The affordable homes specialist Selling your Shared Ownership home
Selling your home, or your share of it, is not as complicated as you might imagine. We are here to give you the information you need. r options A - Self managed option This allows you to manage the sale and instruction of surveys. ll be in control of taking photos and writing the details about your home. We will ensure that prospective buyers are approved, using the qualifying criteria. B - Fully managed option We work in partnership with Move with Us to manage the sale of your home. Together we ll arrange for your home to be valued and also instruct the surveys. We ll also commission a market appraisal report on your home to ensure we choose the correct agents. A - Self managed option arrange for a professional RICS valuation (the surveyor must be registered with the RICS - the Royal Institute of Chartered Surveyors). then send us the Valuation Report for approval. In addition you may also send detail about your home along with photos for us to more effectively market your property on the Plumlife website. We ll confirm to you the amount of fee payable under your lease. Typically our administration fee is 250 if you sell on your share of the property. If solicitors require Plumlife respond to Leasehold queries and provide accounts an additional fee of 120 is payable. If you use an estate agent to sell your home, you will be responsible for paying their fees. The estate agent may ask for an energy performance certificate (EPC) If we have not found a buyer, you may sell your home privately instead. can either just sell your share, or sell the property outright. We ll then market the property on the Plumlife website and invite interested applicants to contact you to view your home. If they are interested, they can apply to buy your share at the full asking price.
Benefits of using the self managed option select a qualified surveyor to carry out your professional valuation report are in control of putting together details of your home can be creative and take your own photos can choose who carries out your Energy Performance Certificate (EPC) if one is required We ll advertise your home on both our website and the appropriate Help to Buy Agency website
B - Fully managed option We work with Move with Us to manage the sale of your home. Our partners at Move With Us will arrange to value your home using their sophisticated database of homes in the area that are similar to yours. If you would like to proceed Move With Us will send an estate agent to your home to take measurements, photos and write a description Move With Us will send you an in-depth report on your property so you can understand how they have reached the guide valuation for sale Move With Us will arrange for an Energy Performance Certificate if your property requires one (fees apply) Alongside marketing your property on the Plumlife website, Move with Us will instruct two estate agents to sell your home either your share or outright. The agents will be put in competition to sell your home quicker. ll only pay a fee to the successful agent.
Benefits of using the fully managed option Move with Us will provide a point of contact to manage the whole process of selling your home ll receive a free market report of your home Move with Us will arrange for professional photos of your home and a description of your home, along with measurements Move with Us will arrange for the necessary valuation reports and Energy Performance Certificate (EPC) There will be two competing estate agents dedicated to selling your home Move with Us will manage both agents to ensure each property achieves the best possible price in a faster timescale can defer paying the fees associated with selling your home until your sale completes Plumlife working in partnership with
