What is this product about? The product is a mortgage loan/credit facility secured against residential or commercial properties. Nonetheless, additional security such as fixed deposits, guarantors etc may be requested depending on the credit assessment. The facility may be for the following purposes:- o Financing purchase of residential or commercial properties o Refinancing of an existing mortgage loan from another financial institution (eg redemption sum/balance outstanding plus top up facility) o Remortgage of a property free from encumbrances/debt o Redraw or top up facility for existing Maybank mortgage loan customers seeking additional facility for working capital, investment, education, renovation, etc Typically, the maximum financing/facility amount is slightly less than the value of the property pledged and in the case of financing new purchases, the difference between the loan amount and the purchase price (or the open market value, whichever is lower) is to be paid by the customer first before the loan amount is released eg:- Property Purchase Price: RM00,000 Loan Amount: RM180,000 (90% of the property price) Amount to be Paid by Customer: RM0,000 (10% of property price) Additional facility is available for capitalization of related expenses eg Mortgage Reducing Term Assurance (MRTA) premium, legal and stamp duty pertaining to the loan documentation, etc, subject to credit assessment and terms and conditions. The interest/profit rate charged may be fixed, floating or combination of fixed and floating, single or multiple interest/profit rates. Floating rate is typically based on the Base Lending Rate (BLR) plus/minus an interest spread eg BLR+1.75% and the effective rate will vary in accordance to the periodical changes in the BLR. The facility is available in conventional and Islamic version and can be in the form of term loan/financing, overdraft or combination of term loan and overdraft.

Loan repayment for the term loan facility is typically in the form of monthly installment (calculated based on the prevailing interest rate, loan tenure and loan balance outstanding). For loans under floating rates, the installment amount will vary in accordance to the changes in the BLR and hence the interest/profit rate to ensure timely loan settlement. The installment amount is to commence upon full loan disbursement. Pending full loan disbursement (in the case of financing purchase of properties under construction from developers where the loan amount is released progressively against the progressive claim issued by developers), customers are to at least service the progressive/monthly interest/profit charged in absent of a monthly installment amount. Example: Loan amount RM500,000, 0% partial disbursement (ie RM100,000). Interest BLR-1.00% (6.6%-1.0%=5.6%). Monthly progressive Interest to be paid RM100,000 X 5.6% X 31 /365 days = RM475.6 Assumption: a) BLR = 6.6% b) number of days in months (31/30/9/8). What do I get from this product? A. What are my obligations? A. Servicing the monthly progressive interest/profit pending full loan disbursement. B. Servicing the monthly installment amount (due 1 st of each month) upon full loan disbursement. What are the fees and charges I have to pay? Processing fees RM50 to RM00 depending on loan amount RM 10 per request RM 5.00 (applicable for MaxiHome/MaxiPlan FlexiOD only) Commitment Fee of 1% p.a is to be levied on unutilized portion of Overdraft facilities granted to the following:- Commitment Fee o Individual, when the Overdraft limit is in excess of RM50,000. o Companies irrespective of Overdraft limit. Note: Not applicable for Term Loan Redemption Letter / RM 50 per request. Note: The Bank will notify from times to times, notice will be given before new term and condition take effect (if any changes).

5. What if I fail to fulfill my obligations? Late Payment Penalty Default Rate Right to set-off Right to commence recovery or Legal action Right to reject/recall the facility 1% p.a on the amount in arrears In the event default (non-payment) on three (3) consecutive payments of interest pending the commencement of instalment or during the payment of monthly instalment, the Bank shall be entitled to convert the prescribed rate to BLR+.50% per annum calculated in daily balance basis, or such other rate from time to time. The Bank has the right to set-off any credit balance in your deposit account(s) maintained with the Bank against any outstanding balance. Legal action will be taken if you fail to respond to reminder notices. Your property may be fore-closured and you will have to bear all costs. The Bank has a right to commence recovery activities (including engaging third party debt collection agencies), foreclosure and bankruptcy proceedings. Note: Legal action against you may affect your credit rating hence leading to credit being more difficult or expensive. The Banks retains an absolute right to reject or recall the facility granted to you in the event there is any indication of a change in your creditworthiness and your ability to service this loan on the agreed terms and conditions. 6. What if I fully settle the loan before its maturity? Lock in Period years with effect from 1 st /full* loan disbursement. Early settlement fees % on approved loan amount. * Delete whichever is not applicable 7. Do I need any insurance/takaful coverage? The following insurance policies are recommended/required to be taken from panel/non panel of insurers:- Mortgage Reducing Term Assurance (MRTA) or Mortgage Reducing Term Takaful (MRTT) to cover the borrower(s) in the event of death or permanent disability (compulsory/recommended). Fire insurance/home owner s insurance to cover the property (compulsory). Home content insurance to cover the small assets (eg electrical items, furniture, etc) within the property (optional). 8. Do I need any guarantor? On case to case depending on repayment capability and other credit consideration. 9. Can I engage my own lawyer who is not listed in the Bank s panel lawyer directory? Not recommended as the lawyer may not be well versed with the Bank s documentation requirement and hence may result in delays. 10. Will my information be disclosed to third party? Please refer para 5 (Other Details) and para 8 (Declaration) of the loan application.

11. What are the major risks? Please be advised that the effective rate will change according to changes to the reference rate (eg Base Lending Rate). An increase in the effective rate may result in higher monthly repayments. If you have problems meeting your loan obligations, contact us early to discuss repayment alternatives. 1.
