This program shall not apply to Farm Property. For Farm rates, definitions, rules and forms, see the Farm Protector section of Company manual. This manual contains the rules, classifications and pricing for the issuance of the Dwelling Policy Program. The rates, rules, forms and endorsements filed by or on behalf of the Company shall apply in all cases not provided for in this rminui-41. DWG 1 (Ed. 02/10)

3 GENERAL RULES SECTION FORMS, COVERAGE, MINIMUM LIMITS OF LIABILITY The Dwelling Policy Program forms provide the following coverages listed. These coverages may be written as separate items in the policy and are subject to the minimum limits of liability where noted: ML-8 KM-BF BASIC BROAD Coverages Coverage A Dwelling FORM FORM Minimum Limits of Liability $25,000 $40,000 Coverage B Other Structures No automatic coverage afforded, except as specified in Rule #34, Page DWG-9. 4 GENERAL RULES SECTION 3. ELIGIBILITY A Dwelling Policy may be issued to provide insurance under: A. Coverage A--Residence: 1. used solely for residential purposes except that certain incidental occupancies or up to 5 roomers or boarders are permitted; 2. containing not more than four apartments; and 3. which may be in a townhouse or row house structure; or 4. in course of construction; 5. Modular Home and Double-wides (a) Must be tied down and set on a permanent continuous masonry foundation of cement block or solid concrete. (b) Must have a central forced air heating system. (c) Must have a modern electrical system. (d) Must meet all Kansas mandatory requirements. (e) Must have composition shingle roofing. (f) Must have wood, masonite or vinyl siding. NO aluminum siding allowed. (g) Must have 2" X 4" or greater interior wall studs -- 16" on center. (h) No woodburning devices of any type are allowed. includes, but is not limited to, factory fireplaces. If acceptable to company surcharge applies - see rule 39. B. Coverage C Personal Property in: This 1. a dwelling eligible under Coverage A; or 2. any apartment or condominium unit used as private living quarters of the insured or rented to others furnished. Note: Apartment means one or more rooms on one or more floors designed for occupancy by one family for dwelling purposes. DWG 3 (Ed. 01/95)

5 4. DEDUCTIBLES All Dwelling Policies are subject to a deductible applicable to loss under the Property Coverage Section of the policy. This loss deductible applies to each occurrence. The following deductibles are available: 4.1 Basic Deductible The Dwelling Program provided a $500 deductible applicable to any loss under the Property Coverage Section of the policy. Premiums shown in this manual contemplate this deductible. 4.2 Higher Deductibles For the Dwelling Program, the deductible amount is shown on the Declarations Page. All Flat Deductibles. A policy may be issued with one of the following deductible options at the premium credit or surcharge shown below. Deductible credits apply to Section I premiums only. Optional Deductible Factor Maximum $ $ 750 $1, $1,000 $1, $1,500 $2, $2,000 $2, $2,500 $5, $5, Special Windstorm or Hail Deductible When this deductible option is selected, this deductible amount will apply to only the peril of windstorm or hail. To develop the premium for this option, multiply the BASE PREMIUM by the factor listed below for deductible amount selected; When a percent deductible is selected, the deductible amount will be that percent of the Coverage A limit. * 1% windstorm or hail deductible.97 * 2% windstorm or hail deductible.94 * 5% windstorm or hail deductible.90 $1,000 windstorm or hail deductible.96 $2,000 windstorm or hail deductible.92 $3,000 windstorm or bail deductible.89 No maximum credit applies, Attach Endorsement KM-WI -ID (Ed. 01/95) * Not available on contents only policies. POLICY PERIOD The Dwelling Policy may be written for a period of: One year and may be extended for successive policy periods by extension certificate based upon the forms and endorsements then in effect for the Company. 6. INCIDENTAL OCCUPANCIES An incidental occupancy is permitted in a premises eligible for coverage under a Dwelling Policy, if: A. the policy provides insurance under Coverage A or C; B. the incidental occupancy is operated by the insured who is the owner or a resident of the premises; or C. there are no more than two persons at work in the incidental occupancy. Attach Endorsement ML-42, Office, Professional, Private School or Studio Use. 7. CANCELLATIONS OR REDUCTIONS The return premium for cancellation of the policy or the reduction in coverage or limits of liability is computed as follows: 7.1 SHORT RATE - When the cancellation or reduction is at the request of the insured. 7.2 PRO RATA - When the cancellation or reduction is requested by the Company. 7.3 PRO RATA - When the policy is cancelled because of a mortgage foreclosurer. 7.4 FLAT - When the policy cannot be delivered or is refused by the insured within the first 30 days of inception or renewal date. 7.5 MINIMUM EARNED PREMIUM - A $15,00 minimum earned premium applies in the event of any cancellations, except for a flat cancellation. 8. MANUAL PREMIUM REVISION Any revision of the premiums or rates in this manual apply to: A. New and Renewal Policies: 1. on the effective date announced, and 2. in the manner stated in the announcement. B. Existing Policies for the advantage of premium or rate reduction: 1. Short rate for premium reductions applied in the then current policy year of policies in effect more than 30 days on the effective date of the revision, or 2. Pro rata when applied to policies in effect 30 days or less on the effective date of the revision. C. Forms and Endorsements: Unless otherwise provided at the time the premium revision becomes effective, the current forms and endorsements must apply to all items of the policy to which the premium revision applies. 9. MULTIPLE LOCATIONS Each dwelling insured must have its own separate policy, DWG 5 (Ed. 01/95)

7 10. INSURANCE BY MORE THAN ONE COMPANY Separate Dwelling Policies may be issued by one or more companies to provide insurance under the same coverages at the same location. Specific insurance on eligible property under this program may be provided under two or more policies written in one or more companies. Attach Endorsement ML-178, Insurance By More Than One Company 11. TRANSFER OR ASSIGNMENT At the option of the Company, and subject to Company approval, a policy may be endorsed to effect assignment from one Insured to another in the event of a transfer of the title of the property. 12. RESTRICTION OF INDIVIDUAL POLICIES If a policy would not be issued because of unusual exposures, the applicant may request a restriction of the policy at no reduction in the premium. The request, bearing the signature of the applicant, shall be referred to the Company. Attach Endorsement ML-304, Restriction of Individual Policies 13. SINGLE BUILDING DEFINITION All buildings or sections of buildings which communicate through unprotected openings shall be considered as a single building. Buildings which are separated buildings. by space shall be considered separate Buildings or sections of buildings which are separated by an 8-inch masonry party wall which pierces the roof shall be considered separate buildings. Communication between buildings with independent walls or through masonry party walls described above shall be protected by at least a Class A Fire Door installed in a masonry wall section. 14. CONSTRUCTION DEFINITION A. Frame--A dwelling with exterior walls of combustible construction, including walls with stucco on wood, metal on wood, or metal lath and plaster on combustible supports. B. Masonry--A dwelling with exterior walls of brick, concrete, concrete block, adobe, tile, other masonry materials or non-combustible materials, on non-combustible supports. C. Mixed Construction--A dwelling shall be classed as frame where the wall areas of frame construction exceed 33-1/3% of the total exterior wall area. 15. PUBLIC FIRE PROTECTION Refer to I.S.O. 8 16. VACANCY OR UNOCCUPANCY With prior Home Office approval, coverage may be provided on a vacant or unoccupied dwelling. When permission is granted, our limit of liability and the amount of loss are reduced 50% on the dwelling or building. A 100% of face amount coverage may be purchased by doubling the appropriate table rate. For buy-back to 100% of face amount of coverage attach endorsement KM-13, Vacancy or Unoccupancy Buy-back. 17. ALUMINUM OR VINYL ROFFING/SIDING LIMITATION When the dwelling has aluminum or vinyl roofing/siding, appearance damage recovery is limited to not more than.54 per sq. ft. and replacement recovery to not more than $1.00 per sq. ft. RATING INFORMATION 18. All premiums and rates shown in this manual are on an annual basis and, unless otherwise indicated, rates are for each $100 of insurance. 19. INTERPOLATION EXAMPLE Amount of Insurance Desired $53,000 A. Policy Amounts & Premiums Shown $55,000=$220-50,000=-200 Policy Amount & Premium Difference $ 5,000=$ 20 B. Additional Amount $ 3,000 Difference in Amount $ 5,000 X Difference in Premium x$20 = Premium for Add'1. Insurance =12 C. Premium for $50 000=$200 Premium for $ 3,000=+ 12 Premium for $53,000=$ MINIMUM PREMIUM The $50 minimum premium may include all chargeable endorsements or coverages for Fire and Allied Lines if attached at inception of the policy. When such endorsements or coverages are attached after inception of the policy, the charge for each shall apply in accordance with the minimum premium rule for the endorsement. 21. ADDITIONAL AMOUNT OR COVERAGES Amounts of insurance may be increased or additional coverages may be added after the inception date of the policy by endorsement. Whenever an endorsement is attached requiring an additional charge, such charge shall not be less than $10. DWG 7 (Ed. 01/95)

9 22. WHOLE DOLLAR PREMIUM All premiums shown on the policy and endorsements shall be rounded to the nearest whole dollar. A premium for fifty cents ($.50) or more shall be rounded to the next higher whole dollar. In the event of cancellation by the Company, the return premium may be carried to the next higher whole dollar. OTHER RATING PROVISIONS 23. TOWN HOUSE OR ROW HOUSE One- to four-family town house or row house shall be rated based on the total number of families in the town house or row building. See apartment rates where there are more than four families in a single fire 24. SEASONAL DWELLINGS A seasonal dwelling is considered a vacant or unoccupied dwelling. See Rule 16. Company approval is required. Prior 25. DWELLINGS UNDER CONSTRUCTION Coverage may be provided on a dwelling in the course of construction with permission granted to complete. [The dwelling must be insured for 100% of completed value and coverage must begin on the date construction starts.] Refer to the Builder's Risk Tables for rates. Attach Endorsement KM-2, Dwelling under Construction. ADDITIONAL COVERAGES 26. RELATED OR UNRELATED STRUCTURES (See Rule 41 for further clarification) Specific Coverage for Related or Unrelated Structures, such as garages, storage sheds, etc., may be obtained in accordance with the provisions shown below: A. Related Structures Related structures may be insured for a specific amount of coverage on each individual building at a rate of 5.45 per $100. Show limit of liability on Declarations Page. B. Unrelated Structures Coverage may be provided for unrelated structures on premises owned by the insured. This coverage is for structures used exclusively by the insured for personal use (non-commercial), Farm usage is not considered commercial usage. 10 27. COVERAGE 0--Additional Living Expense & Loss of Rent Coverage Additional Living Expense & Loss of Rent Coverage may be increased above the $1,000 limit given by the policy. Increased limits are $.70 per $100 Show increased limit of liability on the Declarations Page. 28. EARTHQUAKE COVERAGE When Earthquake coverage is provided, it shall apply to all Section I coverages for the same limits as provided under the policy. A 5% policy deductible applies. There is a 30 day waiting period when binding earthquake coverage. The premium for each $1,000 of insurance shall be developed as follows: The premiums for each $100 of insurance shall be developed as follows: Frame Masonry.021 $.061 Attach Endorsement KM-54, Earthquake. 29. FIRE DEPARTMENT SERVICE CHARGE The limit of $500 provided in the policy may be increased at a rate of $2.00 per $100 of insurance. Attach Endorsement ML-306, Fire Department Service Charge--Higher Limit. 30. OUTDOOR ANTENNAS Coverage for antennas or satellite receiving equipment may be increased at a premium of $4.50 per $100. The policy provides $500 coverage with a deductible applicable. Show additional limit of liability on Declarations Page. 31. WIND GENERATORS Wind generators are excluded. Coverage may be provided at a rate of $4.50 per $100. Policy deductible applies. Show limit of liability on Declarations Page. 32. SOLID FUEL HEATING CHARGES * Freestanding, solid fueled heating devices used in dwellings require an additional charge to the Dwelling and Contents rate. Add to the dwelling and contents combined premium a charge of 10% subject to a minimum of $25 If heating devices are installed during the term of the policy, they must be declared immediately and an additional charge made for the unexpired term of the policy. 11 33. SUPPLEMENTAL PACKAGE OF COVERAGES When a policy is issued on a dwelling with no coverage provided on Coverage C, Personal Property, a Supplemental Package of Coverages in the aggregate amount of $500 is provided on: carpeting, curtains and drapes-- whether or not permanently installed--all detachable building items such as awnings, storm doors, screens and windows. When Coverage C is purchased, this package does not apply. Attach Endorsement KM-D, Amendatory Endorsement. 34. RELATED PRIVATE STRUCTURES This coverage does not apply except for an aggregate amount of $500 of coverage on fences, mailboxes and their supports, yardlights and power poles. (Specific or additional coverage can be purchased. See Rule #26.) Attach Endorsement KM-D, Amendatory Endorsement. 35. PERSONAL INJURY Personal injury to others, such as false arrest, libel or invasion of privacy may be added to the Dwelling Policy. The premiums for this coverage shall be as indicated below: LIMITS OF LIABILITY $25,000 $50,000 $100,000 $300,000 $500, Attach Endorsement ML-46, Personal Injury. 36. INLAND MARINE COVERAGE When any Inland Marine Floater coverage is added to a Dwelling Policy at the date of issue, a $15 minimum charge will be assessed. During any time between inception date and anniversary or expiration date, the minimum premium charge of $15 will be pro rated. Attach Endorsement ML-61, Scheduled Personal Property Endorsement. BUILDING MATERIALS COVERAGE When builders risk coverage is purchased on a dwelling under construction, building materials coverage for the unattached materials may be purchased at the following premium: $2.75 per hundred -- A 5500 deductible applies Attach Endorsement KM-BNIC, Building Materials Coverage 38. CONTINUOUS RENEWAL CREDIT A credit of 2% will be applied to the base premium of Dwelling Policy Program renewals, if the named insureds property insured under this policy have been continuously insured by the company for 12 or more months. Any discontinuation of continuous coverage forfeits this credit for 1 policy term. 39. MODULAR OR DOUBLE-WIDE PREMIUM SURCHARGE When a modular or double-wide home is accepted by the company for coverage under the Dwelling Policy Program, an additional premium shall be developed by applying a factor of 1.20 to the BASE PREMIUM. 40. LIMITED ORDLNANCE OR LAW COVERAGE Coverage may be provided when loss to property covered under the policy is caused by a peril insured against, we cover the increased cost which results from the enforcement of a code, ordinance or law which regulates the construction, repair or demolition of the property. This coverage does not increase the limit shown for the damaged property. All other terms of the policy apply. The rate for this coverage is $.50 per $1,000 of the Coverage A limit with a minimum charge of $ See the Endorsement KM-ORD for specific coverage and limitations. Attach Endorsement KM-ORD. 41. LIMITED REPLACEMENT COST PROVISION For an additional premium charge of $1.00 per $1,000 Coverage A limit, with a minimum of $50, coverage maybe updated from actual cash value to replacement cost, subject to the provisions of the coverage form. This coverage is available only on a policy written with broad form coverage. Insurance to 80% of replacement cost or more is not required, but coverage must be at least 50 of replacement costs.
