If you have a mortgage, think about mortgage payment protection Your mortgage repayment is probably your largest monthly outlay, so, have you ever considered what would happen if you were unable to meet these monthly repayments? EBS Mortgage Payment Protection is a low cost way to protect your home and continue your mortgage payments if you unexpectedly become ill, have an accident or lose your job. How does mortgage payment protection work? When you take out your mortgage, you normally work out an amount that you can comfortably afford to repay each month, based on your current income and outgoings. However, if your circumstances change and you cannot work for more than 30 consecutive days due to accident, sickness or involuntary unemployment*, EBS Mortgage Payment Protection will help you by paying a monthly benefit for a maximum of 12 months, provided you are not working during that period. *Relates to cover provided under Premier Plan, additional cover available under Premier Gold 1 and Premier Gold 2 (see overleaf).
What levels of cover are available? If you are taking joint cover, you can decide on the level of cover each of you need, based on your employment circumstances and budget. For example... Say your mortgage repayments are 21,500 per month, you and your partner can choose to cover 100% of your repayments each. In this case, if either of you were unable to work due to illness, an accident or redundancy, your policy would cover the full 21,500. Alternatively, you can choose to split your cover 50/50 i.e. 2750 each. In this scenario, if either you or your partner were unable to work, your policy would pay 50% of your monthly mortgage repayments i.e. 2750. The person continuing to work pays the other 50%, as per normal.

Cover Amount I/we understand that the payment protection cover will not automatically be amended to reflect my/ our loan repayment if it changes throughout the term of the loan. If cover exceeds 125% of the loan repayment, I/we understand the maximum benefit payable will be 125% up to a maximum of 2,540. I/we understand that if I am/we are drawing down our loan in stages, that cover for my/our full loan repayment will be arranged from the date of first cheque issue. This means in the event of a claim the full monthly benefit will be paid to my/our mortgage account each month of the claim. The policy covers you for Accident, Illness, Involuntary Unemployment and Hospitalisation. It also provides cover for critical illness and permanent total disability, depending on the product you choose. 4. How Long Am I Covered For? Your cover is for one month at a time and is automatically renewed every month until it is either cancelled, or your mortgage ends, or you miss paying three continuous monthly premiums or you die or permanently retire (whichever happens first). 5. Premium Payment You must pay your premium by direct debit. Each monthly premium covers you for one month and you must continue to pay your monthly premium if you are receiving benefit. There is a possibility that other taxes or costs may exist that are neither paid by the supplier nor imposed by the supplier. 6. Your Circumstances - Keeping Us Informed Your cover may be affected should your personal circumstances change. To ensure the policy continues to meet your needs please contact your local EBS office for further information. 7. What Cancellation Period Is There? If you are not satisfied with your cover please contact EBS Building Society, 2 Burlington Road, Dublin 4 within 30 days of the start date. We will then cancel your cover from the start date without charge. If you do not cancel your cover within 30 days of the start date your cover will remain in force and may then only be cancelled by you or by EBS giving 30 days notice in writing. EBS will not refund any of your monthly premiums if notice to cancel is received after 30 days from the start date. Should you decide to cancel the policy, you may do so within 30 days of the start date at no charge. 8. What Are The Significant Features And Benefits Of The Policy? You are not eligible for cover under the policy if at the time you arrange your mortgage you are under 18 or over 65 years old. Accident & Illness (Temporary Disability) Benefit Monthly benefit paid, - max 12 monthly benefits paid. To qualify for a Disability Claim you must be incapacitated for at least 30 continuous days before we will consider your claim. Your monthly benefit will be paid until the earliest of: (i) policy end date; or (ii) you stop being disabled: or (iii) 12 monthly benefits have been paid, whichever happens first. Unemployment Benefit (Applies to PAYE workers.) Monthly benefit paid - max 12 monthly benefits paid. To qualify for an Unemployment Claim you will need to be unemployed for at least 90 continuous days before we will consider your claim. Your monthly benefit will be paid until the earliest of: (i) policy end date; or (ii) you go back to work: or (iii) 12 monthly benefits have been paid, whichever happens first. Hospitalisation Benefit (Applies to State and Self Employed only) Monthly benefit paid max 12 monthly benefits paid. The minimum requirement is to be in hospital for seven consecutive days. Your monthly benefit will be paid until the earliest of: (i) policy end date; or (ii) you leave hospital: or (iii) 12 monthly benefits have been paid, whichever happens first. Critical Illness/Permanent Total Disablement Benefits Premier Gold 1 If you are working and suffer a critical illness or a major accident resulting in permanent total disablement your monthly benefit will be paid until the earliest of: (i) policy end date; or (ii) 24 monthly benefits have been paid, whichever happens first. Premier Gold 2 If you are working and suffer a critical illness or a major accident resulting in permanent total disablement we will pay an amount equal to the outstanding balance up to a maximum amount of 166,269.
9. What Are The Significant Or Unusual Exclusions And Limitations Of The Policy? As with most insurance policies exclusions and limitations apply - the list provided is not exhaustive, but highlights exclusions and limitations that may be considered significant. Exclusions If you are applying for a new Mortgage with EBS, no benefit will be paid for any claim resulting from: any sickness or accident arising within 30 days from the start of your policy or any redundancy arising within 90 days from the start of your policy. If you take this product out on an existing EBS mortgage, no benefit will be paid for any claim resulting from: any sickness or accident arising within 60 days from the start of your policy or any redundancy arising within 120 days from the start of your policy. Accident & Illness (Temporary Disability) & Hospitalisation Exclusions Any pre-existing medical condition; back conditions; mental conditions including stress; normal pregnancy and childbirth; chronic conditions; any disability resulting from war; cosmetic surgery; self-inflicted injuries; drug or alcohol abuse. You may be asked to provide ongoing evidence in support of your continuing disability on a monthly basis. To qualify for a Disability Claim you must be incapacitated for at least 30 continuous days before your claim will be considered. Unemployment Exclusions You will be excluded from cover if you are aware of any pending unemployment; if the unemployment occurs within 90 days of the start of the policy; if you resign; you take voluntary unemployment; if you are receiving payment in lieu of notice; if you are subject to misconduct; are imprisoned; if your unemployment is a result of war; if your work is seasonal. You may not receive monthly benefits if you are unable to provide ongoing necessary documentation in support of your unemployment on a monthly basis. To qualify for an Unemployment Claim you will need to be unemployed for at least 30 continuous days before your claim will be considered. Critical Illness Exclusions Any sickness, disease, condition, injury or treatment which the insured person knew about or for which the insured person sought or received advise, treatment or counselling from any doctor before the start date. Any critical illnesses outside of the following: heart attack, stroke, major organ transplant, kidney failure, cancer and coronary artery disease as defined in the policy booklet. To qualify for a Critical Illness Claim you must be incapacitated for at least 30 continuous days before your claim will be considered. What To Do If You Want To Make a Claim Please contact your local EBS office or alternatively contact Genworth Financial on 061 737373 to request a claim form. 11. What To Do If You Want To Make a Complaint If you are not satisfied with our service, please tell us. Choice of Law If you buy insurance in Ireland, you can choose which law will apply to the policy. Irish Law will apply to your policy unless Genworth Financial make a written agreement saying otherwise before the policy is issued to you. Irish courts will have jurisdiction to hear any dispute regarding your policy. The language used in this policy and any communication relating to it will be in English.
