3 Residential Mortgages 1 Fixed Variable Tracker Discount Welcome Mortgage We offer a full range of residential mortgages including fixed, variable and tracker rates. No Product Fee on some remortgage products Free standard valuation (valuation up to 999 and for properties valued up to 2m) and fees assisted legal services for standard remortgages We accept up to 100% of the borrowers share on Right to Buy All of our products are available for New Build applications (up to 90% LTV on houses and 85% LTV on flats) First Time Buyers All current fixed, tracker, and welcome residential mortgage products have ERCs and allow 10% overpayments each year. Discount and variable residential mortgage products vary. Max age at term end: 80 years and max advance: up to 1.25m (on certain products) 10 year fixed rate available for clients wanting peace of mind Interest Only Offering more options than many other lenders, our First Time Buyer range includes Shared Ownership, Help to Buy and our innovative Welcome Mortgage. Our Part & Part mortgages give your customers more flexibility, including the option to reduce the capital on an existing Interest Only mortgage. With our award winning* Welcome Mortgage your clients get 0% interest for the first 3 or 6 months of their term, then changing to a fixed rate for 2, 3 or 5 years, then changing to the Society s Standard Variable Rate for the remainder of the term For New Build properties we can offer 90% LTV on houses and 85% LTV on flats We offer a 95% LTV on residential lending and 95% of the borrowers share for Shared Ownership We accept up to 5% vendor gifted deposits We have dedicated New Build products with extended end dates so clients don t miss the best deal due to building completion delays We lend up to 75% LTV with 60% on Interest Only and the remainder on capital repayment Up to three repayment strategies can be used to cover the value of the Interest Only element, including in some circumstances the equity from the sale of the property, or others your client may have Selected products come with free valuation (valuation up to 999 and for properties valued up to 2m) and fees assisted legal services for standard remortgages *Innovator of the Year at Moneywise Magazine Mortgage Awards 2014 for the Welcome Mortgage

4 2 Investment Mortgages Holiday Let Buy to Let Whether your client is a first time landlord, building a property portfolio, or refinancing an existing property, our dedicated Investment product range can help. We will lend up to 70% LTV and up to 500k per application. We will lend on up to 4 Buy to Let properties and applicants can have up to 8 properties in their portfolio No minimum income requirements for Buy to Let, evidence of income is still required Rental income must be 140% of the interest payable, on a stress rate of 5.5% for purchase and capital raising remortgages and 5.0% for non-capital raising like for like remortgages No maximum tenancy required 3 We will lend on Houses in Multiple Occupation (HMO), if your client has 6 months existing landlord experience Max age at term end: 80 years We re also one of the few lenders who offer Holiday Let. Holiday Let borrowers must have a minimum income of 40,000 applicants can have up to 3 Holiday Let properties in their portfolio Range of options available including 2, 3 and 5 year fixed and discount rates Competitive fixed product fee. We offer different product fees across our range. What s more we don t charge an initial application fee. Assisted Purchase Mortgages Shared Ownership Help to Buy Shared Equity Our Assisted Purchase offering includes Shared Ownership and Help to Buy Equity Loan mortgages. We lend up to 95% of borrower share on Shared Ownership properties Min share to be purchased: 25% Max share: 75% Shared Ownership arrangement must be through a HCA Registered Provider We accept Discounted Market Sales Help to Buy products available across England, Scotland and Wales, with specific London Help to Buy products and Help to Buy remortgage We will also consider properties where a restrictive covenant may exist (including Section 106 and Section 75 in Scotland)

5 A flexible criteria. 95% LTV products available Max age at the end of mortgage term is 80 years To supplement our range, we make sure that our product criteria is equally tailored to the needs of your customers: Self-employed traded for 3 years we can accept an accountant s certificate. If less than 3 years, 2 years accounts can be accepted 93% of our lending is through the intermediary channel Vendor and builder deposits accepted up to 5% No minimum income requirements or maximum tenancy for Buy to Let. Evidence of income is still required.
