4 Policy Summary What is the purpose of this Document? This is a summary of the Select & Protect Home Insurance policy, intended to quickly give you an understanding of the product. This summary does not contain all details of the cover and we recommend that you carefully read the policy booklet and policy schedule together. Please call us if you have any queries. What is the Insurance product designed to do? The Select & Protect Home Insurance policy is designed to provide insurance protection for the home and domestic possessions of a wide range of householders in the UK. It is modular, to allow customers to tailor the cover to suit their needs. Modules can be selected as follows: a) You must select the Buildings option, the Core-Contents Option, or both. b) Accidental Damage cover is available with either or both the buildings and the corecontents options. c) Legal Expenses and Home Emergency cover is available with either or both the buildings and the core-contents options. d) If you select the Core-Contents Option, you may also select cover for Technology & Entertainment Items, Personal Items, Garden Items and/or Pedal Cycles. What cover is available and what are the limitations? The policy schedule will show which modules you have selected and what options have been chosen within those modules. The features and benefits shown below will only apply where the option has been selected by you. Page 4
5 General Information What are the features and benefits? Here, we describe the key features and benefits of each option. We recommend that you refer to the policy booklet for more details. The policy is modular and flexible, making it possible to add or remove cover as required to fit your evolving circumstances. Contact us on if you have queries at any time, or you would like to change the cover that you have selected (see note below, regarding telephone recording). What are the significant exclusions or unusual limitations? As you would expect, there are some limits to the cover offered - the ones that we consider to be most significant and unusual are summarised here and we refer you to the policy booklet for more details. You will have to pay the first part of most claims - this is known as an 'excess'. The amount of the excess will be an amount selected by the customer for most claims and this will be shown on the policy schedule. However, (unless shown otherwise on the policy schedule): An excess of 1,000 applies for subsidence, heave and landslip claims under the Buildings and Core-Contents Options. An excess of 250 applies to the following covers: -Section 3: Buildings Option Cover 12 (damage caused by water escaping or freezing); and; -Section 5: Core-Contents Option Cover 3 & 15c (damage caused by water escaping). You must comply with the conditions of the policy explained in the General Conditions section of the policy booklet for cover to apply. These include your duty to regularly maintain your property and to take reasonable precautions to prevent loss or damage. See also the General Exclusions section of the policy booklet for those exclusions that apply to all options. Certain cover may be affected if any endorsements/clauses are shown on your policy schedule. Some losses from the home are not covered if the home has been unoccupied for more than 60 days (see definition of unoccupied in the policy booklet). Cover is not provided under section 11 where the home has been left unoccupied for 30 consecutive days or more. Page 5
6 There is no cover for: Damage caused by domestic animal(s) at your property with the permission of you or your family. Loss or damage caused by mechanical or electric fault or breakdown. Damage by frost, damp, insects or vermin. Damage which happens gradually over a period of time (such as wear & tear, depreciation, fungus, mildew and rot) and; Damage which happened before the policy started. This policy is not suitable for homes that are let to tenants or used as holiday homes, or homes used for any trade, professional or business purposes (other than certain clerical use defined in the policy). 7 Section 3: Buildings Option (See pages 11 to 17 of the policy booklet for details) What are the features and benefits? The Buildings Option protects the home and the permanently fixed features such as detached outbuildings, garages, drives, ponds and swimming pools belonging to the home. You are automatically covered up to 1,000,000. Cover is provided for damage brought about by causes such as fire, lightning, explosion, earthquake, smoke, storm/flood, riot/civil commotion, falling trees & aerials, subsidence, heave and landslip, and the effects of water or oil escaping from washing machines, dishwashers and fixed installations. The cost of alternative accommodation for your family (up to 40,000) required as the result of an insured incident is also covered, along with architects, engineers, surveyors and legal fees resulting from an insured loss. There is cover for accidental damage to the locks of, or loss of the keys to, the outside doors of your home or to safes and alarms in your home. When selling the home, the insured property will be covered between date of exchange and completion. Furthermore, up to 2,000,000 is available for the legal liability of your family as owner of the buildings and land belonging to it arising from accidental death, disease, illness or accidental physical injury to anyone and accidental damage to physical property. What are the significant exclusions or unusual limitations? There is no cover for: Mobile homes. Accidental Damage (see section 4 for more information). Aerials or satellite receiving equipment (see section 8 for more information). Damage caused by structures bedding down or settlement of newly made up ground or foundations that do not meet the building standards which applied at the time of construction, the coast or a riverbank being worn away, demolition, alteration or repair to the home or by poor or faulty design, workmanship or materials. Damage to the appliance or system from which the water or oil escapes from unless freezing causes the damage. Loss or damage by any process of repair or restoration. Certain limits apply to various sections, such as 750 for locks and keys. See policy booklet for details. Page 7
8 Section 4: Buildings Accidental Damage Option (See pages 18 to 20 of the policy booklet for details) What are the features and benefits? This option provides accidental damage cover for the building (that is, sudden, unexpected and visible damage caused by something external to the damaged item in a single identifiable event and which has not been caused on purpose). It also covers: Accidental breakage of drains and pipes and accidental damage to cables and underground tanks used to provide services to or from the buildings for which your family is legally responsible. Up to 1,000 for the cost of breaking into and repairing an underground drain pipe, if following a blockage between the main sewer and the buildings, normal methods of releasing a blockage are unsuccessful. Accidental breakage of glass, ceramic hobs or sanitary ware fixed to and forming part of the buildings. The limit of our liability under this option will be 1,000,000. What are the significant exclusions or unusual limitations? There is no cover for damage caused by: Water entering the home other than by storm or flood. Poor or faulty design, workmanship or materials. Demolition, alteration or repair. Damage while anyone who is not a member of your family lives in the buildings (unless agreed and shown as included on the policy schedule). Damage by subsidence, heave or land-slip caused by escaping water. There is no cover for damage to pitch fibre pipes as a result of pressure applied by the weight of covering materials. Page 8
9 Section 5: Core-Contents Option (See pages 21 to 31 of the policy booklet for details) What are the features and benefits? The Core-Contents Option protects the things you keep in the home, you use to furnish the home and which normally stay at home you rarely take these items out of the home but if you were to move, you would normally take these items with you. For example, furniture, curtains & blinds, rugs, lamps, linen, pots, pans, plates, cutlery, crockery and white goods such as microwaves, ovens, fridges, freezers, cookers, dishwashers and washing machines (where these white goods are freestanding) are all included, as are clocks, works of art, stamp and coin collections, personal documents, title deeds and clerical office equipment. This option also covers clothing whilst it is in the home. Cover is provided for damage brought about by causes such as fire, lightning, explosion, earthquake, smoke, storm, flood, riot, civil commotion, falling trees & aerials, subsidence, heave and landslip, and the effects of water or oil escaping from washing machines, dishwashers and fixed installations. You can select the limit of our liability under this option, up to 75,000. What are the significant exclusions or unusual limitations? Important: This Core-Contents Option does not include items covered in the Technology & Entertainment, Personal Items, Pedal Cycles or Garden Options. If you want cover for items such as televisions, computers, watches, jewellery, money, credit, debit or cheque cards, pedal cycles and garden furniture/tools, you should ensure that you have selected the relevant option(s) described below. There is no cover for: Motor vehicles and mechanically assisted vehicles. Accidental Damage (see section 6 for more information). Certain limits apply, such as: 2,000 for theft from garages and outbuildings 500 for items belonging to visitors. The most we will pay for all High Risk Items (clocks, paintings, works of art, stamp and coin collections) is based on the overall limit of liability selected for this module and ranges from 1,000 to 20,000. The most we will pay for any single high risk item is also based on the overall limit of liability and ranges from 3,000 to 10,000 (any high risk item over 3,000 must be itemised on the policy schedule). 10 Section 6: Core-Contents Accidental Damage Option (See pages 32 to 34 of the policy booklet for details) What are the features and benefits? This option provides accidental damage cover for the core-contents described above (that is, sudden, unexpected and visible damage caused by something external to the damaged item in a single identifiable event and which has not been caused on purpose). Accidental breakage of mirrors, ceramic hobs in free standing cookers or glass which forms part of the furniture in the home. Accidental damage or loss while a professional removal firm is moving the core-contents from the home directly to your new permanent home. Accidental loss of gas or metered water from the home. The limit of our liability under this option will be the same as selected by you under section 5. What are the significant exclusions or unusual limitations? There is no cover for: Damage while anyone who is not a member of your family lives in the home, unless we have agreed to this. Water entering the home other than by storm/flood. Money, credit cards, contact and corneal lenses, and food. Confiscation or detention of any item by customs or other official bodies. The following limits apply: 2,000 for loss of liquid petroleum gas or oil at the home and 5,000 for loss of metered water. Page 10
11 Section 7: Personal Items Option (See pages 35 to 37 of the policy booklet for details) What are the features and benefits? Items covered under this option include jewellery, watches and other items which your family normally wear or carry, credit/debit cards, cheques, camping equipment and disability wheelchairs. These items are covered for loss or damage caused by a wide range of causes including accidental damage. Cover for these personal items is available whilst they are anywhere within the British Isles, or temporarily outside the British Isles for up to 60 days. Clothing is also covered within this option, but only when it is outside the home within the British Isles, or temporarily outside the British Isles for up to 60 days. Clothing inside the home is covered within the Core-Contents Option, and the Core-Contents Accidental Damage Option (where selected). Following loss or damage, we will pay to repair or replace the items up to the limit selected by you. Note that items with a replacement value above 3,000 must be individually listed and the limit for these items will be quoted separately to the limit applying to items with a value below 3,000. What are the significant exclusions or unusual limitations? There is no cover for: Items included under the Core-Contents Option, Technology & Entertainment Option or any of the other modules. Anything used for trade or business purposes. Credit/debit/cheque cards issued outside of the British Isles or the use of credit/debit cards by family members without the permission of the authorised cardholder. Lottery tickets and scratch cards. Equipment used for winter sports, water sports and camping or musical instruments whilst in transit unless stored in a suitable container. Certain exclusions apply to theft from motor vehicles see policy wording (page 36). Certain limits apply, such as: 3,000 for any single item unless itemised on the policy schedule. 2,000 for each claim for theft or attempted theft from any detached outbuilding. 500 for each claim for money or credit cards. 1,500 for items left in an unattended motor vehicle. 12 Section 8: Technology & Entertainment Option (See pages 38 to 40 of the policy booklet for details) What are the features and benefits? Cover under this section includes technology and entertainment equipment such as televisions, audio and video players and receivers, cameras, portable media players, computers, (including laptops, tablets, notebooks and computer accessories), fax machines, mobile phones and musical instruments. For a complete list, please see policy wording. It also covers the loss of music, film and electronic data downloads that are downloaded by your family from a legitimate website. These items are covered for loss or damage caused by a wide range of causes including accidental damage, occurring within the British Isles or whilst the items are temporarily outside the British Isles (for up to 60 days in the preceding 12 month period). Following loss or damage, we will pay to repair or replace the items up to the limit selected by you. What are the significant exclusions or unusual limitations? There is no cover for: Items covered within the Core Contents or the other modules. Anything used for professional trade or business purposes other than computers of any kind (faxes, printers and mobile phones). Certain exclusions apply to theft from motor vehicles see policy wording (page 39). The cost of remaking or recreating music or data not commercially available at the time of loss. Certain limits apply, such as: 2,500 for loss of music, film and electronic data downloads. 1,500 for items left in an unattended motor vehicle. Page 12
13 Section 9: Garden Option (See pages 41 to 43 of the policy booklet for details) What are the significant exclusions or unusual limitations? This option provides cover for trees, shrubs, plants, hedges and lawns, gardening equipment, motorised gardening equipment, garden furniture and removable items that are normally used in the garden including play equipment. For a complete list, see policy wording. These items are covered for loss or damage caused by and including storm, flood, fire, explosion, earthquake, accidental damage, falling trees, branches and satellite equipment, malicious acts/vandalism, theft and attempted theft, damage caused by the emergency services. Garden items are also covered against accidental damage, if the Core-Contents Accidental Damage Option has also been selected. Following loss or damage, we will pay to repair or replace the items up to the limit selected by you. What are the features and benefits? There is no cover for: Children s vehicles and mechanical vehicles other than motorised gardening equipment. Storm or flood damage to trees, shrubs, plants, hedges and lawns. Theft of motorised garden equipment, unless kept in a locked building or attached to a fixed structure. Theft or attempted theft if the home or garden is used to receive visitors in connection with your trade, profession or business. Page 13
14 Section 10: Pedal Cycles Option (See pages 44 to 45 of the policy booklet for details) What are the features and benefits? This option covers pedal cycles and their accessories owned by your family (or your family s responsibility under contract). These items are covered for loss or damage caused by a wide range of causes including accidental damage whilst the cycles are in the British Isles and temporarily outside the British Isles (for up to 60 days in the preceding 12 month period). Following loss or damage, we will pay to repair or replace the items up to the limit selected by you. What are the significant exclusions or unusual limitations? There is no cover for: Loss or damage to any pedal cycle which is left unattended unless the pedal cycle is locked to an object that cannot be moved. Theft from unattended motor vehicles in certain circumstances (see policy wording for details). Certain limits apply, such as: 1,500 for items left in an unattended motor vehicle (subject to the exclusions referred to above). 1,500 for cycles not specifically listed in the policy schedule. 2,000 for theft or attempted theft from outbuildings, unless the pedal cycle is locked to an object that cannot be moved. 15 Section 11: Home Emergency Option (See pages 46 to 49 of the policy booklet for details) What are the features and benefits? This option provides 24 hour assistance for emergencies within your home associated with: Roof damage, where internal damage to the home has been caused or is likely. Sudden damage to, or blockage, breakage or flooding of, the drains or plumbing system. Sudden failure to function of the main heating system. Failure of the electricity or gas supply. Complete loss of function of the only or all of the toilets in your home through impact damage or mechanical failure. Damage to, or the failure of, external doors, windows or locks which leaves your home insecure. Loss of the only available set of keys to your home if you cannot replace them, or gain normal access. We will arrange for one of our approved contractors to assist you and will pay up to 500 (including VAT) for: i) The call out charge and up to 2 hours labour costs. ii) Parts and materials, subject to a maximum of 100 (including VAT). If your home remains uninhabitable overnight following an insured incident, we will also pay up to 250 for hotel accommodation on a room only basis. What are the significant exclusions or unusual limitations? We cannot help in any major emergency which could result in serious risk to you or substantial damage to your home. You should immediately contact the Emergency Services in this situation. We will not pay any claim unless we have given our agreement, or if there is no one at home when our approved contractor arrives. There is no cover for: Normal day-to-day home maintenance such as servicing of heating and hot water systems, or the replacement of parts that tend to gradually wear out or need regular attention. Claims arising from any wilful or negligent act or omission by you or your family. Page 15
16 Any claim relating to the interruption of the mains electricity, mains gas or mains water supply. Claims if the equipment or facility is still under guarantee or warranty from the manufacturer, supplier or installer. Any claim related to your failure to purchase or provide sufficient gas, electricity or other fuel source. We will make every effort to provide the service at all times, but we will not be responsible for any liability arising from a breakdown of the service for reasons we cannot control. Page 16
17 Section 12: Legal Expenses Option (See pages 50 to 60 of the policy booklet for details) What are the features and benefits? This section provides help with legal advice and representation if you, or family members who always live with you, have a legal dispute which is insured under the policy. We will resolve an insured legal problem in the areas below, either ourselves or through external lawyers and other experts that we will appoint. Employment disputes: : We will pursue and defend legal rights in a dispute arising from a contract of employment. Contract disputes: We will pursue and defend a claim for the sale or purchase of personal goods or the purchase of services. Bodily : injury: We will pursue claims for accidental death or physical injury. Clinical negligence: We will pursue claims where a single negligent medical act or procedure causes accidental death or physical injury. Property protection: We will pursue claims following damage to your home or an insured person s personal possessions. Cover extends to problems such as nuisance and trespass. Tax protection: Representing your legal rights throughout an HM Revenue & Customs investigation. Jury service and court attendance: Payment of salary or wages while an insured person attends a court or tribunal as requested by their appointed representative, performs jury service or carries out activities set out in their action plan under identity theft cover. Legal defence: Defence of criminal prosecutions and actions for unlawful discrimination or breaches of the Data Protection Act arising from an insured person's work as an employee. Defence of motoring prosecutions. Identity theft: An insured person can access the identity theft support service through the identity theft helpline. We will assign an insured person a personal caseworker who will give telephone advice and a personal action plan to help regain an insured person's identity. We will pay various communication and administrative costs necessary to reinstate an insured person's identity. If legal action is necessary to reinstate an insured person's identity or defend any case brought against them by traders, we will pay the costs of a lawyer to represent them. We will cover the costs of signing statutory declarations and any loan rejection or re-application fees. 24 Hour Telephone helplines: Eurolaw Legal Advice service, Tax Advice service, Identity theft, Domestic help, Counselling, Health & Medical Information service, Veterinary help, Childcare and Home help are available. What are the significant exclusions or unusual limitations? Generally within this option it must be more likely than not, that the insured person will recover damages or make a successful defence of their claim. Page 17
18 External costs are limited to 50,000 (includes opponents costs). Costs incurred before DAS's written acceptance of a claim. Unless DAS agrees to start legal proceedings or there is a conflict of interest, DAS is free to choose a representative to help the insured person. Employment disputes: Disciplinary hearings or internal grievance procedures. Contract disputes: The contract must be entered into during the period of insurance. The amount in dispute must be more than 100. Building work or design where the contract value exceeds 5,000. Disputes arising from a loan, mortgage, pension or investment are excluded. Bodily injury: Any illness or bodily injury which happens gradually or is not caused by a specific or sudden accident is excluded. Clinical negligence: Alleged failure to correctly diagnose the condition. Property protection: Property damage must exceed 100. The first 250 of any claim for nuisance or trespass is excluded. Tax protection: Investigations where you are self-employed, a sole trader or in a business partnership. Jury service and court attendance: n/a Legal defence: We do not pay fines, penalties, compensation or damages that a court or other authority orders you to pay. Parking or obstruction offences are excluded. Driving without valid motor insurance is excluded. Identity theft: Fraud committed by another insured person under this policy. Losses arising from an insured person's business activities. The insured person must take reasonable action to prevent the misuse of their identity and must notify banks and building societies as soon as possible if they become aware of an incident. 24 Hour Telephone helplines: Charges from contractors, vets, childcare professionals and domestic help located through these helplines are your responsibility. Helplines cannot be used to diagnose health problems. Childcare and home help services only work during standard office hours.. Page 18
19 Who is providing the Insurance cover within this policy? Sections 3 to 10 inclusive are underwritten by a select panel of leading UK insurers. The insurer for your policy will be clearly indicated on your policy schedule and the premium is collected by Select & Protect as the agent of this insurer. Sections 11 and 12 (the Legal Protection Section and the Home Emergency section) are underwritten DAS Legal Expenses Insurance Company Limited, DAS House, Quay Side, Temple Back, Bristol, BS1 6NH. DAS Law Limited is listed on the Financial Conduct Authority register to carry out insurance mediation activity, including the administration of insurance contracts, on behalf of DAS Legal Expenses Insurance Company Limited. The premium is collected by Select & Protect as the agent of this insurer. The Insurers of all sections are authorised by the Prudential Regulation Authority and regulated by the Financial Conduct Authority and the Prudential Regulation Authority. The policy is issued and administered on behalf of the insurer by The Select & Protect Program Limited. The monthly cost of your cover will include the premium and an administration fee charged by Select & Protect. What is the duration of the policy and what are the cancellation rights? This is an annual insurance policy which continues to be in force until a year has elapsed, or if earlier, until it is cancelled by you or by us. We will write to you regarding renewal of the policy, at least 21 days before the end of each 12 month period of cover. If you want to cancel your policy, please let us know by phone, or by writing to us. You have the right to cancel your policy during a period of 14 days from the day of purchase of the contract or the day on which you receive your policy booklet and policy schedule, whichever is the latter. If you cancel within this period and you have not made a claim, you will not be charged and we will refund any premium that you may have paid. You also can cancel the policy after the initial 14 day period and you may be entitled to a partial refund of premium, provided you have not made a claim during the current insurance period. We have the right to terminate this policy by giving you at least 14 days notice and if we do so we will refund the premium to you on a pro-rata basis. Page 19

When making a claim you will need to give your name, your policy number or postcode, plus details of the incident. How can I make a Complaint? We hope that you will be very happy with the service that we provide. However, if for any reason you are unhappy with it, we would like to hear from you. In the first instance, please notify Select & Protect. Depending on the area of service on which the complaint is based, your complaint will be handled by Select & Protect or by the Insurer. The Insurers named in your policy schedule are covered by the Financial Ombudsman Service for complaints from private individuals, certain small businesses, charities and trusts. If you have complained to us and we have been unable to resolve your complaint, you may be entitled to refer it to this independent body. Following the complaints procedure does not affect your right to take legal action. Am I protected by the Financial Services Compensation Scheme? The Insurers named in your policy schedule are members of the Financial Services Compensation Scheme (FSCS). If we are unable to meet our obligations you may be entitled to compensation from the scheme, depending on the type of insurance and circumstances of the claim. 21 Other Important Information Complete and Accurate Information You must take reasonable care to provide complete and accurate answers to the questions we ask when you take out and make changes to your policy. Failure to do so could invalidate the policy. Further guidance is in the policy booklet under the heading Information and Changes we need to know about. We recommend that you keep a record (including copies of letters) of all information provided to us, for your future reference. Underinsurance You must declare to us the full value of goods or property insured under sections 5 to 10 inclusive, where these sections have been selected by you. Failure to do so may invalidate your policy or reduce claims settlements. If you do not take reasonable care to provide complete and accurate answers to the questions we ask, or if the cost of rebuilding your Buildings in the same way, size, style and appearance as when they were (including fees and related costs), this may invalidate your policy or reduce claims settlements. Data Protection Data Protection Act Information Uses For the purposes of the Data Protection Act 1998, the Data Controllers in relation to any personal data you supply are Select & Protect and the insurance undertaking(s) named on the policy schedule. Insurance Administration Information you supply may be used for the purposes of insurance administration by the insurer, its associated companies and agents, by reinsurers and your intermediary. It may be disclosed to regulatory bodies for the purposes of monitoring and/or enforcing the insurers compliance with any regulatory rules/codes. Your information may also be used for offering renewal, research and statistical purposes and crime prevention. It may be transferred to any country, including countries outside the European Economic Area for any of these purposes and for systems administration. In assessing any claims made, the insurer or its agents may undertake checks against publicly available information (such as electoral roll, county court judgements, bankruptcy orders or repossessions). Information may also be shared with other insurers either directly or via those acting for the insurer (such as loss adjusters or investigators). With limited exceptions, and on payment of the appropriate fee, you have the right to access and if necessary rectify information held about you. Page 21

We also use the services of re-insurance companies based outside the European Economic Area and where we do this, we will ensure they provide an appropriate level of protection for your information. By proceeding with this application you will signify your consent to such information being processed as described here. Marketing Select & Protect, the insurance undertaking and its agents may use your personal information and information about your use of our products and services to carry out research and analysis and to keep you informed by post, telephone, facsimile, , text messaging or other means about products and services that may be of interest to you. Your information may also be disclosed and used for these purposes after your policy has lapsed. By providing us with your contact details, you consent to being contacted by these methods for these purposes. Fraud Prevention and Detection In order to prevent and detect fraud we may at any time: Share information about you with other organisations and public bodies including the Police. Check and/or file your details with fraud prevention agencies and databases. If you give us false or inaccurate information and we suspect fraud, we will record this. Undertake credit searches and additional fraud searches. On request, we can supply further details of the databases we access or contribute to. Claims History Under the conditions of your policy you must tell us about any Insurance related incidents (such as fire, water damage, theft or an accident) whether or not they give rise to a claim. When you tell us about an incident we will pass information relating to it to a database. We may search these databases when you apply for insurance, in the event of any incident or claim, or at time of renewal to validate your claims history or that of any other person or property likely to be involved in the policy or claim. 23 Dealing with others on your behalf To help you manage your insurance policy, we will (unless you tell us otherwise) deal with your spouse or partner, or any other person whom we reasonably believe to be acting on your behalf, if they call us relating to your policy (subject to the caller answering security questions). For your protection only you can cancel your policy or change the contact address. Telephone Recording All phone calls to us may be monitored and/or recorded as part of our training and quality assurance programmes.
