1 IMPORTANT - Instructions to Rental Housing Applicant Thank you for your interest in renting a home managed by Harford Property Services. In order to process your application please follow the instructions below. Failing to follow these instructions may delay your application or be cause to deny your application. If you application is accepted, a lease must be ratified and the full deposit and first months rent must be paid within two days of acceptance of your application. Submitting an application does NOT guarantee your application will be accepted. Applicants are selected on a first come, best qualified basis. 1. Complete ALL portions of the attached application neatly and legibly. Illegible application will be denied. 2. You must use the attached application. Other application formats will not be accepted. 3. ALL adults (anyone over the age of 18) who will reside in the property must apply as an applicant or co-applicant. 4. Each applicant MUST sign page 3 of the Application and the Authorization to Release Information. On the Authorization to Release Information you must include a valid contact phone number. 5. Attach proof of ALL income that you wish to be considered for AT LEAST the past 60 days and a clear copy of a government issued identification card for each applicant. 6. ALL applications MUST have the required application fee of $45 per applicant attached to the application. ONLY Cashier s checks and money orders will be accepted and MUST BE MADE PAYABLE TO HARFORD PROPERTY SERVICES, LLC. THIS IS A NON-REFUNDABLE APPLICATION FEE. You may use the attached Credit Card form to pay by VISA or Master Card. 7. Harford Property Services does not maintain a staffed commercial store front to accept applications in person. You may apply online at or complete the attached paper application and submit one of the following ways: a) a PDF to b) mail USPS to Harford Property Services, P.O. Box 345, Aberdeen, MD 21001; or c) fax to Mailing or delivering your application to any other address will delay your application. 8. Once HPS receives your application a property manager will call to notify you of receipt. 9. Please allow at least two business days to process your application once received. Some applications may take longer to process. Once your application is processed, the information will be reviewed with the property owner or owners and a decision will be made. 10. Housing Voucher Applicants Please submit ALL voucher paperwork with your application and ensure all documents are completely filled out. THE AGENCY ISSUING YOUR HOUSING VOUCHER MUST BE ABLE TO PAY THE VOUCHER PORTION BY CHECK or THROUGH PAYLEASE. Harford Property Services will NOT accept wire transfers or ACH deposits. 11. Real Estate Agents You MUST submit the attached Real Estate Agent Information form attached to the end of this application. Simply show the listed property and have your client submit a completed application. Harford Property Services will pay the referral fee to your broker within 5 business days after the tenant takes occupancy. IMPORTANT TIME IS OF THE ESSENCE. Property owners may lease to any qualified applicant at any time on a first come, best qualified basis. Applying for or discussing terms of a lease is not a promise to lease.
