The contract of insurance This policy, the schedule and any endorsements form a legally binding contract of insurance between you and us and should be read as one document to avoid misunderstanding. They set out what is covered and what is not covered, together with the sums insured and any special terms applicable. In deciding to accept this insurance and in setting the terms and premium, we have relied on the information you have given us in your proposal or statement of fact. You must take care when answering any questions we ask by ensuring that any information provided is accurate and complete. This insurance covers liability, loss or damage that happens during any period of insurance for which you have paid, or agreed to pay, the premium. Please check that the contract is suitable for your needs. E U Disclosure Clause UK ONLY APPLICABLE TO PRIVATE INDIVIDUALS AND SOLE TRADERS, WHERE THERE IS A LLOYD S PARTICIPATION IN THE INSURANCE PLACEMENT. Notice to the Proposer/Assured. The Parties are free to choose the law applicable to this Insurance Contract. Unless specifically agreed to the contrary this insurance shall be the subject of English Law. Several Liability Notice The subscribing insurers obligations under contracts of insurance to which they subscribe are several and not joint and are limited solely to the extent of their individual subscriptions. The subscribing insurers are not responsible for the subscription of any co-subscribing insurer who for any reason does not satisfy all or part of its obligations. The Contracts (Rights of Third Parties) Act 1999 Clarification Clause A person who is not a party to this insurance has no right under the Contracts (Rights of Third Parties) Act 1999 to enforce any term of this insurance. However, this does not affect any other rights they may have. The Data Protection Act 1998 Please note that any information provided to us will be processed by us an our agents in compliance with the provisions of the Data Protection Act 1998, for the purpose of providing insurance and handling claims or complaints, if any, which may necessitate providing such information to third parties. Financial Services Compensation Scheme We are members of the Financial Services Compensation Scheme (FSCS). You may be entitled to compensation from the scheme if we are unable to meet our liabilities under this insurance. This depends on the type of business and the circumstances of the claim. A claim is protected for 90%, without any upper limit. Further information about the compensation scheme arrangements is available from FSCS. Your cancellation rights. How to cancel your policy: 1. Your right to change your mind: You may cancel the insurance, without giving reason, by sending us written notice and returning the insurance documents within 14 days of it starting or (if later) within 14 days of you receiving the insurance documents. We will make a charge equal to the period of cover you have had, however there will be no return of premium where a claim is made within the terms and conditions of the policy. 2. How to make a claim To make a claim, first read the policy document and schedule to check that you are covered. To register a claim and obtain a claim form, please contact your broker. Please also refer to your duties below and the Claim Conditions section of your policy document. Your duties In the event of a claim or possible claim under this insurance:- 1. you must notify your broker in writing within 30 days of discovery giving full details of what has happened. 2. you must provide your broker with written details of what has happened within 30 days of you notifying us and provide any other information we may reasonably require. 3. you must immediately forward to your broker, if a claim for liability is made against you, any letter, claim, writ, summons or other legal document you receive. 4. you must not admit liability or offer or agree to settle any claim without our written permission. 5. you must inform the Police as soon as reasonably possible following malicious acts, violent disorder, riots or civil commotion, theft, attempted theft or the loss of property. If you fail to comply with any of the above duties this insurance may become invalid. How we deal with your claim 1. Defence of claims We may: take full responsibility for conducting, defending or settling any claim in your name; take any action we consider necessary to enforce your rights or our rights under this insurance. 2. If we obtain evidence which suggests that you were careless in providing us with the information we have relied upon in setting the terms of this insurance we may: refuse to pay any claim or claims, if your carelessness causes us to provide you with insurance cover which we would not otherwise have offered; or only pay a proportion of the claim if we would have charged more for your insurance. If we establish that you deliberately or recklessly provided us with false information we may: treat this insurance as if it never existed; decline all claims; and retain the premium. Definitions The following words or phrases have the same meaning whenever they appear in this policy. These words are in bold. Accidental damage Authorised representative Bodily injury Broker Buildings Damage caused as a direct result of a single unexpected event A person nominated and authorised by the Insured Bodily injury includes death or disease. The insurance broker who placed this insurance on your behalf. The home and its decorations; fixtures and fittings attached to the home; permanently installed swimming pools and associated pump-house and pumps and filtration unit, tennis courts, drives, patios and terraces, walls, gates and fences and fixed fuel tanks you own or for which you are legally liable within the premises named in the schedule. Condition precedent Contents An event which must occur, unless its non-occurrence is excused, before a contract becomes due. Household goods and personal property, within the home, which are your property or which you are legally liable for. Contents includes: tenant s fixtures and fittings; radio and television aerials, satellite dishes, their fittings and masts which are attached to the home provided a separate sum insured has been shown on the schedule; personal computers used for leisure purposes only and permanently kept at the premises; Silver articles, including Plate up to 250 in total Pictures up to 500 in total Contents of OutBuildings up to 1,000 in total; domestic oil in fixed fuel oil tanks up to 1,000; household goods and personal property in the open within the boundary of the premises, up to 250. Contents does NOT include: motor vehicles (other than domestic garden implements) caravans, trailers or watercraft or their accessories; animals; any part of the Buildings; any property insured under any other insurance; property of tenants. Definitions (continued) Endorsement Home A change in the terms and conditions of this insurance. The private dwelling of standard construction and the garages and outbuildings used for domestic purposes at the premises shown in the schedule. Period of insurance Premises Schedule Standard Construction We / us / our / (re)insurer You / your / insured The length of time for which this insurance is in force, as shown in the schedule and for which you have paid and we have accepted a premium. The address which is named in the schedule. The schedule is part of this insurance and contains details of you, the premises, the sums insured, the period of insurance and the sections of this insurance which apply. Must be built of brick, stone or concrete (but not prefabricated walls or panels), with a slate, tiled, concrete or felt roof (unless shown on the schedule). No more than 30% of the roof area may be flat or covered with felt. The Underwriters at Lloyd s (either individual or corporate) who have a share in this insurance. General Conditions applicable to the whole of this insurance Each home included under this insurance is considered to be covered as if separately insured. A. Your duties 1. It is a condition precedent that you must ensure that all physical protections provided for the security of the home and contents: are maintained in good working order; and are in full and effective operation whenever you are absent from the premises. If you fail to comply with the above duties, this insurance will become invalid in respect of loss or damage resulting from unauthorised entry. 2. You or your authorised representative shall regularly inspect the premises during unoccupancy at least every 7 days. Unoccupancy is defined as being unoccupied for periods in excess of 21 consecutive days 3. You must take all reasonable steps to prevent loss, damage or an accident and keep the Buildings in a good state of repair.. 4. It is a condition precedent to our liability that you advise your broker before you start any conversions, extensions or other structural work to the Buildings which materially affects the risks insured by this insurance. When we receive this notice, we have the option to change the conditions of this insurance. 5. Adequacy of Sum Insured We would remind you that it remains your responsibility to ensure Sums Insured are adequate. 6. Heating Condition You must ensure that during the period 1 st October and 30 th April the water, gas and electricity supplies are turned off at the mains and the water system drained to the maximum extend possible, except when the central heating is set and controlled by a thermostat with a constant temperature not lower than 55 o F/12 o C). All intruder alarms or other security devices requiring such services are to be maintained. 7. Pipe and Tank Lagging Condition It is a condition precedent to our liability that all pipes and water tanks at your premises are adequately lagged against cold weather. 8. Minimum Security Clause It is a condition precedent to the liability of us that the Final Exit door be fitted with a suitable lock complying with British Standard 3621, or as approved by the us. All other External Doors, unless secured as above shall be fitted with top and bottom mortice or surface mounted bolts with detachable keys. Sliding patio doors shall have key operated security locks top and bottom. All external windows opening on the ground floor, or opening and accessible on other floors to be fitted with key operated window locks. All external doors, and windows as above shall be secured using the above mentioned security devices whenever the Home is left unattended and the keys withdrawn from locks. 9. Index Linking Clause Notwithstanding anything contained herein to the contrary it is understood and agreed that the sums insured in Section One (Buildings) and Section Two (Contents) will be adjusted each month in accordance with the following indices: Section One (Buildings): the House Rebuilding Cost index issued by the Royal Institution of Chartered Surveyors. Section Two (Contents): the Consumer Durable Section of the General Index of Retail Prices or its equivalent. No additional premium will be charged for each monthly increase, but at each renewal the premium will be calculated on the revised sums insured. Holman s UK Holiday Home Wording 090415-7 -

Contractors Exclusion Clause This Insurance excludes loss, damage or liability arising out of the activities of Contractors If you fail to comply with the duties shown above, in some circumstances additional premiums, terms and conditions may be applied by us by way of endorsement. B. Cancellation Rights 1. Following the expiry of your statutory cooling-off period, you continue to have the right to cancel your policy at any time during its term by writing to your broker who effected the insurance. If you do so, you will be entitled to a refund of the premium paid, subject to a deduction for the time you have been covered. However, where a claim has been paid during the current period of insurance, no refund or credit of premium will be due. 2. We can cancel this insurance by giving you 30 days notice in writing at your last known address. The premium shall be adjusted on the basis of us receiving or returning pro-rata premium. General Exclusions applicable to the whole of this insurance In respect of all Sections OTHER THAN Section Three, this Insurance does NOT COVER: a) Radioactive Contamination and Nuclear Assemblies Exclusion We will not pay for: 1. loss or destruction of or damage to any property whatsoever, or any loss or expenses whatsoever resulting or arising therefrom or any consequential loss; 2. any legal liability of whatsoever nature directly or indirectly caused by or contributed to by or arising from: i) ionising radiations or contamination by radioactivity from any nuclear fuel or from any nuclear waste from the combustion of nuclear fuel; ii) the radioactive, toxic, explosive or other hazardous properties of any explosive nuclear assembly or nuclear component thereof. b) War and Civil War Exclusion We will not pay for any loss or damage or liability directly or indirectly occasioned by, happening through or in consequence of war, invasion, acts of foreign enemies, hostilities (whether war be declared or not), civil war, rebellion, revolution, insurrection, military or usurped power, or confiscation or nationalisation or requisition or destruction of or damage to property by or under the order of any government or public or local authority. c) Terrorism Exclusion We will not pay for any loss of or damage to any property, or any legal liability, directly or indirectly arising out of any act of terrorism or any action taken to control, prevent or suppress terrorism. An act of terrorism means an act, including the use, or threat of force or violence by any person or group of people, acting in connection with any organisation or government that is committed for political, religious, ideological or similar purposes including the intention to influence any government or to put the public, or any section of the public in fear. d) Date Change We will not pay for any equipment, integrated circuit, computer chip, computer software and any other computer-related equipment which fails to recognise correctly any date change to the year 2000, or any other date change. e) Sanction Limitation and Exclusion No (re)insurer shall be deemed to provide cover and no (re)insurer shall be liable to pay any claim or provide any benefit hereunder to the extent that the provision of such cover, payment of such claim, or provision of such benefit would expose that (re)insurer to any sanction, prohibition or restriction under United Nations resolutions or the trade or economic sanctions, laws or regulations of the European Union, United Kingdom or United States of America. Claims Conditions applicable to the whole of this insurance 1. Other insurance We will not pay any claim if any loss, damage or liability covered under this insurance is also covered wholly or in part under any other insurance except in respect of any excess beyond the amount which would have been covered under such other insurance had this insurance not been effected. This clause does not apply to fatal injury (Section two (Contents) C). 2. Fraudulent claims You must not act in a fraudulent way. If you or anyone acting for you: makes a claim under the policy, knowing the claim is false or exaggerated in any way; makes a statement to support a claim, knowing the statement is false; submits a document in support of a claim knowing the document to be forged or false in any way; makes a claim for any loss or damage which you knew about or deliberately caused We: will not pay the claim and all cover under this policy will cease; will not pay any other claim which has been or will be made under the policy; may at our option declare the policy void; will be entitled to recover from you, the amount of any claim we have already paid under the policy since the last renewal date; will not return any premiums you have paid; and may inform the Police. Section one Buildings What is covered This insurance covers the Buildings for loss or damage directly caused by: What is not covered We will not pay: 1. fire, lightning, explosion or earthquake The first 50 of each and every claim. 2. aircraft and other aerial devices or articles dropped therefrom The first 50 of each and every claim. 3. storm, tempest or flood a) for loss or damage caused by subsidence, landslip or heave, other than as covered under Peril 9; b) for loss or damage to domestic fixed fuel oil tanks, swimming pools, tennis courts, drives, patios and terraces, gates and fences; c) the first 50 of each and every claim. 4. escape of water from and frost damage to fixed water tanks, apparatus or pipes 5. escape of oil from a fixed domestic oil-fired heating installation and smoke damage resulting from a defect in any domestic heating installation. a) for loss or damage caused by subsidence, landslip or heave other than as covered under peril 9; b) for loss or damage to domestic fixed fuel oil tanks and swimming pools; c) the first 250 of every claim; d) for loss or damage whilst the Buildings are insufficiently furnished for normal habitation. We shall not be liable for loss or damage arising out of non-compliance with the above requirements. a) for loss or damage due to wear and tear or gradual deterioration; b) for loss or damage caused by gradual emission; c) for loss or damage caused by faulty workmanship; d) the first 50 of each and every claim; e) for loss or damage whilst the Buildings are insufficiently furnished for normal habitation. Section one Buildings (continued) What is covered This insurance covers the Buildings for loss or damage directly caused by: What is not covered We will not pay: 6. theft or attempted theft a) for loss or damage while the Buildings are insufficiently furnished for normal habitation; b) for loss or damage whilst the Buildings are lent, let or sublet unless such loss or damage is consequent upon violent and forcible entry; c) the first 50 of each and every claim. 7. impact by any vehicle or animal a) the first 50 of each and every claim. 8. any person taking part in a riot, violent disorder, strike, labour disturbance, civil commotion or by any person of malicious intent 9. subsidence, landslip or heave of the site upon which the Buildings stand. a) for loss or damage while the Buildings are insufficiently furnished for normal habitation. a) for loss or damage to fixed fuel oil tanks, swimming pools, tennis courts drives, patios and terraces, walls, gates and fences unless the main building is also affected at the same time by the same peril; b) for loss or damage for which compensation has been provided, or would have been, but for the existence of this insurance, under any contract or legislation or guarantee; c) for loss or damage whilst the Buildings are undergoing any structural repairs, alterations or extensions; d) for loss or damage due to coastal erosion; e) the first 1,000 of each and every claim; f) for loss or damage arising from defective materials faulty workmanship, specification or design; g) for loss or damage to solid floors unless the walls are damaged at the same time. 10. falling of fixed radio and television aerials, fixed satellite dishes, their fittings and masts. a) for loss or damage to television aerials, satellite dishes, their fittings, and b) the first 50 each and every claim. 11. falling trees, telegraph poles or lamp-posts a) for loss or damage caused through lopping and/or felling.; b) for loss or damage to gates and fences; c) the first 50 of each and every claim. Section one Buildings (continued) What is covered This section of the insurance also covers: A) Accidental breakage of fixed glass and double glazing (including the cost of replacing frames), solar panels, sanitary fixtures and ceramic hobs, all forming part of the Buildings. What is not covered We will not pay: a) for loss or damage whilst the Buildings are insufficiently furnished for normal habitation; b) the first 50 of each and every claim; c) whilst the Buildings are lent, let or sub-let. B) The cost of repairing accidental damage to domestic oil pipes, underground water supply pipes, sewers, drains, underground gas pipes, underground electricity and telephone cables for which you are legally responsible C) Loss or use/denial of access Reimbursement of the net ascertained loss of rentals pre-booked in advance or the net ascertained cost of alternative accommodation consequent upon: i. Damage to your Building by any of the Perils covered in Section One of this Policy; ii. Access to the your Building or that part of the Building owned and insured by you, being rendered impossible by virtue of any of the Perils covered in Section One of this Policy; iii. Access to the your Building being restricted or denied following a law, order or decree of the Government of the country in which the Insured Building is situated, which is consequent upon natural disaster or outbreak of contagious disease or other threat to health. D) Expenses incurred following damage to the Building by any of the Perils covered in connection with the removal of debris; any extra cost of reinstatement of the destroyed or damaged Buildings made necessary to comply with Government or Local Authority requirements and Architects and Surveyors fees necessarily incurred in the reinstatement of the Buildings. a) for loss or damage due to wear and tear or gradual deterioration; b) The first 50 of each and every claim. Any amount in excess of the limits stated in the schedule. a) any expenses incurred in the preparation of a claim or an estimate of a loss; b) any expense when notice or Government or Local Authority requirements have been served prior to the time of loss. Section one Buildings (continued) What is covered This section of the insurance also covers: E) Increased metered water charges incurred by you resulting from an escape of water which gives rise to an admitted claim under Peril 4 of this Section F) A contracting purchaser who shall have the benefit of this Section until completion of the sale or expiry of this Insurance whichever is the sooner. What is not covered We will not pay: a) any amounts in excess of 500 in any period of Insurance, or in the aggregate if both Sections One and Two are insured by this Insurance. Section one Buildings (continued) Conditions Applicable to Section One (Buildings) only Basis of Claims Settlement In the event of loss or damage to the Buildings, we will pay the full cost of repair at the time of such loss or damage, provided that the Buildings are maintained in a good state of repair, that they are insured for the full cost of reconstruction in their present form; and that reinstatement shall have been effected. If the Buildings are not in a good state of repair we will make a deduction for wear and tear or gradual deterioration. Exclusions We will not pay for the cost of replacing or repairing any undamaged part(s) of the Buildings which forms part of a pair, set, suite or part of a common design or function when the damage is restricted to a clearly identifiable area or to a specific part. Reinstatement The sum insured under this Section shall not be reduced following the payment of a claim provided that you will agree to carry out our recommendations to prevent further loss or damage.. Limit of insurance Our liability for any loss or damage shall not exceed the sum(s) insured for each Premises separately stated in the Schedule. Underinsurance Our liability shall not exceed such proportion of any loss or damage as the sum(s) insured bears to the full cost of reconstruction in its present form for each Premises separately stated in the Schedule. Section one Buildings (continued) Accidental Damage to Buildings: The following Optional Cover is only included if stated in the Schedule and an additional premium paid. This Extension covers: The Buildings of the Home situated within the Premises named in the Schedule against accidental damage by external and visible means. This Extension does NOT cover: Damage or any proportion thereof specifically excluded under Section One (Buildings): a) settlement, shrinkage, collapse or cracking; b) damage whilst the Buildings are undergoing alterations, repair, extensions or any other process; c) damage to outbuildings and garages of nonstandard construction, swimming pools, tennis courts, drives, patios and terraces, walls, gates and fences; d) the cost of maintenance; e) wear and tear or gradual deterioration, infestation, corrosion, damp wet or dry rot, mould or frost; f) damage arising out of defective materials, faulty workmanship, specification or design, inherent vice or latent defect; g) damage arising out of mechanical or electrical breakdown or derangement; h) damage arising out of climatic or atmospheric conditions; i) the first 50 of each and every claim, increasing to 250 whilst the Buildings are lent, let or sublet. The cover provided by this Extension is subject to all the conditions of Section One (Buildings) and to the General Conditions, Exclusions, and Claims Conditions of this Insurance. Section two Contents Contents Insured This Section covers: Contents not insured This Section does NOT cover: Household goods and all other personal property, fixtures and fittings including radio and television aerials, satellite dishes, their fittings and masts, that are fixed to the Home, all of which are owned by or are the legal responsibility of the Insured or of any permanent member of the Insured s household. a) motor vehicles (other than domestic gardening implements), caravans, trailers or watercraft and accessories attached thereto; b) animals; c) any part of the Buildings; d) any property specifically insured against the Perils covered hereby under any other insurance; e) cash, currency, bank notes, negotiable documents, coins, stamps, deeds, registered bonds, and other personal documents, jewellery, furs, gold; f) property of tenants; g) the first 50 of each and every claim. Specific sub-limits For each Home or whilst temporarily removed (and elsewhere as defined herein), our liability shall not exceed during the period of this Insurance:- a) 250 in respect of property in the open but within the Premises. This Limit shall not apply to radio and television aerials, satellite dishes, their fittings and masts that are fixed to the Home; b) 1,000 in respect of domestic oil in fixed fuel tanks; c) 250 in respect of Silver articles including plate; d) 500 in respect of pictures; e) 1,000 in respect of contents of outbuildings. This Section covers the Contents within the Buildings of the Home situated within the Premises named in the Schedule which are constructed of brick, stone or concrete and the external surface of the roof constructed of slates, tiles, concrete, asphalt or of any entirely incombustible mineral ingredients, being for the purpose of this Insurance Standard Construction, and elsewhere defined herein. Also covered are the Contents within domestic outbuildings and garages situated within the Premises named in the Schedule. Section two Contents (continued) What is covered This section of the Insurance also covers: A) Accidental damage by external and visible means to Audio and Audio Visual Units including Television Sets, Video Recorders and Home Computers, but only whilst in the Home situated within the Premises are named in the Schedule. What is not covered We will not pay: a) damage to or deterioration directly caused by cleaning, repair, renovation, maintenance or whilst being worked upon; b) tapes, discs or computer software; c) the first 50 of each and every claim whilst the Buildings are lent, let or sub-let; d) mechanical or electrical faults or breakdown. B) Accidental breakage of mirrors, glass tops and fixed glass in furniture, ceramic hobs and of fixed glass and sanitary fixtures forming part of the Buildings, situated within the Premises specified in the Schedule, the property of the insured or for which the insured is legally responsible and is not otherwise insured. C) Fatal Injury to You or Your spouse, or both, occurring at the Premises named in the Schedule, occasioned by outward and visible violence caused by burglars, or by fire, provided that death ensues within twelve months of such injury. a) for the cost of repairing, removing or replacing frames; b) the first 50 of each and every claim; c) whilst the Buildings are lent, let or sublet. Any amount in excess of 10,000 for each insured person. D) Costs necessarily incurred, for replacing locks to external doors, safes and alarms of the Home situated within the Premises named in the Schedule following theft of keys Any amount in excess of 150 in all. E) Increased metered water charges incurred by you resulting from an escape of water which gives rise to an admitted claim under Peril 4 of this Section. Section two Contents (continued) Conditions Applicable to Section Two (Contents) only Basis of Settlement In the event of the total loss or destruction by any of the insured perils of any article, the basis of settlement shall be the cost of replacing the article new, provided that the article is substantially the same as, but not better than the original article when new and that You incur the cost of replacement. Exclusions This basis of claims settlement shall not apply to: a) Wearing apparel; b) Pedal cycles; c) Separately specified items; d) Losses arising from accidental damage to audio and audio visual units including television sets, video recorders and home computers. We will not pay for the cost of replacing or repairing any undamaged part(s) of the Contents which forms part of a pair, set, suite or part of a common design or function when the damage is restricted to a clearly identifiable area or to a specific part. We shall be entitled at their sole option to repair, replace or pay for any article lost or damaged, whether wholly or in part. Reinstatement The sum insured under this Section shall not be reduced following the payment of a claim provided that you will agree to carry out our recommendations to prevent further loss or damage. Limit of insurance Our liability for any loss or damage shall not exceed the sum(s) insured for the Contents of each Premises separately stated in the Schedule. Underinsurance Our liability shall not exceed such proportion of any loss or damage as the sum(s) insured bears to the total value for the Contents of each Premises separately stated in the Schedule. Section two Contents (continued) Accidental Damage to Contents: The following Optional Cover is only included if stated in the Schedule and an additional premium paid. This Extension covers: This Extension does NOT cover: The Contents within the Buildings of the Home situated within the Premises named in the Schedule against accidental damage by external and visible means. a) damage or any proportion thereof specifically excluded under Section Two (Contents); b) damage or deterioration of any article directly caused by the actual process of dyeing, cleaning, repair, renovation or whilst being worked upon; c) normal staining arising from spillage of food, food substances, consumable liquids and soilage caused by any person or person s attire; d) damage caused by animals kept as domestic pets; e) any amount in excess of 500 in all, in respect of porcelain, china, glass, and other articles of a brittle nature; f) consequential loss; g) cash, currency, bank notes, negotiable documents, coins, stamps and credit cards; h) damage to contact, corneal or micro corneal lenses; i) wear and tear or gradual deterioration, moth, vermin, rodent, infestation, corrosion, damp, wet or dry rot, mould or frost; j) damage arising out of defective materials, faulty workmanship, specification or design, inherent vice or latent defect; k) damage arising out of mechanical or electrical breakdown or derangement; l) damage arising out of climatic or atmospheric conditions; m) the first 50 of each and every claim, increasing to 250 whilst the Buildings are lent, let or sublet n) any gradually operating cause. The cover provided by this Extension is subject to all the conditions of Section Two (Contents) and to General Conditions, Exclusions and Claims Conditions of this Insurance. Section three Accidents to Domestic Staff What is covered We will indemnify you for: What is not covered We will not indemnify you: Legal liability including costs and expenses incurred by you with our written consent, whether under any statute or at common law for damages in respect of bodily injury by accident or disease happening during the period of this Insurance anywhere in the world, other than as excluded, to any domestic staff of your employment in connection with the Premises named in the Schedule of which the Contents of the Buildings are insured under Section Two; in connection with any temporary residence; or in connection with any car (whether as chauffeur or otherwise) which is used by you or by any permanent member of the your household. a) any injury sustained in connection with: i) any car in Canada or the United States of America, ii) any car elsewhere which is being used for racing, pace-making or speed testing b) any injury or illness caused directly or indirectly by the transmission of any communicable disease or condition; c) any injury in Canada or the United States of America after the total period of stay in either or both countries has exceeded 30 (thirty) days, in any one period of Insurance. d) any animal other than dogs which are not designated dangerous under the Dangerous Dogs Act 1991, cats or horses. Limit of insurance The Limit of liability in respect of all claims under this Section shall not exceed 2,000,000 any one accident or series of accidents arising out of one event, plus the costs and expenses incurred by you with our written consent in the defence of any such claim. Section four Legal Liability to the Public What is covered We will indemnify you: 1. This Section indemnifies you for bodily injury by accident or disease or damage to property happening during the period specified in the Schedule for which legal liability may attach to you as owner or occupier of the Buildings in respect of accidents happening in or about the Premises named in the Schedule. What is not covered We will not indemnify you for any liability a) for bodily injury by accident or disease to any person who at the time of sustaining such injury, is engaged in the Insured s service, or to any member of the Insured s family or household; b) arising directly or indirectly out of the transmission of any communicable disease or condition by any person insured hereunder; c) for damage to property belonging to or in the care, custody or control of the Insured or a member of the Insured s family or household or a person in their service; d) arising out of or incidental to any profession, occupation or business, other than the operation of the premises as a let holiday home, provided always that liability arising out of advice given or services rendered in respect of the Insured s profession, occupation or business is not covered; e) which has been assumed under contract and would not otherwise have attached; f) arising out of the ownership, possession or operation of: i. any mechanically propelled or horse drawn vehicle other than a domestic gardening implement operated within the Insured s Premises and pedestrian controlled gardening implements operated elsewhere; ii. iii. iv. any power operated lift, any aircraft or watercraft other than manually operated rowing boats, punts or canoes; any animal other than dogs which are not designated dangerous under the Dangerous Dogs Act 1991, cats or horses. g) incurred by the Tenants; h) arising out of ownership, occupation, possession or use of any land or building not situated within the Premises named in the Schedule; i) for any claim in respect of action for damages in a Court of Law of any territory outside Great Britain, the Channel Islands or the Isle of Man; j) if you are entitled to indemnity under any other insurance including but not limited to any equine or travel insurance, until such insurance(s) is exhausted; Holman s UK Holiday Home Wording 090415-24 -

This Section includes legal liability which may attach: What is covered To you by virtue of Section 3 of the Defective Premises Act 1972 or Article 5 of the Defective Premises (Northern Ireland) Order 1975 in connection with any Home which has been disposed of you and which prior to such disposal, was occupied for private residential purposes by you. This Section does NOT include liability: a) where you are entitled to indemnity under any other insurance; b) for the cost of remedying any defect or alleged defect which if not remedied, may cause an accident resulting in injury or damage as aforesaid. Limit of insurance THE limit of liability in respect of all claims under this Section shall not exceed 2,000,000 any one accident or series of accidents arising out of any one event, plus the costs and expenses incurred by the you with our written consent in the defence of any such claim. Endorsements The Endorsements shown below, only apply to your policy if the Clause number is specified in your Policy schedule and they are subject to the terms, conditions and limitations of this Policy. 1. Alarm Clause It is a condition precedent to the liability of us in respect of the peril of theft under this Insurance that: a) The burglar alarm system shall have been put into full and effective operation: i) whenever the Premises described herein are left unattended, ii) at night. b) The burglar alarm system shall have been maintained in good order throughout the currency of this Insurance under a maintenance contract with a company which is a member of N.A.C.O.S.S. (National Approval council for Security Systems). 2. Climatic Condition Clause This Insurance does not cover loss or damage caused by climatic or atmospheric conditions or extremes of temperature, unless such loss or damage would be recoverable under an ordinary fire insurance policy. 3. Non-Standard Construction Clause In consideration of the additional premium paid hereon it is agree that the term Standard Construction as defined in Section One and Two does not apply to the main building of the Home situated within the Premises named in the Schedule. 4. Subsidence, Landslip and Heave Exclusion Clause Peril 9 in Sections One and Two is deleted and of no effect. 5. Flood Exclusion Clause It is hereby agreed that Section One (Buildings) and Section Two (Contents) does NOT cover: a) escape of water from the normal confines of any natural or artificial watercourse, lake, reservoir, canal or dam; b) inundation from the sea; or c) flood resulting from storm or tempest or any Peril other than escape of water from fixed water tanks, apparatus or pipes. 7. Thatch Clause It is a condition precedent to the liability of us that: a) Chimney Warranty: All chimneys to solid fuel stoves, boilers and open fires be kept in a good state of repair and be professionally cleaned once a year prior to winter use. b) Thatchburn Warranty: The old thatch be burnt more than 100 yards from the Premises. c) Naked Flame Warranty: No naked flame or tools producing naked flames be present in the attic or loft space at any time. 8. Mortgagees Interest Clause It is understood and agreed that the interest of the Mortgagee in this Insurance shall not be prejudiced by any act or neglect of the Mortgagor or occupier of any Building hereby Insured whereby the danger of loss or damage is increased without the authority or knowledge of the Mortgagee, provided that the Mortgagee, as soon as reasonably possible after becoming aware thereof, shall give notice to us and pay an additional premium if required. Protection Clause (HM059) It is a condition precedent to the liability of us that all protections provided for the safety of the Insured s property be maintained in good order throughout the period of this Insurance and be in use at all times when the Premises are left unattended. Such protection shall not be withdrawn or varied without our consent. 10. Loss of Use/Denial of Access Exclusion Clause Cover in Section One C) is deleted and of no effect.
