3 As a Realtor The term REALTOR is a trademark identifying real estate licensees in Canada who are members of The Canadian Real Estate Association (CREA). REALTORS adhere to a strict Code of Ethics and Standards of Business Practice. The code of ethics is a firm set of rules, describing what kind of performance you have a right to expect from a REALTOR. It is your guarantee of professional conduct and the best in service. REALTORS have their finger on the pulse of the housing market and are in daily contact with buyers potentially interested in your home or property. Provide you with facts about the Hornby real estate market, local zoning, services and other related items. Identify desirable properties to acquire and will do preliminary investigation and timely information gathering. 5 As your Realtor Prepare a legally binding offer to purchase and I will recommend what subjects are required to ensure we have done our due diligence. Negotiate on your behalf and guide you through the negotiation process. Assist you in contacting and organizing building, septic or water inspections, appraisals and insurance quotes. Represent you at all inspections if you are not able to be present when the inspectors are on site. Pickup keys and check your house with you or on your behalf at possession time. I live, work and play on Hornby, I am well versed with services offered by contractors or individuals that work here. I am here to assist you before and after your purchase and for many years to come. You will get my complete loyalty as I take my profession as a Realtor very seriously. 6 As the Purchaser To assist me in helping you find your dream home, cottage or property: Help me by providing me with information about what you are looking for and what is important to you. Help me by not hesitating to ask to see properties listed by other Realtors, For Sale by Owners or most importantly to see properties as many times as required. Never feel awkward about asking me to show you properties. I fully understand that this is required. Be pre-approved for financing, so we can be looking at properties that are within your reach. Communicate to me if your criteria changes. Quite often buyers evolve and realize that some things are important and others things might not be. For instance you might have originally said only show me a certain type of property but now are ready to look at something different. Sign an agency acknowledgement which allows me to legally work with you as well as other sellers and buyers. Without an agency agreement, in the true law of agency, an agent may work only with one buyer or one seller. Understand that I am here to work hard on your behalf and to know that you can count on me through the complete process both before and after you purchase. 8 Pre-purchase Costs The following are costs that may be associated with purchasing a home, cottage or property on Hornby Island: Prior to subject removal: Inspections: Building Inspection Costs range from $ up depending on the number of buildings on the property. Building Inspectors in the province of British Columbia require certification. Approximately $ to $ Wood Stove Inspections (WETT) are often required by insurance and it is wise to have any wood burning devices inspected. Some building inspectors are certified and can do this with the building inspection. Approximately $ to $ Septic Inspection is important to have completed as this may be an expensive item to have repaired. Approximately $ to $ Water quality tests should be completed. Tests range from only coliform up to extensive analysis. Approximately $50.00 to $ (not including technician to take sample) Property Boundaries it is wise to know where the property pins and boundaries are located. This can vary in cost greatly depending on who does this for you. Title insurance is generally an accepted practice to protect the lender and the owner.

9 Completion Costs The following are additional costs that may be associated with completing the purchase a home, cottage or property on Hornby Island: British Columbia Property Transfer Tax 1% on the first $200, and 2% on the balance. First time buyers may be exempt. Lawyer or Notary fees, It is recommended that you always get quotes from at least three conveyancers. Conveyance fees very depending on how busy the supplier is and whether a mortgage will be registered. Title Insurance Is often required by a lending institution in place of a site survey which are usually not available. Title insurance will cover a number of conditions that may not discovered prior to purchasing. I recommend that you have title insurance and that you pay the additional fee to insure yourself as well (approximately $ in total). Usually purchased through your conveyancer. Home Insurance Can vary in cost and is required by the Lender. If you own another home, always check with your existing supplier or if you require a list of local companies, I can supply this.

When I write offers for Buyers it is important to me that they know what they are buying and if they protected in case it isn t what they expected. When & where you make your deposit. Provide you with copies of all documentation including titles, title encumbrances, property disclosure statements, etc Building Inspectors & Septic Inspectors, who are the approved inspectors that will work on Hornby Island. I will provide you with a list and if you need assistance can assist in arranging the inspection. I will, if possible, be present during your inspections to represent you. Water tests, I have sampling bottles available for delivering water to North Island Labs. I will direct you to the information required to determine which test will be the best one for you and will facilitate this process or direct you to a water technician. Mortgage & Appraisals, I will share information that could save you money during this process and be present if possible during appraisals Discuss using a notary or lawyer to complete the conveyance and if required provide you with a list of local conveyancers. Guide you through the process of reviewing our subjects and final removal when you are satisfied. Make sure all documents are completed as required by the Offer. Ensure your conveyancer receives all pertinent documentation once your offer become subject free
