6 Listing Policies & Procedures Refer to the MLS Rules and Regulations and SBMLS Policies HIGHLIGHTS: 2 business days to enter a new listing into the system 1 business day to enter a status change Exception: If you have a Certification Form signed by the seller instructing you not to do so. MANY LISTINGS ARE ENTERED INTO THE SYSTEM BY INDIVIDUAL AGENTS (BROKER LOAD) THE ASSOCIATION WILL ENTER A NEW LISTING ($50 CHARGE)

7 Listing Guidelines Public fields: Public Remarks, Directions, Picture Captions, or anywhere else that prints or displays as Public Information Information that may NOT be in any public-viewable area: Property owner name, phone number or address (if different) Showing instructions include location of lockbox Any reference to burglar alarm, security system or gate code Any reference to the property being vacant Any reference to the type of listing Any compensation or bonuses offered to cooperating brokers Any agent/company information, including agent/company name, address, any phone number, , website

8 If listing is not in compliance: Fines will be imposed ($100 to $5,000) If not paid, a hearing will be called and possible sanctions Important information like MLS announcements and notifications of non-compliance are ed by the Association Make sure the address you give the Association is one that you check!

10 Categorizing listings: Primary listing: listings that are in the correct district Secondary listings: listings in different districts ($40 fee) Example: A house in the State Street/Downtown area Actual district is 20 (SB/West of State): Enter as the primary listing Agents may like to show it in 15 (SB/East of State): Enter as the secondary listing If listing is co-listed, only one listing can show as primary (agents decide) Important for statistical accuracy!

11 Showing Property Courtesies Listing agent: Be sure your showing instructions are accurate Use Private Remarks to elaborate on showing instructions, if necessary If instructions are APPT/AGENT be accommodating Remind occupants to hide jewelry, medications and other valuables If lockbox is hidden, be sure to indicate in PRIVATE remarks Showing agent: If instructions are, LBCF, be sure to call before entering property and leave a message if no one is home when you call Leave a business card Turn off all lights and close all doors and windows that you or your client may have turned on/opened But most of all

12 Think Safety 1. Never go to an empty property and meet someone you don t know. Get a name and a call back phone number. Leave this info with your office and have your cell phone with you. 2. Go with another agent if you feel uncomfortable. 3. Always let the client enter a room first. 4. Be aware of the property and its contents.
