1 CHARIS PROPERTY MANAGEMENT CRIMINAL BACKGROUND CHECKS WILL BE PERFORMED ON ALL APPLICANTS. The criminal background form contained in the application must be NOTARIZED and returned in order to begin the application process. All applications are subject to approval and denial upon the verification of information. 1
2 The GlenCastle Community Mission Statement To provide safe and affordable transitional housing to working class individuals and families, in a community that influences their lives holistically (financially, emotionally and spiritually) to go back into mainstream society. Purpose To provide a nurturing environment that offers emotional and spiritual support, as well as a safe place of residency. To make a housing community that fits the families limited income as well as equip transient families with the resources needed to return to mainstream society. Resources: Spiritual counseling Case management Housing referrals Financial planning Referral of Educational Opportunities Who Does GlenCastle Serve? Primarily individuals receiving a minimum income of $ monthly and no more than $23,100 annually from employment, SSI or Disability; who are in need of affordable housing, due to special circumstances. Special Circumstances may include: Elderly Self Sufficient Mentally Handicapped Physically Disabled Recovering Addicts (must be drug free for 1 year prior to joining the GlenCastle Community). GlenCastle is not for the person who is currently addicted or going through primary treatment. Note: It should be known that GlenCastle is a drug free community and any violation of our Substance Abuse Policy, Leasing Agreements and Addendums or Rule & Policies will result in an immediate lease termination. Single Parents with young dependant children. Length of Residence: Residents would be allowed a maximum of two years residency at GlenCastle. Residents would need to have an outlined goal, for what it would take for them to transition back into mainstream society. Goals may include higher education, getting out of debt, home ownership, higher paying job or establishing family stability. There will be a periodic assessment. Exceptions to the Limited Length of Residence: Ten units (15%) are marked for non transitioning residents (elderly and self sufficient mentally handicapped). For our disabled residents, the rents will be set at a base rate of $ per month (pending availability of unit and income) otherwise rented at usual rate. 2
3 Where are the Apartments? The GlenCastle Apartment Complex is located at 752 Glenwood Avenue, three blocks east of Boulevard, across the street from Southside High School. A Marta bus (#9 Toney) stops in front of the complex. How much is the Application Fee and Rents? The current application fee is $40.00, which must be paid in the form of a money order. We do not accept cash. The rents range from $ to $ per month. Rents can be supported by income as low as $6,100 $7,000 annually for those on fixed income. Who pays for utilities? At present, Management shall pay for the following utilities: water, electricity and natural gas. (This area may be subject to change.) How large are the rooms? Thirteen two room efficiencies have approximately 510 square feet. These rooms are suitable for small families. The remaining units are single efficiencies and have approximately 320 square feet. How are the rooms furnished? Each unit has its own kitchenette (stove and refrigerator included) and full bath, along with a storage loft. What other amenities are available? The common areas, located on the first floor, include a lounge, a snack bar with vending machines, pay phone and a laundry room. There is a computer room for both children and adults on the third floor. Also, there is an onsite Chaplain for Christian counseling or referrals to social service agencies, volunteer security and an onsite live in police officer, summer activities and an annual community Christmas Party. What about community activities? Residents are not required to become involved in community life, but many opportunities are available. At present, a resident committee has been formed that consists of three floor captains. The floor captains focuses are on a wide variety of issues concerned with maintaining a positive living environment. Bible studies are held weekly in our snack bar. A 12 step recovery program holds weekly meetings just a few feet from the building at the Training Room Building next to Home Resource. Will you accept referrals? Yes, we encourage all applicants to provide a referral source. A referral agent can be a social worker, doctor, registered nurse, minister, counselor, therapist, caseworker, etc. A minimum of six months work history with referral agent is requested. How will residents be chosen? All applicants are screened for referral source, income requirements, special needs, references and criminal background. If the applicant meets all the requirements, a personal interview will be arranged. If an applicant is chosen to have residency at GlenCastle, they will be required to pay the first month rent along with a Refundable Cleaning Fee of $ and Key Deposit of $50 at the time of lease signing.
