7 DISCLOSURE AND ACKNOWLEDGMENT IMPORTANT - PLEASE READ CAREFULLY BEFORE SIGNING ACKNOWLEDGMENT Gorilla Group LLC is an agent of Nature s Hideaway Condominium Association and may obtain information about you from a consumer reporting agency for purposes of tenant screening and may include investigation regarding your credit, criminal background, and eviction/prior residence history. Thus, you may be the subject of a "consumer report" and/or an "investigative consumer report" which may include information about your character, general reputation, personal characteristics, and/or mode of living and which can involve personal interviews with sources such as your neighbors, friends, or associates. These reports may include employment history and reference checks, criminal and civil litigation history information, motor vehicle records ("driving records"), sex offender status, credit reports, education verification, professional licensure, drug testing, Social Security Verification, and information concerning workers' compensation claims (only once a conditional offer of employment has been made). Credit history will only be requested where such information is substantially related to the duties and responsibilities of the position for which you are applying. You have the right, upon written request made within a reasonable time after receipt of this notice, to request whether a consumer report has been run about you, and the nature and scope of any investigative consumer report and request a copy of your report. Parking Guidelines 1. Parkers / Residents (owners and tenants) living at Nature s Hideaway need a parking decal to park on the property in the designated decaled parking areas. Nature s Hideaway is a parking-by-decal condominium community. Vehicles without parking decals need to park in the non-decaled parking area adjacent to the pool. 2. Decals will not be granted to owners who are not in good standing with the Association. Parking decals are only valid as long as the resident and/or owners stay in good standing. Residents who lapse will be required to park in the non-decaled vehicle parking area. 3. Decals will not be granted to tenants who have not been approved by the Tenant Screening Committee. Tenants decals may not be renewed if there have been three parking violations in a one-year period. 4. Should a vehicle receive a warning ticket, contact or N.H.Parking@comcast.net to resolve the matter immediately. 5. Vehicles may be towed for any non-compliance with the governing documents of the community. A complete set of the documents is available at 6. Car repair work or car washing is not allowed in the parking lot. Car parts (tires, car batteries, etc.) should not be left at the dumpster or stored in breezeways/balconies/lanais. The compactor (trash) area is under video surveillance. 7. Sports should not be played in the parking lot due to the potential damage to property. Anyone who causes damage to vehicles in the parking lot is responsible for those damages. 8. Vehicles without parking decals on their windshield are required to park in the non-decal parking area and will be subject to tow if not parked in the appropriate area. The non-decal parking area is the parking lot located nearest to the pool. 9. Vehicles towed are towed at the vehicle owner s expense. 10 Parking Violation Enforcement NOTE: If a parking ticket is placed on your vehicle, please contact or N.H.Parking@comcast.net to resolve the matter immediately whether the vehicle has a parking decal or not. New decals are issued quarterly. 1. Violation of any of the Nature s Hideaway Parking Rules and Regulations contained herein will result in the towing of the vehicle by the contracted towing company at the vehicle owner s sole risk and expense and/or a hearing before the Nature s Hideaway Board. 2. Any vehicles parked on the Nature s Hideaway lot deemed by the Nature s Hideaway Board or managing agent per these rules and regulations as illegal, disabled or unapproved will be subject to towing or booting at the sole risk and expense of the owner of the vehicle. 3. It is the responsibility of unit owners to provide their tenants with the Nature s Hideaway Parking Rules and Regulations at the time of the lease signing. Any new residents are expected to have requested parking decals prior to moving in. Failure of unit owners to keep their accounts current will result in their tenants loss of parking privileges. 4. It is the responsibility of Nature s Hideaway residents to provide their visitors with the Nature s Hideaway Parking Rules and Regulations. 5. Requests for exceptions to the Nature s Hideaway Parking Rules and Regulations and appeals of any action taken as a result of any violations must be submitted in writing to the Board via or hand delivery to the off-site management office. 6. Covenant violations or violations of the Nature s Hideaway governing documents, including the Nature s Hideaway Rules and Regulations, can result in the loss of parking privileges. 7. It is the responsibility of Nature s Hideaway residents to register all visitors and guests. This agreement is made by and between Parker and Association. Parker agrees that no third party shall be held liable for the performance of any of the terms of this agreement except as shall otherwise be provided by law. By signing this agreement Parker hereby acknowledges they have read and fully understand all the Nature s Hideaway Parking Rules and Regulations are in full agreement with their associated responsibilities, and that all information provided in the Nature s Hideaway Condominium Association Parking Decal Form is accurate and complete. This constitutes the entire agreement between the parties and shall be incapable of modification unless mutually agreed to in writing by both parties. Pool Guidelines 1. You will need to have a group picture taken of everyone residing in your unit. All owners in good standing with the Association will have their card activated. 2. Pool cards will be activated for those units in good standing with the Association and form whom a group picture is on file. 3. Children and teens 18 years of age and younger must be accompanied by an adult at the pool. 4. Parties must be approved by the Association in advance and a $125 deposit is required. 5. No food or drinks are allowed in the pool area. A picnic area is provided next to the pool. 6. Both gates to the pool must remain closed. Residents who prop the gates open create a liability issue for themselves. The pool and gates are on video surveillance and residents who violate this rule will have pool privileges suspended. 7. Do allow people into the pool. Residents who allow their card to be used by people who are not on their Agreement and in their unit picture will have pool privileges suspended. 8. The life ring is for emergencies only it is NOT a toy. To receive a new amenity card, a group picture must be taken of everyone residing in the unit. Pictures are taken and amenity cards distributed on Tuesdays between 5:15 p.m. and 7:15 p.m. Bring the completed form and everyone who lives in the unit for the picture. If you cannot make it to the pool on Tuesday, please contact the management company to coordinate a more convenient time for you and those residing with you in the unit.
