2 UNDERWRITING CRITERIA UNDERWRITER APPROVAL REQUIRED ON THE FOLLOWING: 1. Applicant that has plead guilty or been convicted of a felony. 2. Any dwelling where the roof covering is slate, asbestos, concrete or any non-standard material. We will accept the risk, given these roof coverings, if the insured will agree to a roof exclusion. 3. Risks with unfenced in-ground swimming pools. 4. Risks with pools with diving boards. CLAIM UNDERWRITING: The following are guidelines concerning claims history and acceptability. Each applicant and claim scenario is different, so the underwriter will review the entire account and the type of claim or claims to evaluate acceptability. These guidelines distinguish between a singular residential risk and others, such as multiple rentals or large farm risks, which could warrant other consideration. NO-PAY CLAIMS: Generally no-pay claims are treated as a paid claim. SINGULAR RISK: 2 claims in 3 years or 3 claims in 5 years would disqualify a risk. MULTIPLE RENTALS/COMMERCIAL BUILDINGS: In the last 3 years an account should have no more than 1 claim for every 4 rentals, and in the last 5 years no more than 1 claim for every 3 rentals. For example, if an account has 20 rentals, total amount of claims in the last 3 years should be no more than 5, and in the last 5 years should be no more than 7 (rounding up in this case). If there are more than 2 fire claims in the last 5 years, regardless of the number of properties, the risk will be declined. A. STANDARD COVERAGE 1. Coverage is Fire & E.C. (VMM is included.) 2. THEFT coverage is optional. 3. NO OTHER STRUCTURE COVERAGE IS INCLUDED. Farm outbuildings or outdoor fixtures must be scheduled for coverage. Non-Farm outbuildings can be covered under Coverage B Related Private Structures. 4. Speculation houses are not allowed in this program. Must be written as Vacant. B. PREFERRED RENTAL OR SEASONAL (THEFT coverage is optional.) 1. Dwelling must be in very good condition. 2. Roof must be gable or hip type (no flat roofs). See roof replacement eligibility requirements in the Underwriting section, page Must have continuous masonry foundation. 4. Speculation houses are not allowed in this program. Must be written as Vacant. Rentals only: No wood heat except fireplace (interior photo required). If wood heat exists, write dwelling in the Standard program above. 16 1. Coverage can only be provided if Barton Mutual is providing coverage for the property. (We will not write a liability policy only.) 2. Property must be maintained properly. Special emphasis will be placed on upkeep and maintenance. 3. Dogs: If there is a dog on premises that displays vicious tendencies, we will not write liability coverage. 4. We will not accept coverage on those risks with a frequency of claims. PROGRAM DESCRIPTION 1. Coverage is provided for premises only. (No personal liability.) 2. No coverage for tenants. (Tenants must purchase separate CPL.) 3. Personal Injury is included when liability is purchased. This will cover at no extra cost slander, libel, false arrest, wrongful entry, wrongful eviction and invasion of privacy. There are two important coverage constraints: a. Personal injury is only included on rental policies liability section. If you extend it from another policy, there is no personal injury coverage unless you add it optionally. b. The personal injury coverage only applies to acts related to the rental itself. For example, if the insured slanders someone, not related to his rentals, there would be no coverage.
