3 2016 Dear Respected Journalist: It is a pleasure to introduce you to The Investor Hub, a residential real estate acquisition company that places homes with investors. The transaction process is simple and transparent, and homes typically close within 30 days on the market. To sellers, The Investor Hub is an easy cash option. To investors, The Investor Hub is a source for offmarket inventory. Prior to founding The Investor Hub, Stephen Baxter and Megan Barry worked together at a large fund in Phoenix, Arizona. In 2012, the two decided to start a company focused solely on acquisitions The Investor Hub was formally launched on January 1, Baxter has a background in the wholesale sector and has successfully flipped over 500 properties. The pair s collective knowledge and expertise has helped the company s network of investors realize a 24 percent annual return on investment. The founders have a big vision for the company to grow nationally. The Investor Hub aims to launch in three markets in In January of this year, the company expanded into Las Vegas, Nevada. 4 BIOGRAPHIES STEPHEN BAXTER Chief Executive Officer After serving his country in the United States Marine Corps, Stephen gravitated to Colorado where he attended The Colorado Institute of Design. When approached by a fellow real estate entrepreneur in Arizona he decided to take his passion for design, combined with his uncanny ability to build and maintain relationships and interest in real estate, to start a new career. Since entering the real estate industry, he has proven to be a visionary amongst his colleagues, clients and investors in locating and identifying zip codes, neighborhoods and homes that have increased in value. Stephen s unique ability to identify up-and-coming areas prior to the local industry has helped increase property values, high rates of returns for investors and higher sale prices for his selling clients. Stephen has built and managed a portfolio that has seen upwards of 25 percent annual returns. Most importantly, he has built lasting relationships within the local community with both homeowners and real estate professionals by virtue of his ability, integrity and commitment to excellence. Such an impeccable reputation is built through honest business practices and the keeping of promises, no matter how small. Stephen has successfully bought and sold thousands of homes during his career. 5 BIOGRAPHIES - continued MEGAN BARRY Chief Marketing Officer Megan graduated with honors from Arizona State University with a Bachelor s Degree in Housing & Urban Development. She immediately found a niche in the investment world; combining an interdisciplinary perspective with a meticulous and passionate approach that helped her to become a top acquisition agent for one of the largest investment companies in the Phoenixarea. From an early age, Megan understood the value of hard work, and combining that ethic with passion continues to contribute to her growth. She looks for the potential not only in properties, but in people, endeavors and business opportunities, knowing that with relentless effort and unwavering vision, just about anything is possible. Today, Megan is putting her unique approach and proven track record of success to work on behalf of clients at The Investor Hub. 6 BIOGRAPHIES - continued MICHAEL PULLEN Chief Operating Officer From devil s advocate to Sun Devil, Michael is as known for his logical approach and ability to understand both sides of a situation as he is for his devotion to the Phoenix Suns and his Alma Mater, Arizona State University. A Phoenix native, Michael learned early on what it really takes to run a successful business from his family. He knows about the importance of referrals and the value of time. His core values of integrity, diligence and consistency have helped shape him into the leader he is today. His background includes more than a decade of experience in Investor Relations, Finance and Communications for large corporations. He worked locally as Director of Marketing for Saffer Investments, then worked with dozens of public companies on a national level at Christensen IR, before managing Investor Relations and Communications for industry leading, global technology company, ASML. As Chief Operating Officer for The Investor Hub, Michael manages business operations and supports the future success and growth of the organization. His credentials include a Masters in Business Administration and a B.S. in Marketing, both from the WP Carey School of Business at Arizona State University. He serves on the Board of FSL and also volunteers with community organizations like Junior Achievement, Hands on Greater Phoenix, and is a founding member of Phoenix Suns Charities 88. 4

Closings happen on the seller s own timeline, no improvements to the home need to be made, and there are no closing costs, commissions or surprise-hidden fees from a HUD statement. Homes sold range in price from lower than $100,000 to over $1,000,000. BENEFITS TO RESIDENTIAL REAL ESTATE INVESTORS The Investor Hub is an acquisition source for investors that has historically proven a return on investment that averages 24 percent annually. 8 FACT SHEET - continued REAL ESTATE INVESTMENT INDUSTRY PERSPECTIVE In Phoenix, 2015 was a sellers market. Since August 2015, it has been shifting and pulling back to homebuyers. During a sellers market, prices go up, so you see home sellers react a month or two later. More sellers have been coming onto the market, and homebuyer demand has remained steady, so it s a strong, healthy market. In Las Vegas, the trajectory of growth is positive due to new home building, job creation and larger corporations moving to the market. The same can be said about Phoenix There is a resurgence of infill development, which is good from an investment standpoint; and institutional money is going to restaurants and retail, which will filter to housing. In addition, auctions are running dry in Las Vegas, so off-market inventory will become more valuable to investors. In the next two years, all markets will see a shift again since the seven-year waiting period for homeowners that have foreclosed on their home is over. Also, the Silver Tsunami baby boomers downsizing, passing or going to a retirement home will create a large convergence of home buyers and sellers for the next several years. The Investor Hub expects to see a lot of confidence in the market, but in 2018 there is a need to be conscientious about what could happen when it all shakes out. 6
