1 What different types of cover are available? There are three types of insurance cover available: Buildings insurance, Contents insurance, and Policy Summary This is only a summary of the main policy benefits and the terms and conditions. For full details of the main policy benefits and the terms and conditions you should read the policy document for each insurance policy. The policy type and level of cover you have selected will be shown on your schedule of insurance. When you take out the cover, you will be provided with: A copy of the appropriate policy document/s, and A copy of your schedule of insurance. If you would like a copy of the policy document/s before you take out cover, this can be provided by your intermediary, or you can request a copy from 3XD by telephoning , or by sending an to - [email protected] You should take time to read through your policy document/s and schedule of insurance to ensure that the type and level of cover provided by the policy meets your demands and needs. Section 1 - Buildings & Contents Insurance This buildings and contents insurance policy is underwritten by Royal & Sun Alliance plc. The administrator of this insurance policy is 3XD Limited, PO Box 672, Longridge, Preston PR3 8AD Telephone Within Section 1 of this policy summary, we, us or our, refers to Royal & Sun Alliance plc. What cover does this policy provide? This insurance policy is designed to provide cover for the private property you occupy as your main home. The maximum amount we will pay out in the event of a claim is: 500,000 under the buildings insurance section. 60,000 under the contents insurance section. The maximum amount we will pay out in the event of a claim for valuables under the contents insurance section is 12,000. If you take out contents insurance, you can also extend your cover to protect your personal belongings in and away from the home (up to a maximum limit of 10,000). This policy may not be suitable for you if: The property you are insuring is a commercial premises, The property you are insuring is likely to be unoccupied for more than 30 days in a row, The 500,000 buildings insurance limit is unlikely to cover the total cost of rebuilding your property, The 60,000 contents insurance limit is unlikely to cover the total cost of replacing your contents as new, or The 12,000 contents insurance limit for valuables is unlikely to cover the total cost of replacing all of your valuables. If you are not sure whether the type and level of cover this policy provides will meet your demands and needs, please contact your intermediary who is arranging your policy or alternatively, 3XD Customer Services by telephoning Combined buildings and contents insurance. The following cover is also available for an additional premium: Enhanced accidental damage cover for your buildings, Enhanced accidental damage cover for contents, Personal belongings protection in and away from your home, Legal expenses insurance, and Home emergency insurance. How is the premium calculated and paid? The premium for this insurance is based on: The number of bedrooms in your property, The type of property you live in, The age of your property, The postcode for your property, The policy excess you select, Your age, and Your claims history. This is an annual insurance policy and your premium is collected on a monthly basis. We will collect one twelfth of the annual amount from your bank or building society account by direct debit on the same date each month (as confirmed on your schedule). We will not make any claim payments unless you have paid your monthly premium as it falls due. What are the excess payments under this policy? The excess is the amount of money you will have to pay towards the cost of any claim you make under this policy. You have the option to select a voluntary excess amount of 50, 100, 250 or 500. If you increase your voluntary excess it will reduce your monthly premium. There is a compulsory excess of: 1,000 on any claim you make for subsidence, and 250 on any claim you make for escape of water or oil. The compulsory excess amounts shown above are in addition to any voluntary excess you have selected. What is covered under buildings insurance? We will reinstate your property to its original condition following any damage caused by any of the following events: Fire, smoke, explosion, lightning or earthquake, Storm, hail or weight of snow, Flood, Escape of water from and frost damage to washing machines, dishwashers, fixed water tanks, apparatus and pipes, Escape of oil from a fixed domestic central heating oil tank, Theft or attempted theft, Collision or impact by any vehicle or animal, Collision by aircraft and other flying devices or items dropped from them,

2 Falling trees, branches, telegraph poles or lamp posts, Breakage or collapse of fixed radio and television aerials, fixed satellite dishes and their fittings and masts, Riot, violent disorder, civil commotion, labour and political disturbances or strikes, Malicious damage or vandalism, and Subsidence or heave of the site upon which your home stands or landslip. The following cover is also provided with buildings insurance: The expenses incurred whilst restoring the damage, The loss of rent due to you or alternative accommodation costs (up to a maximum limit of 100,000), The cost of repairing accidental damage to fixed glass and double glazing, The cost of repairing accidental damage to the underground drains, pipes and cables you are responsible for, The cost of breaking and repairing a pipe between your home and the main sewer if normal methods of releasing a blockage are unsuccessful, The cost of replacing locks to safes, alarms and outside doors in your home following theft or loss of your keys (up to a maximum limit of 750), The cost of any increased domestic metered water charges following an escape of water (up to a maximum limit of 1,500 in any one period of insurance), and The cost of tracing the source of any escape of water or oil (up to a maximum of 5,000 in any one period of insurance). As owner of the property, you will be covered for legal liability to the public (up to a maximum limit of 2 million). You can also pay an additional premium to cover your buildings against other accidental damage. What is not covered under buildings insurance? The main policy exclusions are: The combined total of any voluntary and compulsory excess applicable to your policy, Any escape of water or oil where the property has been unoccupied for more than 30 days, Any theft or attempted theft where the property has been unoccupied for more than 30 days, Any damage from riot, violent disorder, civil commotion, labour and political disturbances or strikes where the property has been unoccupied for more than 30 days, Any malicious damage or vandalism where the property has been unoccupied for more than 30 days, Any theft or malicious damage caused by anyone lawfully in or within the grounds of your home, Any accidental damage where the home has been unoccupied for more than 30 days, Any storm damage to fences, hedges and gates, Any collision damage to fences, hedges and gates, and Any subsidence damage to domestic fixed fuel central heating oil tanks, swimming pools, tennis courts, drives, patios and terraces, walls, gates and fences unless the home is damaged at the same time and by the same cause. full list of the policy exclusions is provided on pages 6 to 11 of the policy document (available on request). What is covered under contents insurance? We will repair or replace items, which are lost or damaged by any of the following events: Fire, smoke, explosion, lightning or earthquake, Storm, hail or weight of snow, Flood, Escape of water from dishwashers, washing machines, fixed water tanks, apparatus or pipes, Escape of oil from a domestic fixed oil-fired central heating installation, Theft or attempted theft, Collision by any vehicle or animal, Collision by aircraft or other flying devices or items dropped from them, Falling trees, branches, aerials, aerial fittings, telegraph poles or lamp posts, Riot, violent disorder, civil commotion, labour and political disturbances or strikes, Malicious damage or vandalism, and Subsidence or heave of the site where the home stands or landslip. The following cover is also provided with contents insurance: Theft or attempted theft from a private dwelling where you are working, any occupied private dwelling where you are temporarily living or any bank or safe deposit (up to a maximum limit of 6,000), Theft from temporary accommodation where any of your family are studying (up to a maximum limit of 4,000), The cost of replacing locks to any safes, alarms and outside doors in your home following the theft or loss of your keys (up to a maximum limit of 750), The cost of replacing decayed food in your fridge or freezer if the equipment fails (up to a maximum limit of 300), The cost of alternative accommodation (up to a maximum limit of 12,000), The cost of any increased domestic metered water charges following an escape of water (up to a maximum limit of 1,500 in any one period of insurance), and Accidental damage to televisions, satellite decoders, audio and video equipment, radios, home computers and any home office equipment. The most we will pay for any valuable item that is not specified on your schedule is limited to a maximum of 2,000. The maximum cover limit for contents will be increased by 6,000 to cover wedding and other gifts one month before and one month after a wedding, birthday, religious or other celebration. As occupier of the property, you will be covered for: Legal liability to the public (up to a maximum limit of 2 million), and Legal liability for any accidents to domestic staff (up to a maximum limit of 5 million). You can also pay an additional premium to cover your contents against other accidental damage. What is not covered under contents insurance? The main policy exclusions for contents cover are: The combined total of any voluntary and compulsory excess applicable to your policy,

3 Any escape of oil where the property has been unoccupied for more than 30 days, Any theft or attempted theft where the property has been unoccupied for more than 30 days, Any theft or malicious damage caused by anyone lawfully in or within the grounds of your home, Any malicious damage or vandalism where the property has been unoccupied for more than 30 days, and Any accidental damage where the home has been unoccupied for more than 30 days. full list of the policy exclusions is provided on pages 12 to 20 of the policy document (available on request). Personal belongings insurance If you take out contents insurance, you can also extend your cover to protect your personal belongings in and away from the home (up to a maximum limit of 10,000). What is covered under personal belongings insurance? The items covered under personal belonging insurance are: Luggage, clothing or furs, Mobile telephones (up to a maximum limit of 250), Spectacles/Hearing Aids (up to a maximum limit of 250), Musical instruments (up to a maximum limit of 500), Sports equipment, Pedal cycles (up to a maximum limit of 500), Guns, Money, and Other items belonging to you that you would normally carry about your person. What is not covered under personal belongings insurance? The excess applicable to your policy, Mobile telephones insured under any other policy, Sports equipment whilst in use, Pedal cycles used for your trade or profession, and Theft of money or credit cards if you do not follow the correct reporting procedures. full list of the policy exclusions is provided on pages 21 to 23 of the policy document (available on request). Section 2 - Legal Expenses Insurance This legal expenses insurance policy has been arranged through Arc Legal Assistance Limited and is underwritten by Inter Partner Assistance. The administrator of this insurance policy is 3XD Limited, PO Box 672, Longridge, Preston PR3 8AD Telephone Within Section 2 of this policy summary, we, us or our, refers to Arc Legal Assistance Limited. What are the excess payments under this policy? The excess is the amount of money you will have to pay towards the cost of any claim you make under this policy. There is a compulsory excess of: 250 on any claim relating to property damage or property infringement, and 50 for a claim under any other section of the policy. What is covered under legal expenses insurance? We will pay the legal costs and expenses incurred by a specialist solicitor (an adviser/s) appointed by us to act for you (or in certain circumstances, nominated by you) if legal action is required due to one of the following events: Consumer Pursuit, Consumer Defence, Employment Disputes, Discrimination at Work, Data Protection Breaches at Work, Property Damage, Property Infringement, Identity Theft, Jury Service, Legal Defence, Personal Injury, School Admission Disputes, and HMRC Tax Enquiries. The most we will pay for an insured event is 50,000. What is not covered under legal expenses insurance? The general policy exclusions are: The compulsory excess applicable to your policy, Any circumstances leading to a claim that you knew already existed when you took out the policy, Any amount in dispute that is reasonably estimated to be less than the advisers costs, Any claim where something you have done (or failed to do) has prejudiced your (or the insurers) legal position,

4 Any advisers costs that have not been agreed in advance by us or any costs that exceed the amount we have agreed, Any advisers (or other) costs that are not considered to be reasonable or necessary, or costs that can be recovered from a court, tribunal or another party, Any advisers costs that exceed our normal advisers costs where you have nominated your own adviser, Any advisers costs that arise from a private prosecution, Any loss or damage that is covered under another policy, Any claim against anyone who arranged, administers or underwrites this policy, Any claim you make which is false or fraudulent, Any claim arising from something you did deliberately or recklessly, Any appeal you make without our prior consent, The cost of any legal representative other than those of the adviser prior to the issue of court proceedings, Any advisers costs if your claim is part of a class action, Any claim arising from planning law, constructing buildings, altering a buildings structure or any dispute relating to the use of property or land, Any claim arising from a venture for gain by you or your business partners, Any claim arising from a dispute with an insurance company about the payment of a claim, Any claim arising from an application for a judicial review, Any advisers costs incurred in defending or pursuing new areas of law or test cases, Any claim arising from an allegation of miss-selling or the mismanagement of financial services or products, Any claim arising from professional negligence in relation to services provided in connection with a matter not covered under this insurance, Any claim arising from subsidence, land slip, heave, mining or quarrying, Any claim arising from a tax or levy relating to you owning or living in your home, and Any claim relating to a manufactures warranty or guarantee. full list of the policy exclusions is provided on pages 3 to 9 of the policy document (available on request). How is the premium calculated and paid? The premium for this insurance is a fixed price. This is an annual insurance policy and your premium is collected on a monthly basis. We will collect one twelfth of the annual amount from your bank or building society account by direct debit on the same date each month (as confirmed on your schedule). What is covered under home emergency insurance? We will pay up to a maximum of 500 (including VAT) for: The call out charge and up to 2 hours labour costs, and Parts and materials up to a maximum limit of 100 (including VAT). We will provide assistance for any home emergency that arises from one of the insured incidents shown below: Plumbing and Drainage - the sudden damage to, or blockage, breaking or flooding of the plumbing and drainage system in your home, Main Heating System - the sudden failure of the main heating system in your home, Domestic Power Supply - the failure of the domestic electricity or domestic gas supply, but not the failure of the mains supply, Toilet Unit - impact damage to, or mechanical failure of, the toilet bowl or cistern in your home which results in a complete loss of function, Home Security - damage to, or failure of, external doors, windows or locks which compromises the security of your home; and Lost Keys - the loss of the only available set of keys to your home if you cannot replace them, or gain normal access. There is no excess for home emergency cover. What is not covered under home emergency insurance? The main exclusions are: Any incident or matter arising before the start date, Any claim following an insured event that happens in the first 48 hours from the start date of your cover if you take out this policy at a different time to your home insurance, Any normal day to day home maintenance which should have been carried out (such as servicing of heating and hot water systems) and the replacement of parts that tend to gradually wear out over a period of time or need regular attention,

5 Any cost of re-decorating or cosmetic repairs to the parts or equipment in your home, Any claim where your home has been left unoccupied for 30 consecutive days, Any claim arising from your failure to comply with our instructions in respect of the assistance being provided, Any cost you have incurred before you have notified us of a home emergency, Any claim arising from any wilful or negligent act by you, Any claim arising from the interruption, failure or disconnection of the mains electric, gas or water supply, Any claim arising from the failure of equipment or facilities that is a result of them being incorrectly installed, repaired, modified, or is caused by a design fault that makes them inadequate or unfit for use, Any claim for parts or labour if the equipment or facility is still covered under a guarantee or warranty, Any claim arising from the malfunction or blockage of septic tanks, cess pits or fuel tanks, Any damage incurred in gaining necessary access to, or in reinstating the fabric of your home, Any claim arising from subsidence, landslip or heave, Any claim relating to any properties you own that are not your main residence, or that you rent or let, Any damage to boundary walls, gates, hedges, fences, garages or outbuildings, Any claim related to your failure to purchase or provide sufficient gas, electricity or other fuel source, and Any cost incurred where our approved contractor has attended but your home was unoccupied. full list of the policy exclusions is provided on pages 4 and 5 of the policy document (available on request). We will make every reasonable effort to provide the service at all times but we will not be responsible for any liability arising from a breakdown of the service for reasons we cannot control. How is the premium calculated and paid? The premium for this insurance is a fixed price. This is an annual insurance policy and your premium is collected on a monthly basis. We will collect one twelfth of the annual amount from your bank or building society account by direct debit on the same date each month (as confirmed on your schedule). We will not make any claim payments unless you have paid your monthly premium as it falls due. Section 4 General Conditions Cooling off period & policy cancellation If you wish to cancel your insurance cover you should contact the administrator (3XD). If you cancel your policy within 14 days from the date you receive your insurance documentation, or the date your policy started, we will refund any premium you have paid provided you have not made a claim on this policy. After this, you can cancel the insurance at the end of any month by writing to the administrator (3XD) no later than seven days before the last day of the month. The insurer can cancel your cover by giving you 30 days notice. If they do, they must provide you with a valid reason. Administration 3XD Limited handle all matters (excluding claims) in respect of the policy administration. Compensation If an insurer is unable to meet their liabilities to you under one of the above insurance policies, you may be entitled to compensation from the Financial Services Compensation Scheme (FSCS). 6 Law and jurisdiction The parties are free to choose the law applicable to the insurance policies detailed above. Unless specifically agreed to the contrary the insurance policies shall be subject to English Law. Unless it is otherwise agreed the language of this insurance contract and all communications relating to it will be in English. Disability discrimination act In accordance with the Disability Discrimination Act 1995 the administrator is able to provide upon request a text phone facility, audio tapes, large print documentation and Braille documentation. You should advise the administrator if any of these services are required. Renewing your policy At least 21 days before the annual renewal date, the administrator (3XD) will tell you the premium and terms and conditions that will apply for the following 12 months. If you wish to change or cancel your cover, then please tell 3XD before the renewal date. If you pay by direct debit we will renew the policy automatically and continue collecting premiums unless you notify us that you wish to cancel the policy.
