2 Staircasing Further Purchase of Equity You may decide to purchase a further share or tranche of the property - this is referred to as STAIRCASING. The minimum portion you may acquire is 25%, thereafter, up to a maximum of 100% equity, in accordance with the terms of the legal document you signed when you first acquired the property. On completion of the purchase, your rent will be reduced accordingly. Open Market Valuation In order to ascertain the price at which further shares may be purchased from your landlord, we will obtain a valuation, in accordance with the terms of the Shared Ownership House/Flat Lease. You will be responsible for the valuation fee at a cost of A qualified Valuer/Surveyor, approved by the Royal Institute of Chartered Surveyors and/or Incorporated Society of Valuers and Auctioneers, will determine the current Open Market Value of the property excluding any improvements you have carried out during the length of your tenancy. The valuation shall be valid for a period of three months only, according to Housing and Communities Agency guidelines. If completion has not taken place within this period, a revaluation will have to be carried out at a further cost to you. You will be responsible for an additional valuation fee charge of IMPORTANT NOTE: This leaflet gives general advice only. Please consult your Solicitor for further information.

3 General Insurance On completion of a 100% purchase or sale of a house, the Building Insurance provisions made by your landlord for the property will no longer remain in force. You will be responsible for arranging your own Buildings Insurance from the date of completion. Buildings Insurance for properties which are flats shall continue to be arranged via your landlord under the obligation of the terms and conditions of the lease. Rent Arrears None of the options referred to in this leaflet can be exercised whilst any rent arrears exist on the tenancy account. With your landlords permission you may settle an outstanding debt at the point of sale completion. What to do now 1. Complete the attached Staircasing application form. 2. Ensure all relevant information is provided, otherwise a delay in processing your application may occur. 3. Return the form and either telephone the office to make a payment over the phone, alternatively a cheque made payable to the landlord will be accepted.
