections are required to give at least a one day lead time. We will not accept anything less. Piping cannot rest on block, brick, rock, broken concrete and etc. Piping must be bedded properly in ditch. The trench shall be backfilled to the proper grade with compacted earth, sand, fine gravel, or similar granular material. This type of material is not found in most subdivisions. But they must be at least type L copper. Further more, we require the line to be clearly marked as gas lines by painting them with yellow paint that will adhere to the copper. Notice To: All Builders, Developers, and Contractors From: Gary Branham Chief Building Official RE: Concrete UNDER ROOF The City of Mt. Juliet Building Inspectors office requires that all concrete under roof to have wire mesh as re-enforcement for concrete floors. The only exceptions to this policy are open porches and stoops. You may use the fibers in concrete but not in place of the wire mesh. DRIVEWAYS AND FLAT WORK OUTSIDE Driveways and other flat work outside do not at this time require a permit and therefore are not inspected and do not require the wire mesh. REBAR IN FOOTERS Rebar is always required in footers as re-enforcement. Fiber filled concrete of any type will not be used in place of the rebar in footers.
