1 Guide for buying a house from Arkitektgruppen Introduction Buying a home is a big decision. When you buy a home from Arkitektgruppen, we do our utmost to ensure a good experience for you and your family. We will advise you through the entire process. We will assist you from your first considerations about purchasing until you are nicely settled in your new home. With this guide, we hope to create an overview of the various different phases involved in purchasing your home, so you know in advance what to expect and what your options are. Sales prospectus The sales prospectus contains the most important information about the house; here you can see the building's architecture, the internal layout as well as a description of the local area with leisure possibilities, transport, schools and any other offers and options there may be in the vicinity. If there are several types of houses to choose from, it gives you an overview of your options, giving you peace and quiet to finding the home that best accommodates your wishes and requirements. There may be different options concerning the internal layout and choice of materials in your future home. The options available depend upon how far we have come in the building process when you make your decision. We try to make it simple both for your sakes and ours. If you have any particular wishes, we would like to hear from you. If it is technically possible, we will do our best to accommodate your wishes. Some options will be at no extra cost for you, while others may require a supplement. Before you make any decision, we will inform you of the economic consequences of your choice. Buy early in the building process to have more options There can be many advantages in being one of the first to buy a house in a large housing project. The choice is greatest so you can ensure the best location, and in the early stages there is a greater chance that you can have a say on the internal layout and materials. As the homes become finished, so do the number of options available to you. The building work is divided into a number of phases. In the early phases, there are many options available, while during the later phases there will be slightly fewer possibilities for influencing the internal layout and materials used in the home.
2 Phase 1 from the planning stage to the carcass: The planning stage is the time from when we have the finished drawings to when the carcass is finished, constructed with walls, roof and windows. You can now see what the layout of your future home will look like. There is now the greatest chance to have an influence on your future home. Your home is not yet constructed, so it is difficult to form a good picture of what it will look like. Phase 2 from carcass to completion: The carcass is erected with ceilings, floors, non-bearing walls and all fixtures. To ensure steady construction progress, materials are chosen on a regular basis and the house is decorated so it is ready for occupancy. In this phase, you can contact the estate agent or Arkitektgruppen so we can establish what options are available to you. Phase 3 finished home: The house is fully equipped and the options available are limited. There may still be some possibilities that we can offer you. Contact us for more information. In this phase, your home is now ready for occupancy. In some cases, we may leave some options open, depending on which building it is. Get more information from Arkitektgruppen or from the estate agent. Purchase agreement If you have chosen your home, we will have made a purchase agreement. Arkitektgruppen has gathered all the transaction documents in our purchase agreement book. It contains a standard purchase agreement with appendixes and constitutes the legal basis for the transaction. The purchase agreement is drawn up by Focus Advokater I/S (Focus Lawyers). This gives you the reassurance that the transaction is conducted under reasonable and usual conditions. We recommend that you go through the material together with your lawyer before you sign the papers.
3 Arkitektgruppen works with two different agreements, depending on the construction phase at the time of signing the agreement.. If you buy your home before Arkitektgruppen has laid the foundations, we use a conditional purchase agreement. This kind of agreement means that you are making an offer to purchase a particular house, but that we are first bound by the agreement just before we start laying the foundations. On the other hand, you have the right to withdraw your offer to purchase at no cost to you up to 6 days after we have signed the agreement. If you purchase a home where we have already laid the foundations, we will use the normal purchase agreement. Once we have signed this agreement, Arkitektgruppen is bound immediately. Whether a conditional or normal purchase agreement is used, you always have 6 days right of withdrawal, while the signed agreement is binding for Arkitektgruppen. You choose to use your right of withdrawal, it is free for you for 6 days, then the purchase agreement is binding. The financial and legal side of the purchase When you buy a house with Arkitektgruppen, our lawyer takes care of the settlement of the transaction. In this way, we make sure that deeds and other legal documents are in place and we pay the lawyer for this. The only cost related to you with this is registering the deeds. Therefore you should just make sure that you have the necessary funding available. Arkitektgruppen always sells in a cash transaction, so together with your bank or building society, you can decide what kind of financing is best for you. In accordance with Arkitektgruppen's terms and conditions of sale, you must deposit a sum when you sign the purchase agreement and no later than 7 days after Arkitektgruppen's signature, you must provide a bank guarantee for the remainder of the purchase sum. If you regret the purchase within the 6 days right of withdrawal has expired, the deposited sum will be returned to you with interest accrued in accordance to the Interest Act's provisions.
4 While we finish building your home Before you decide to buy a particular home, the sales prospectus will inform you of the standard internal layout and standard materials, as well as what options are available to you and when is the latest that you can make the relevant decisions. It is important that you make your decisions within the stated time limits. Choice of fixtures for kitchen, bathroom and toilets will be agreed directly with our kitchen supplier, any extra costs that may be incurred should be settled directly with the kitchen supplier. Choice of white goods is made from the material choice overview. For particular wishes, we can establish a contact to our white goods supplier. However, settlement for this should still be made through Arkitektgruppen. Any agreements on changing your home, which are not mentioned in the material choice overview, must always be made in writing to Arkitektgruppen. This helps to ensure that any changes are described and that prices are agreed before work is started. Payment of agreed additional choice is made by a normal invoice. For larger amounts we can include the additional choices as a supplement to the purchase agreement if it is necessary for you to have this extra expense financed by your bank or building society. When you have chosen, you will sign an additional choice agreement. You cannot change your mind and go back on your additional choices. There may be extra costs associated with the additional choice, which means that you will have to deposit a corresponding amount in your bank. Arkitektgruppen will give you an overview of the economics of the agreement. When we hand your home over to you At Arkitektgruppen, we place great importance on being able to deliver your home to you on time and in the agreed quality. As a quality standard for our building quality, we use Dansk Byggeri's guiding industry standard What are the limits?. It is buildings that adhere to these quality standards and monitoring methods that you can expect to receive from Arkitektgruppen. Before we hand your new home over to you, our technicians have thoroughly gone through the property for any errors or omissions. On the agreed date of possession, we go through the property together and work out a handing over protocol together, where any remaining visible defects or omissions appear. You will also be supplied with an omission/defect list, which you should send to us after 14 days, if in this period you notice further defects or omissions in the property. If there is any need for remedial action for omissions/defects, we will agree an immediate extension of a time plan for remedial action.
5 At the time of possession, you will also be given a Resident File. Here we have gathered information about the technical installations, maintenance of materials and drawings of electricity and water flow. If necessary, Arkitektgruppen will ensure that any owner or ground owner association will be set up as well as organise the first general meeting. We will take care of the registration of all necessary documents so everything is in place Checking the property after 1 and 5 years When you buy a newly-built property, you have 5 years' guarantee under current applicable law. We offer to conduct a review of the property for defects and omissions together with you after 1 and 5 years after construction. In this way, you can ensure that any defects and omissions that are covered by the guarantee but are first found after a long period of ownership, can be remedied at no extra cost to you. Therefore you are always welcome to contact Arkitektgruppen with any wishes or comments along the way. Time Arkitektgruppen is known for handing over buildings on time and in the agreed quality. It is our goal that your home will also be handed over completely as agreed. We will of course keep you updated about the building's status on a regular basis.
