In this edition one of the things that we will be focusing on is "Building underground". A concept which has really taken off in recent years, as can be seen by the ever-increasing number of underground car parks in our towns. In the last 10 years Van Roey has completed no less than 110,000 m 2 of underground car parking, some of them for private clients. Two of the main sectors that Van Roey is particularly active in are the healthcare sector and industrial buildings. It is particularly pleasing to note that good working relationships with our clients continue to bring in new projects. These achievements are the ultimate proof of our slogan "Continuity through Quality". The final part of this issue is given over to our daughter company "Bremcon", who, as a specialist environmental contractor undertakes all manner of subsoil and ground water treatment projects. This means that optimal building methods are taken into account from the very beginning, ensuring that no time is lost in the start up phase, and that exact budgets can be fixed. A building team contract sets out a double-sided commitment. Van Roey undertakes to contribute practical knowledge to ensure optimisation. The principal commits himself to signing a building contract should the initially stated ceiling price be respected. In the past we have already worked on this basis with Cofinimmo amongst others. 2 Antwerp Ring Center, Borgerhout GENERAL CONSTRUCTION building underground The increasing price of land and the demand for peaceful surroundings mean that we increasingly have to look to the optimisation of land use. Both management and residents are looking for more comfortable, easily accessible, central locations in a green setting. With these factors in mind more and more clients are opting for underground car parking. Underground car parks can be built in a whole variety of contexts, for example: beneath an office building as parking for office employees, beneath a block of apartments as parking for the residents, as a public car park, etc Parking Albrecht en Isabella, Leuven ground. Nothing could be further from the truth! The fact that the finish is limited to only one material inevitably means that the quality of the main structural work must be particularly high. The choice of contractor is therefore extremely important. Recent building projects show that the construction of underground car parking is another one of Van Roey s specialities. Campus Parkpoort on the former Philips site in Leuven is one of these recent projects in which Van Roey has built 30,000 m 2 of parking space. The entire site with an additional 1200 parking spaces was completed in a record time of 10 months. A real park will be created above the car park, thus providing the surrounding offices with a peaceful environment. In the Philips car park in Leuven a feeling of safety is achieved through a well thought out construction design, clear signs and full lighting. The latest technology in the field of security, space management, cameras etc guarantees the user a permanently high level of safety. Initially the car park will be used by employees of the offices above, such as KBC, Ubizen, de Post, AXA, CERA and the Ministry of Finance. At a later stage the car park will be used by visitors to the sports complex which has not yet been built. With optimal management it will be possible to find the perfect combination between use both as a short and as a long-term car park. The necessary agreements will be made with the public transport sector in order to ensure that the car park is attractive to visitors to the centre of Leuven. We are considering the use of a combination "Park and Ride" ticket, whereby the centre can be reached easily. The price levels will be lower than those in the vicinity. L. Verduyckt 2

3 Several streets further along, on the Naamsestraat in Leuven, Van Roey have commissioned and built an apartment complex. The Albrecht & Isabella project comprises 52 apartments and various commercial units complete with underground parking. This four floor underground car park has already been leased to APCOA, who in turn operate it as a public car park, with the understanding that one whole floor will be for the use of the employees of the regional Heilig Hart hospital. Other recent achievements such as the Office park in Mechelen (27,000 m 2 of offices and 25,000 m 2 of underground parking), the Antwerp Ring Center (25,000 m 2 of offices and 20,000 m 2 of underground parking) and the various buildings of the Parc de l'alliance in Braine l'alleud (+/- 35,000 m 2 of office space with associated underground parking) are focused more on the office market. Employers are more and more aware of the influence that the environment has on the efficiency of their employees and on the atmosphere within their company. In order to do so we wanted to change the original design with its beams and joists into flat panels without beams in order to create the feeling of open space. The team managed to arrive at this new solution perfectly within budget. The result gives an open, spacious feeling, with a great deal of attention paid to transparency of access points (glass doors on the lifts, in lobbies). We were also concerned to optimise the use of the car park: the operating system is completely automated. Thanks to this intelligent system, the concept of which we developed, the car park can have a double use. During office hours it is used by employees and visitors of those leasing premises, and outside office hours by visitors to the sports centre and to the town centre. In this way the car park tariffs can be kept low, despite the high investment. Other points of focus were high user-friendliness with a clear traffic routing and a modernised exhaust evacuation system using tunnel ventilators. The car park was built in phases and completed in a very short space of time, this meant that we were able to open a part of the car park before the rest of the project was completed. V. Haenen 3

4 GENERAL CONSTRUCTION building in buggenhout Vierhuizen - "De Pit" Gemeente Buggenhout ARCHILES, Geel stability and technology: Gedas, Deurne Van Roey recently completed 2 projects in Buggenhout. Commissioned by Buggenhout local council the existing sports hall "Vierhuizen" has been extended into a multifunctional centre "De Pit". This new complex certainly merits its multifunctional title as it is made up of several different entities: - a fully equipped theatre (340 seats) - a sports hall (570 m 2 ) specifically designed for gymnastics and combat sports - a crèche - a foyer The residents of Buggenhout can rightly be proud that they have such a wonderful facility in their midst. We wish them many successful cultural and sporting events there. Tailor-made transparent buildings Ever since glass was discovered people have had the desire to create buildings in which maximum natural light and warmth can be enjoyed. Transparent buildings give the user a feeling of (maximum) space and (endless) freedom without any visible barriers. Overheating during the summer and an enormous heat loss during the winter have for years been used as arguments against the extensive use of glass. Thanks to the continuing improvements in structural glass, these problems have now become manageable and more and more property developers are opting for their "transparent tailor-made buildings". For Real Software for example, a space had to be created with a lot of light, in other words a pleasant area that would have a positive influence on the work being carried out. In order to achieve this the architects wanted the building to be highly transparent, but without falling back into a high tech wonder. 5 Primary special school "Claevervelt" Provincie Oost-Vlaanderen stability and technology: ABETEC, Dendermonde Building in the health care sector Two examples of our constant presence in the health care sector are the University hospital Sint-Erasmus in Borgerhout and the Sint Elisabeth hospital in Turnhout. Both projects are characterised by a extensive range of building activities carried out over the period of a year on one site, for the same principal, with the same building partners, and each to the satisfaction of all concerned. Sint Elisabeth hospital, Turnhout OCMW Turnhout AAPROG, Wetteren Gedas, Deurne technology: Studiebureau De Klerck, Brugge The province of East-Flanders footed the bill for the extension of "Claevervelt" a primary school for special needs children, which had a new wing built on. This building (ground floor and two storeys) provides space for 18 additional classrooms and the necessary toilet facilities. The staff room, secretary s office, head teacher s office and archives are all centralised on the ground floor. An external elliptical structure houses the lift and stairwell. This project was awarded to Van Roey after a negotiation procedure in which both VCA** (safety) and ISO certification were set as selection criteria. Real Software This lead to the use of large sun blinds, and the concept was developed of an exterior wall designed as a second skin, which can adapt to the changing light conditions. The time taken to complete the project (from the beginning right up to and including the moving in) was 15 months, or in other words a very short execution period. In Turnhout Van Roey initially built 21 service flats, 2 care units and an administrative centre with polyvalent areas. Then followed the renovation of the palliative care unit and the consulting units on the first and third floors of the hospital, then the main construction of the extension to the hospital with a new kitchen, pharmacy, sterilisation unit and operating theatre. Most recently the construction preparations have begun for the installation of a new MRI-machine. The work in Borgerhout began in 1999 with the new building and renovation of the pharmacy, the sterilisation centre, the laboratory, outpatients department, the medical imaging centre and the medical technical services, all of these were carried out to closed main construction phase. Finally came the renovation of the obstetric unit on the sixth floor of C block, and the renovation of the kitchen for the Rest and Care home De Goede Tijd. The work was awarded to Van Roey after a bid process partly on budgeted price, partly on an open book basis. In both cases it was a question of a combination of new building and rebuilding/renovation work (in structural work, finishing work and in technical installations), in a hospital that had to continue to function during the whole period. The determined levels of co-ordination on the site itself by those responsible for the work and the almost permanent presence and availability of the site manager meant that both projects were a success. 6 INDUSTRIAL CONSTRUCTION Umicore - Hoboken We are currently putting the final touches to the concrete work on the LEW-project in Hoboken. This comprises amongst other things an Electro-recovery building, a Milling and Soaking building, offices, cooling towers, a pumping station and a compressor building. The project is in part the result of a year long partnership in which Van Roey was also the building partner in the most important recent investments of Umicore (i.e. copper electrolysis FSD in Olen and the S2000 smelter in Hoboken). LEW-project, Hoboken Umicore, Hoboken architect & Mebumar - Decloedt VOF, Moerbeke sibelco - dessel Through the building of water towers we have built up over the years an expertise in sliding and climbing form work, and this meant that the transition to silo projects was then a relatively easy step. We then also learnt about water tight constructions through our many projects in the drink and waste water sector. These two elements were of great importance in the Silos for wet sand project for the sand recovery company Sibelco in Dessel. Given that Sibelco is a company in the Kempen area, and that it is also a world leader in the quartz industry (120 factories in four continents), Van Roey was extremely interested in undertaking the construction work for this project. Eight additional bulk silos with a capacity of some 1,000 m3 were built by Van Roey. As the reclaimed sand was to be transported to the silos in water, the finish of the walls had therefore to be adapted to resist the friction of the wet sand. The exceptionally successful results arising from the project and our reputation in the field of building team projects in office building have lead to Van Roey being retained for another project: the search for a thorough analysis of the office needs of Sibelco. Barry-calleb glaverbel, BP In addition to Umicore these are three further examples of important industrial clients for whom we have recently completed construction work and where we have successfully carried out many other projects in the past. For Barry-Callebaut in Wieze Van Roey built a storage depot for raw materials with the steel construction being carried out by our daughter company Staalbeton. This is another example of a continuing relationship with an important industrial partner. Since then Van Roey has been entrusted with the building of a silo and the addition of a loading facility. 6

7 ceres - Vilvoorde Ceres, an important mill in Belgium and a division of the French group Soufflet, is modernising its premises in Vilvoorde. Knowledge of the food sector and experience of climbing work form meant that we were given the go ahead to begin the first phase of this important investment programme in June of The 42 m high purification building, which has in the meantime been completed, stands squeezed between existing installations, and the construction of a loading and unloading facility for trains and boats is underway. The adjacent aerial photo gives a complete picture of the surrounds of the factory as it was at the time we were working on it. Then in May 2000 we received the order for an extension to the PLF hall and the connecting hall. Several months later the go ahead was given for the building of the Float 2000 oven. As well as the high quality requirements planning was equally crucial. The oven had to be operational as soon as possible in order to keep shut-down to an absolute minimum! Thanks to perfect preparation, good communication and close collaboration of all those concerned the project was finished within the deadlines. Anyone who has driven past the site on the E313 in Geel, could not possibly miss the imposing antisound screening, which is as high as the cooling towers. Customer oriented, quality, expert knowledge gained through extensive experience and inhouse R&D, economic feasibility and innovative treatment techniques developed in-house are our trump cards in every project. Our mission: to be an active and constructive partner in solving all your pollution problems! Bremcon carries out all manner of subsoil and/or ground water treatment projects: from a simple technical environmental excavation through a telemetry guided compressed air injection/ ground air extraction to a made-tomeasure ground water purification. Bremcon has at its disposal techniques for in-situ biological breakdown or neutralisation of contaminants. Our own VER -technique, a two-phase high vacuum pump system specifically intended for the cleansing of poor draining lime and clay soils, completes the package. Bremcon is also your specialist where the recycling and processing of soil and other mineral streams are concerned. Our (soil) recycling centre can be found in Zwijndrecht (Burcht), strategically placed in the immediate vicinity of the E17 and the Schelde, and easily reached by both road and by water. It is here that Bremcon cleans soil using bioremediation (bio-technological cleansing) and soil washing (cleansing by wet extraction). By using this last technique it is possible to cleanse not only polluted soil, but also other mineral streams such as sewage sludge, gutter waste, dredging waste, street cleaning residues, (ballast)gravel, blasting grit and contaminated (concrete)debris. In addition to this, with the help of strategic co-operation agreements, Bremcon is also able to offer thermal cleansing and neutralisation with a view to using the resulting recycled products as secondary raw materials.
