It offers the customer the opportunity to own the asset at the end of the finance period and payments can be tailored to suit the borrower s requirements. Finance Lease A finance lease allows the borrower to use the asset during the lease period without owning it. The monthly rentals are normally 100% allowable against tax. At the end of the lease the borrower can either continue with nominal annual rentals or sell the asset as our agent and receive a proportion of the sale proceeds. What are our lending criteria? We welcome introductions from asset finance brokers who hold a Consumer Credit License and DPA Registration Facilities range from 10,000 to 750,000 although we will consider larger loans for strong credits Repayment terms are typically from one to five years Deposits and finance terms are dependent on the age and type of the asset, and the borrower s status Please see our Asset Finance product guide for further details and our broker commission rates Case Study From proposal to payment in 24 hours was contacted by an established broker with a potential transaction for a company purchasing two items of construction equipment at auction. The sale price had just been agreed and the customer needed to move very quickly to secure the equipment, therefore payment to the auctioneers within 24 hours was imperative. The finance proposal was agreed within an hour of receipt and the broker arranged for the customer to sign the document later that day. Original documentation was then sent to us and received the following morning and a CHAPS payment made to the auction house. The time elapsed from receiving the proposal to making the payment was less than 24 hours. Bridging loans can provide bespoke solutions to the hugely varied circumstances that borrowers find themselves in. Used correctly they enable people to achieve solutions from settling tax liabilities or avoiding forfeiting a deposit, to taking advantage of a sound opportunity. In addition, United Trust Bank has completed a number of large structured loans involving complex multi-ownership and mixed property portfolios with ownerships including off-shore companies and trusts. Works should be non-structural and their cost can be up to 30% of the current unimproved value. Improvement costs are paid in arrears, so the borrower must have the capacity to fund work in progress. The purchase transaction involved our customer transferring his existing mortgage to his new home. Very late in the day our customer realised that his existing mortgage could not be ported unless and until he had sold his existing home - which was not the case - or he had repaid the amount secured on his current property. The 100,000 deposit paid upon exchange of contracts was now at risk! The Bank agreed to provide a short term bridging loan to repay the balance of the mortgage outstanding on the existing home and enable the mortgage to be ported across to the property being purchased. We issued our Decision in Principle and instructed the valuation and our solicitors on the same day. The valuer attended the property and the loan completed 1 week later. The developer had his facilities from the High Street banks gradually disappear over the last few years and was looking for a reliable lender committed to the sector. The project involved the part conversion and part new build of nine apartments above retail space located in an area with easy access to the City and many quality restaurants and shops. A meeting and site visit was quickly arranged with credit committee approval following swiftly thereafter. The due diligence process was undertaken with all parties working closely together, the first tranche of funding was released and the clients moved onto the site.
