I have been appraising homes since 1985 starting with Home Savings of America and then opening my company, A Plus Appraisals, in 1987. In 1987, when the average turn around time for appraisals was 2 weeks, I began advertising, "Done in 48 Hours!", trying to set the standard for the appraisal industry. About that time I met Warren Venkatesh, Vice President of CD Mortgage. Little did I know that the two of us would become close friends and business partners over the next 22 years. Shortly after I met Warren, I met another mortgage broker named Larry Bissinger and we have also been working together for more than 20 years. I've included a brief letter of reference from Warren, Larry and a third mortgage broker, Isaac Hausman, owner of Pride of Ownership. We've known each other and worked with each other for more than 10 years. In addition to working with major lenders, I also work with family law, estate, bankruptcy and tax attorneys. I have listed seven attorneys as references. Harold "Hal" Nelson, an estate attorney in Irvine, has been ordering appraisals from me for more than ten years. John "Jack" Bunnett, Past President of the Southeast District Bar Association, has known me for 30 years and invited me to sponsor "Judges Night" where I spoke to approximately 70 judges and attorneys in November, 2008. I have continued to sponsor that event and others for SEDBA and this past year I was given their "Sponsor of the Year" award. I have also sponsored several events with the Long Beach Bar including some of Judge Behar's Brown Bag Lunches for their family law attorneys. As a result, Judge Behar now recommends me for her family law attorneys. Nicholas Gebelt, last year's President of the Whittier Bar Association invited me to sponsor some of his dinners. And two years ago, I joined the Estate Planners & Trust Council of Long Beach for their monthly meetings at the Petroleum Club in Long Beach. About 3 years ago, I got a call from Eugene Siegel, a prominent divorce attorney in Downey. He wanted to order an appraisal from me. When I asked him how he heard about me, he told me that he had listened to me tesify in court, liked what he heard and wanted to start using me on his residential cases. He had been the opposing counsel on the case where he heard me testify. Another time, I got a call from an older gentleman who was going thru a divorce. He and his wife had been married for close to 40 years. I asked him how he heard of me and he mentioned Judge Axel from the Norwalk Courthouse recommended he use my services. Recently, I was assigned a family case to work on as the only appraiser for both sides by Judge Behar, Department A, Long Beach Superior Court. On June 24, 2009, SEDBA invited me to be their one and only sponsor for District Attorney Steve Cooley's Dinner at the Rio Hondo Country Club in Downey. After talking to me and listening to the quality of my appraisal practice, a few days later Steve called to tell me he had added my name and information to his personal rolodex. Recently, Rose Marie Gallegos, "Attorney of the Year" for SEDBA, has begun using my service and is now one of my references. May I say, with all candor, I am not your average appraiser. There are 15,000 appraisers in California so why use me? Not merely because I have great references but because of the quality of my services I will provide for your clients. Concerning speed, I am now able to complete appraisals within hours of when you order them. My record is 4 hours for a full appraisal completed for family law attorney Kelso Lindsey. However, I had another property where I drove 20 different properties to assist me in arriving at a true and fair market value for my clients. Because I know my appraised values will have a profound effect on both parties, that is why I will spend as much time as required on each and every assignment. Concerning my forensic abilities, I have all of the sales records for residential properties in Los Angeles and Orange Counties back to 1987 located on my business premises. This is information that is not available on line and unless another appraiser has saved this valuable information, he will not have it or be able to obtain it without having to pay a large fee for it and and will have to wait days to get it. While they are still waiting to retrieve the information, I have already emailed you your finished appraisal and at a significant reduction in price because I have immediate access to that information. Concerning my prices, I will save your clients a lot of money, not only by the low prices I charge but also by the appraised values I provide in my reports. Recently Dorothy Carfrae, a well known family law attorney, thanked me for saving her clients a lot of money. My appraised values were such that she and her opposing attorneys were able to come to an agreement as to the Fair Market Value of the properties in question without having to hire me to testify in court. As my name gets better known, more and more attorneys are hiring me as the only appraiser for both sides because they know I will be completely honest concerning a properties true value. That is one of the reasons why both Judge Behar and Judge Axel recommend me. In cases where there is a major dispute over residential property values between spouses, I tell attorneys that I know I have done an excellent job when I hear that both sides are unhappy with my value one side saying the value was too high and the other side saying the value was too low. If you want an appraiser who will be honest and fair to both sides and who comes to each and every property with over 25 years of residential appraising experience, then I hope you will give me the opportunity to serve your clients in the very near future.
