7 Reasons Why Property Investment can t be ignored. Know your options before it s too late.
What is in this report? This report is a must read for anyone looking to improve their lifestyle and enjoy greater financial security. Sensible property investment is achievable and incredibly rewarding when you fully understand the benefits. Whether it is to simply pay off a home loan sooner, retiring early or putting the kids through private school, property investment can achieve all of this and more. Why is this report so important? You only have to look at the performance of your Superannuation Fund and ask is there a better way? While our jobs can cover living expenses and the mortgage there is not enough at the end of the day to create significant improvements to your lifestyle. Between now and retirement, there is only so much time to implement strategies to achieve your desired financial goals. Who is AllianceCorp? 4 1. Why it is Important to Invest You may: earn an incredibly high income that is secure have received a substantial inheritance be content to retire on the pension you will receive But what if you do not find yourself in any of the above situations? Having options in life has a lot to do with your financial status, and to improve your circumstances requires more than just working harder. A full-time job will generally cover the bills and maintain your current lifestyle. But, if you want to improve your financial situation and ensure you have enough for retirement, you must consider investment options. Planning ahead is critical to secure your future. Here are some interesting facts: In 2011, 14% of Australia s population was made up of people aged 65 or older. This figure is set to climb to 27% by There are currently 5 taxpayers per retiree. By 2040, there will be 2.5 taxpayers per retiree. A recent study showed that one in three Australians fear they will live in poverty in retirement. Due to the pension gap faced in retirement, Australians are working longer to fund their financial shortfall. The Australian Bureau of Statistics (ABS) states that a mortgage-free retired couple requires an income of $47,766 to have a comfortable lifestyle. The current full aged pension for couples is only $23,353. ALLIANCECORP - SEVEN REASONS WHY PROPERTY INVESTMENT CANNOT BE IGNORED P.3
1. Why it is Important to Invest continued Superannuation will it be enough? Did you know: The current average superannuation payments in Australia are $130,000 for males and only $45,000 for females. Thanks to advancements in health care, males aged 65 are expected to live a further 20.9 years, whereas females have a further 24.3 years to live. Based on the current average superannuation balance and average income of those aged 35 to 45 and assuming that only compulsory superannuation contributions are being made, the average superannuation payout at age 60 for a male would be $183,000, while for a female, would only be $93,000. An average of only $276,000 is expected to be enough to survive for 24.3 years. The Government estimates you need to save 12% of your annual income for 40 years of your working life to give yourself an income equal to 40% of your pre-retirement salary. Superannuation alone will not be enough. The Wealth Pyramid Ask yourself where you want to be in the following diagram, and how you are going to get there? 1 % Just 1% will be weathy 7 % % 22 7% will be financally secure: 50k income 22% will need to keep on working due to financial need 70% 70% will need to rely on the government pension ALLIANCECORP - SEVEN REASONS WHY PROPERTY INVESTMENT CANNOT BE IGNORED P.4
2. Utilise Government Incentives and Pay less tax If you earn around $85,000 per annum, your current yearly tax bill is over $20,000. Why pay this to the government if you can put it towards building a property portfolio? The government is encourages property investment as a means to a more financial future by offering tax incentives to property investors. How much tax are you paying? Annual salary Approximate tax per annum $40,000 $5,400 $50,000 $8,800 $60,000 $12,300 $70,000 $15,700 $80,000 $18,900 $90,000 $22,800 $100,000 $26,700 $120,000 $34,600 $130,000 $39,000 $140,000 $42,500 $150,000 $46,400 Your tenants and the tax man can pay for your investment property. THE TENENT THE TAX MAN YOU ALLIANCECORP - SEVEN REASONS WHY PROPERTY INVESTMENT CANNOT BE IGNORED P.5
3. Pay Your Home Loan Sooner For many homeowners it may be many years before they actually own their home which can put a lot of pressure on their finances. Mortgage repayments can continue for years or more if they do not find a faster way to pay off their home. Building equity in investment properties can be used in the future to pay down the mortgage sooner. Use the equity from high growth investment property to pay off your loan Home $700K $587K $587K EQUITY 5 YEARS GROWTH AT 8% COMBINED EQUITY $375K $480K $80K EQUITY USED TO PURCHASE TWO $400K PROPERTIES $400K $400K MORTGAGE $300K MORTGAGE - $400K PAY OFF $100K OF LOAN OVER 5 YRS SELL BOTH INVESTMENT PROPERTIES TO PAY OFF HOME LOAN Strategy 2: Restructure your finances and use rental income to pay down your loan sooner. (Outlined in Section 4 Create multiple streams of income.) Strategy 3: Use a combination of the above strategies. ALLIANCECORP - SEVEN REASONS WHY PROPERTY INVESTMENT CANNOT BE IGNORED P.6
4. Create Multiple Streams of income Creating multiple streams of income is the most effective way to achieve long-term financial security. Below, we have outlined how you can generate income streams through investing in property. Step 1: Build your property portfolio and wait while the equity grows. Property Portfolio EQUITY IN THE PROPERTY THAT ACCUMULATES AS LOAN REPAYMENTS ARE MADE AND VALUE OF PROPERTY INCREASES OVER TIME LOAN BALANCE Step 2: Balance the debt. Sell a selection of your investment properties to pay down the debt on the remaining properties and collect the rental income. Property Portfolio SOLD SOLD ALLIANCECORP - SEVEN REASONS WHY PROPERTY INVESTMENT CANNOT BE IGNORED P.7
5. Build Wealth, Security and a Better Lifestyle Increasing your equity (wealth) by purchasing and holding onto properties is one of the most common investment strategies Australians use today. When you consider the wealth that can be accumulated by building a property portfolio, it makes sense to start investing in property to provide more lifestyle options for you and your family and to build a financially secure future. Based on historical growth figures if you purchased just two properties valued at $400,000 each in 7 10 years you could sell these properties for double the price. After selling costs and Capital Gains Tax this could be equal to approximately $700,000. Melbourne Median House Price Since $11,800 $40,00 $140,000 $241,000 $363,000 $550,000 ALLIANCECORP - SEVEN REASONS WHY PROPERTY INVESTMENT CANNOT BE IGNORED P.8
6. Have Enough Money for Retirement For many people approaching the age for retirement, their biggest concern is that they will not have enough money for a comfortable lifestyle. Property investment is the most effective way to ensure a comfortable retirement but it is important not to leave it too late. Property investment strategies for retirement: Buy and hold properties leading up to retirement and then sell to produce additional streams of income. Purchase properties using a Self Managed Super Fund. Stagger the sale of you properties through retirement to supplement your income and lifestyle. Swap your growth properties for cash flow positive properties. Where do you want to be? Complete the table below to determine your desired financial position during retirement. Then consider if you have strategies in place to achieve your goal. Retirement Analysis Current Age Ideal Retirement Age Yrs Yrs Estimated Years in Retirement Yrs A Years Remaining in Workforce Yrs B Ideal Annual Income Required as Retiree $ C Income Required at retirement ( A x C =D ) $ D ALLIANCECORP - SEVEN REASONS WHY PROPERTY INVESTMENT CANNOT BE IGNORED P.9
7. Property is the Safest Form of Investment More millionaires are created from property than any other asset class. There are many reasons to support why investing in property is the safest form of investment: Property has a constant growth factor Good quality residential property has an unequalled track record of producing high consistent capital growth with an average of 10% compounded over the last 120 years. You are in control You make all the decisions and have direct control over the returns. Most Forgiving Even if you bought the worst property in the worst market conditions, your property will still increase in value over time. Income that grows Rental income grows over time to eventually cover all your costs and generate additional income streams. Low Risk Banks have done all the research for you to identify the risk involved in property investing. If banks believed property investment was risky, they would not be prepared to lend you almost 100% of the value of the property. Leverage Due to the high leveraging capabilities of property, you can leverage your equity to purchase more property and create a Master Facility (buffer) to help with the shortfall and any unforeseen costs. ALLIANCECORP - SEVEN REASONS WHY PROPERTY INVESTMENT CANNOT BE IGNORED P.10
7. Property is the Safest Form of Investment continued Property Investment Model: Home Investment Property FUTURE EQUITY Master Facility LOAN REPAYMENTS, DEPOSITS, STAMP DUTY Free equity in home using a Master Facility. Use funds to purchase investment property therefore not securing the investment property against the home. Use the Master Facility to cover holdings costs while your home and the investment property grow in value. Any disposable income is used to help pay down your mortgage.
