3 Loan against property It is a Secured Loan in which one's existing Property is mortgaged to raise funds from a Bank or a Financial Institution. The Best part is that the Loan is extended on the Current Market Value of the Property. Also, varied types of properties can be used such as land, Industrial property, Ware House in addition to Residential and Commercial properties. LAP can be availed for purchase of machinery, purchase of commercial property, closure of existing high-cost debts, buying a new property, child's education and any other personal, business or professional need. A take-over of existing loan with refinancing is also possible with LAP. Only 100 percent complete properties are considered for LAP. Any Person having residential or commercial property can avail LAP. There is also need of financial eligibility to repay the loan in 15 years. 3 years ITR 3 years Financials (Balance sheet and P&L), (If available) Last One year Bank Statements Property papers ID and address proofs s for LAP vary from 11% to 13%. It will take around a period of 3 weeks from origination to disbursement.
4 Lease Rental Discounting One can use a lease rental discounting to unleash the value locked in the asset. Rent receivables from a self owned commercial property is used as collateral for LRD. Only 100 percent complete properties are considered for lease rental discounting. The loan amount for LRD can be funded up to 70% of the market value. It is a simple Rent Discounting Product in which Loan is given by discounting the Future Rent Receivables. Any person who is owner of any commercial property and earning rental incomes from that property can avail LRD. Lease Rentals are required to be credited in Escrow A/c for the entire period of loan. Last one year bank statement showing the credits with respect to rental incomes. Last 3 Years ITR Last 3 Year Financials ( Balance Sheet and P&L), If available Rent agreement ID and address proofs s for LRD vary from 12% to 14%. It will take around a period of 3 weeks from origination to disbursement.
5 Project Financing Project finance is the long-term financing of infrastructure and industrial projects based upon the projected cash flows of the project. The financing is typically secured by all of the project assets, including the revenue-producing contracts. Technical, Economical and Commercial feasibility of the proposed project should be there. Projected cash flows for next 3 years. Last 3 years financials of sponsors, If available Last 3 year ITRs of Sponsors. ID and address proofs. Last one year bank statements of Sponsors. s for LAP vary from 13% to 15%. It will take around a period of 4 to 6 weeks from origination to disbursement.
6 Unsecured Business Loans When the borrower wants to expand its business and to run his business smoothly he needs working capital and he does not have sufficient collateral to offer, then he will go for unsecured business loan. A loan that is issued and supported only by the borrower's creditworthiness, rather than by a type of collateral. An unsecured loan is one that is obtained without the use of property as collateral for the loan. Borrowers generally must have high credit ratings to be approved for an unsecured loan. 7 Lease Financing Leasing is a source of financing which is cheaper than almost all other sources of financing. A business will not have to spend a lot of money for acquiring an asset but it can use an asset by paying small monthly or yearly rentals and will be able to enjoy the tax advantage on lease payments as lease payments can be deducted as a business expense. 8 Working Capital Finance An overdraft facility (or working capital facility) is a tool to aid cash flow management by providing a reserve of easily accessible money to meet any shortfall in working capital Cash Credit : Granted against hypothecation of goods, here the goods in the stores / go down / factory is kept as security and the client/s enjoy the running loan against these.
