Boundary Description and Justification: This resource occupies a plat of 50'0" x 140'0" on Pine Street. Given the urban nature of the resource, property lines are an apt boundary justification. III. General architectural description: This house is a wood frame building, clad in brick with vernacular detailing. The house has a partial basement enclosed by a concrete foundation. The house has a symmetrical plan. The street facing (north) elevation has an entry on the east side. There is a decorative wood pediment with a light fixture flush to the cladding above it. The west side has a six over six double hung sash window. On the center of the elevation is a stone chimney and flue. The cladding on the ground storey is blond brick. The attic level is clad in horizontal wood siding. There are two six over six double hung sash windows at the second storey, the bottom halves of which are surrounded by brick, the upper halves of which are surrounded by wood cladding. The windows are framed in wood, and have brick sills arranged in a header course. Every window has this brick sill detail in addition to a wood lintel. There are pigeon holes at the attic level for ventilation and a single fascia board at the roof edge. The east elevation has a six over six sash window at the ground floor. On the second storey is a smaller six over six sash window at the southeast corner, and at the eave is a gable roof dormer with a six over six sash window. The west elevation has three six over six sash windows at the ground floor. The one located nearest the southwest corner is smaller than the other two. At the second storey is a centrally placed gable roofed dormer. Like the dormer on the east elevation, it has a six over six sash window. The south elevation is detailed similarly to the north elevation. The south elevation has a pedimented entry at the southeast corner, to the west of which is a six over six sash window. The chimney is offset to the west, leaving room for a small window at the attic level. The second storey has two sash windows and a door leading to an attached wood balcony of 136 s.f., which was a later addition. 22. Architectural style/building type: No Style 23. Landscaping or special setting features: The house is part of a complex of brick and river stone structures arranged on three lots in downtown Steamboat Springs. The rear of the complex is bounded by an alley, the front bounded by Pine Street. A gravel drive bisects the lots and gives access to the house (see inventory form, 825 Pine Street). A 6'0" high fence encloses the back yard of the main house.

Associated buildings, features, or objects: A 1 ½ storey brick house, a one storey river stone cottage, a one storey building and a one storey storage shed/barn with an L plan and converted into a single dwelling. Historical background: This resource typifies turn of the century domestic structures in Steamboat Springs with regard to scale, massing and location. The cluster is, however, atypical in cladding material when compared to neighboring houses. However, the six brick buildings are unified not by their massing or configuration, but by their finish details and this rarely implemented cladding material. Such an example of an intact, historical 'subdistrict' is invaluable in telling the storey of the development of Steamboat Springs, and is a rare example of an early shared living compound in Steamboat Springs, which grew out of need and available means. 36. Statement of significance: This resource and its accessory buildings, together with the neighboring lot, create a shared living area in the heart of downtown Steamboat Springs. Together the six buildings share a space with common landscaping and circulation. They are detailed similarly and use like materials. They create a subdistrict in the bounded survey area. reminiscent of commercial buildings in the downtown district. 43. The site elements are unchanged, as are the massing and scale of the existing structures. Together, the buildings are an intact historic resource.
