Deciduous trees shall be a minimum of 2 1/2 inches in caliper and coniferous trees shall be a minimum of 8 feet in height. Jesperdale RSL: $1000 REFUNDABLE LANDSCAPE DEPOSIT due at possession. The front yard must be sodded. Two trees must be planted in the front yard (minimum of 1 ½ inch caliper deciduous or 6 foot coniferous. Six shrubs (minimum 18 inch span) may be installed in lieu of one of the trees provided each lot has a minimum of one tree. The landscaping must be completed within six months of occupancy, weather permitting. Jesperdale Duplex: Duplexes are one (1) tree and four (4) shrubs. If the tree is deciduous it needs to be at least 1 ½ in. caliper and if the tree is coniferous it needs to be at least 6 feet tall. There is also a need to use grass on at least 50% of the front yard. Hawks Ridge Detailed Requirements:
2 Full yard (front & rear) landscaping is required. Front yard landscaping must include, ahead of the fence tie- back line: o Sod or approved finishing material o A minimum of one tree and 4 shrubs Minimum tree and shrub requirements: 1.5 caliper if deciduous (leaf- bearing) 5 in height if coniferous (spruce or pine) Shrubs must be no less than 12 in height if global variety or 12 : in diameter if spreading variety Caliper measurements are measured 12 up from ground cover City or developer trees are not considered part of the landscaping requirement Full front yard hard surface landscaping (i.e. all concrete or paver blocks) will not be considered; however, alternative materials to sod are acceptable. Rear and side yard landscaping must be finished with sod or an approved finishing material. - Approved finishing materials include: o Sod o Mulch aggregates (i.e. cedar) note: this material is not considered hard surface o Washed or coloured aggregate stone (i.e. river rock, rundle, limestone) note: this material is not considered hard surface Solid materials like concrete, paving stones, or other patio materials covering greater than 40% of either the front or rear yard will not be accepted. The developer will landscape the boulevard where there are separate walks. The Homeowner in accordance with the City bylaws must maintain this boulevard. Lake of Morinville (LM) $2500 REFUNDABLE LANDSCAPE DEPOSIT, due at possession Landscaping It is the responsibility of the Purchaser to landscape the front yard from the house to the sidewalk. All yards must incorporate front- sodded areas. In the case of corner lots, the frontage of the side yard shall be landscaped to the sidewalk. Landscaping shall consist of a minimum of 3 ½ inches of topsoil at sod areas and a minimum of 6 inches at all seeded areas and the installation of the following plant materials: 1 tree is required at the front of each lot. One additional tree is required in the flanking side yard of corner lots. The minimum tree size shall be a 1 ½ inch caliper for deciduous and 6 feet in height for a coniferous. Eight shrubs may be installed in lieu of the tree if it can be demonstrated that the overall landscaping plan takes full advantage of the attributes of the lot and is keeping
3 with the theme of the neighbourhood. Landscaping shall extend to and wrap around the front corners of the house, to the fence tiebacks. Landscaping as per the above must be completed no later than one year after the possession date. Fencing All side and rear yard fencing will be coordinated in terms of colour and detail based on the standard perimeter fence for the subdivision as per the attached schedule. Fencing is the responsibility of the Homeowner to construct and maintain. NewCastle Semi- Datached Topsoil to be installed to a minimum depth of 4 inches for all front, side and rear yard areas, and sod in the front yard from the front of the house to the curb or sidewalk (seed is not acceptable); and one three of the following minimum size, must be planted in the front yard. Sizes specified are required at time of planting. Deciduous trees must be a minimum of 1 ¾ inch caliper (trunk width) to be measured 6 inch above ground. Coniferous trees (fir, larch, pine or spruce, no columnar or pyramid cedars) must be a minimum of 6 feet in height. When the sub- grade is prepared next to the sidewalk or curb, all efforts shall be made to avoid water ponding next to the concrete. Clay should be removed and replaced with topsoil in one expedient step. Palisades RSL minimum of 1 tree and 1 shrub bed containing 5 shrubs. Deciduous trees shall be a minimum of 2 ½ inches in caliper and coniferous tress shall be a minimum of 8 feet in height Riverside St. Albert Landscaping of the front yard is to be completed within one year of completion of rough grading. Front yard landscaping on lots less than 11.5m in width require a minimum of 4 inches of top soil, full sod to the fence tiebacks and will include a minimum of : One 2 caliper deciduous tree or one 6 coniferous tree, along with one shrub bed with a minimum of five shrubs 18 in height.
4 Front yard landscaping on lots greater than 11.5m in width require a minimum of 4 inches of top soil, full sod to the fence tiebacks and will include a minimum of : One 2 caliper deciduous tree or one 6 coniferous tree, along with one shrub bed with a minimum of five shrubs 18 in height. *The height restriction is measured off the finished grade (after planting) the Caliper is measure 6" off the finished grade.* Rosenthal One tree and sod are to be planted by the homeowner in the front yard. Rear yard landscaping shall be completed with a minimum of sod. In addition, an edged shrub bed area of a minimum 75 sq. ft. is to be provided containing a minimum of 7 shrubs of 18 height or spread. The area adjacent to the garage (generally 2 ) as the sidewalk follows the entry area shall also be landscaped with a shrub bed containing a minimum of 4 shrubs. Typical landscape plans will be available for review and guidance. All ecoscape proposals shall have prior approval before implementation. Generally, additional shrub and tree elements will be required to meet the requirements. Synthetic grass will not be considered. Landscaping is to be completed within 6 months of completion of the house or when weather permits. Seasonal allowances will be considered. The trees are to be a combination of 2 calliper deciduous or 8 evergreen trees (spruce or pine). Measurement for calliper size will be taken 6 above the ground. Smaller sizes will not be accepted. Columnar spruce or pine are not allowed. Silverstone Stony Plain Landscaping of at least the front yard is to be completed within one year of possession of the home. This is to include sodding (seed is not acceptable) to the sidewalk or curb and at least one (1) tree planted in the front yard. Deciduous trees must have a minimum 2 inch caliper trunk width; measured 6 inches above ground. And coniferous trees (fir, larch, pine or spruce, no columnar or pyramid cedars) must be a minimum of 5 feet in height. Sizes specified are required at time of planting. 5 Webber Greens RSL and Marquee Area Front yard must be landscaped from the house to the sidewalk or curb within one year of possession. Minimum of 50% of the front yard landscaping shall consist of sod and shall extend to and wrap around the front corners of the house. In case of corner lots, the frontage of the side yard shall be landscaped to the sidewalk or curb. In addition to the landscaping requirement the following plant material must be installed in the front yard: a) rectangular lots must have 2 trees b) pie shaped lot with minimum frontage must have 1 tree The minimum tree size shall be 2 inch caliper for deciduous and 6 feet in height for coniferous. One tree may be installed in- lieu of shrubs. Landscaping shall be extended to and wrap around the front corners of the house. West Park Front yard landscape will include a minimum of one tree and full sod on front yard, and to the curb and roadway. The tree shall be at least 3.8 cm (1 ½ inch) caliper for deciduous trees and at least 1.82m (6ft) in height for evergreens trees. Eight shrubs a minimum of 18 inches high or spread may be installed in lieu of the tree. The landscaping must be complete within 180 days of the home being substantially completed. Seasonal deficiencies will be accepted if late fall or winter construction occupancy occurs.
