Variable vs Fixed Rates to fix or not to fix Is that the question? Currently in Australia Fixed and Variable rates are at historical lows, but what will they do next week, month, year or even over the next 10 years? It is difficult even for experts to make long-term interest rate predictions they often get it wrong. Your choice of loan is determined by your situation and your own financial priorities. Your choice needs to be made with your own financial goals in mind, and with consideration of your income, cash flow and need for security or flexibility. Fixed & Variable Rates simplified: Fixed Rate - Offers the security of knowing that your repayments won t change during the selected fixed term. This allows for more precise budgeting and planning of your personal finances - Provides protection from interest rate fluctuations - Is taken out for a set period - usually (1 to 10 years) with a set interest rate - When a fixed period ends you can choose to re-fix the rate again, or switch to a variable rate - Both principle and interest or interest only terms available Variable Rate - Fluctuates with the market - Offers more flexibility with options such as additional repayments, redraw and offset - Both principle and interest or interest only terms available - Terms available up to 30 years Split Loan - A combination of fixed and variable (the best of both worlds) - Allows you to take advantage of the security of fixed rates, whilst still enjoying the flexibility of a variable loan. Self Managed Super Fund (SMSF) Borrowing. Thinking of buying a residential investment property through super? Do you want to own a commercial property through your super? Are you a Self Employed person paying rent to another landlord? Here a few points to consider when thinking about SMSF borrowing 1. If you do not have an SMSF it is both important and prudent to speak with a Financial Advisor to discuss if this structure would suit you. 2. If you currently have a SMSF do you have the correct trustees in place and do you have a corporate trustee? 5. Protection Strategy in place you will need to have considered insurance as part of your investment strategy. 6. Settlement this can be a long process so a long settlement is both best and possibly a necessity. 7. The costs please talk to one of our Lending Advisors to gain some understanding of the costs involved, which are specific to SMSF borrowing. There is a great opportunity for you to borrow through your self managed super fund if it is right for you and it is prudent to speak with a Lending Advisor, Financial Advisor and Accountant prior to making any decisions. Property Type which property type are you purchasing, whom are you purchasing it from and for what purpose? The answers to these questions are all very important as the SMSF structure has limitations that must be adhered to. 4. Investment Strategy you will need a documented investment strategy. 4
