DESCRIPTION The China Wall Ranch is located in beautiful Sybille Canyon north of Laramie, Wyoming and southwest of Wheatland, Wyoming. This area has always been recognized as a hidden gem, providing excellent habitat for numerous species of wildlife, putting significant gains on livestock from the hard grasses and is easily accessible from the highway and livestock terminals in Wyoming and the Front Range of Colorado. The Sybille Canyon neighborhood is surrounded by large deeded ranches, which rarely become available for acquisition. China Wall Ranch consists of 6,535± deeded acres, 559± acres of State lease, and 1,138± acres of BLM lease. The ranch consists of two non-contiguous parcels which both have paved highway access via State Highway 34. The diverse topography of the ranch ranges from high rolling hills with rock outcroppings to deep canyons with cottonwood-lined creek bottoms. Several miles of both Sybille Creek and School Creek add to the abundant water supply on the ranch, as well as, various year-round springs and a pipeline system provide water to several water tanks in demanding locations throughout the ranch. Numerous wildlife species including deer, elk, bighorn sheep, antelope and mountain lion can be found on the ranch. LOCATION AND ACCESS The headquarters of the China Wall Ranch are located approximately 37 north of Laramie, Wyoming and 39 southwest of Wheatland, Wyoming on Highway 34, which provides easy, year-round access to the property. The ranch is very easily accessed either from the Laramie exit on I-25 approximately seven miles south of Wheatland or by taking the Highway 34 turnoff from Highway 30 just 18 miles southwest of Laramie. This makes the ranch very accessible from Laramie, Wyoming, Denver, Colorado, Cheyenne, Wyoming and Casper, Wyoming where commercial air service is convenient. This ranch occupies a large portion of Sybille Canyon providing scenic views and unparalleled privacy. OPERATION DESCRIPTION / CARRYING CAPACITY The China Wall Ranch has historically been used for the summer pasturing of approximately 300 pairs or 500 yearlings depending on conditions. The ranch is cross-fenced into six different pastures allowing for rotational grazing. There is an abundance of forage and the many different canyons provide adequate protection for livestock and wildlife. Several of the fences on the ranch have either been built or re-built in the past few years. The owners of this ranch believe in good stewardship and the wildlife populations have always been very important to them. They have not overgrazed this ranch and in years past have even gone as far as not grazing it at all during drought years. The non-contiguity of the western parcel from the eastern parcel has never been an issue because of the highway providing easy access to both parcels and providing an easy corridor to trail cattle. There are various different creeks on the ranch that provide water to most of the pastures. There are also three spring fed watering tanks, as well as a solar powered well that feeds a pipeline running to three tanks. Note: Carrying capacity can vary due to weather conditions and management practices. Interested parties should conduct their own analysis on these representations. LIVESTOCK MARKETS Cattle can be readily marketed and transported to facilities in eastern Wyoming, northern Colorado, Nebraska, South Dakota, and Kansas. 4

CLIMATE AND ELEVATION The elevation at the ranch ranges from 5,800 feet to 7,500 feet above sea level. The average annual total precipitation for Laramie is 11.1 inches. The average high temperature in January is 33 degrees and in July is 79 degrees. The average annual total precipitation for Wheatland is 13 inches. The average high temperature in January is 41 degrees and in July is 89 degrees. 6

The acquisition not only gave them an additional access to the middle of the ranch it also gave the ranch a functional set of improvements. The home, which sits a short distance from highway 34, features two bedrooms and one bath. There are also two shop buildings located close to the home; one of these shops has been used for a garage. There are numerous sites on this ranch where a hunting lodge or other improvements could be built. Electricity runs along the highway the entirety of the eastern portion of the ranch. If a new owner desired to build improvements on the western end of the ranch, off-the-grid resources such as wind and solar would probably be their best bet. Currently the house is rented to long-term tenants and is an additional income source the owners. 7

COMMUNITY AMENITIES Albany County sits in southeastern Wyoming bordering Colorado on it southern side. Albany County contains 4, 273 square miles of land and 36 square miles of water. Laramie, the county seat of Albany County, is one of Wyoming s larger communities but still has that small western town atmosphere. Home to Wyoming s only four year University, Laramie s roots are buried deep in western history. The area around Laramie has 14 museums including the famous Wyoming Territorial Prison. Laramie can accommodate just about any need with its larger modern stores as well as a historic downtown that is filled with unique galleries, boutiques, small shops and great restaurants. Laramie has a large hospital, several specialized medical clinics and various veterinarian services. The main industry in Albany County is educational services provided at the University of Wyoming. Other industries in Laramie include agriculture, health care services, and construction. In the summer months Laramie offers many activities, which include Jubilee Days, Albany County Fair, a farmer s market held downtown every Friday as well as many other activities. During the fall and winter months many people around Wyoming find themselves traveling to Laramie to watch the Wyoming Cowboys compete in Division I football, basketball, volleyball, wrestling, women s soccer and track and field. Just 30 minutes from Laramie one can find some of the best snowmobiling around in the Medicine Bow National Forest as well as a nice down hill ski area. Wheatland, the county seat of Platte County is also close to the ranch. Wheatland is a typical small rural Wyoming town with a very friendly atmosphere. With around 3,500 residents Wheatland can also accommodate many needs. Wheatland has an excellent K-12 education system, a county hospital, several car dealerships, farm and implement dealers, a small airport, a 9-hole public golf course, several churches, banks, veterinary services and various other stores and restaurants. 8

WATER AND WATER RIGHTS China Wall Ranch has year-round live water as well as seasonal seeps and springs. Sybille Springs begins on the very western border of the property and dumps into the upper reaches of Sybille Creek and then fills the reservoir in the upper Sybille Springs pasture. During wet years the reservoir will overflow all year long flowing down through China Wall Canyon and then dumping back into Sybille Creek. In previous years the owners have stocked the reservoir with rainbow trout. School Creek on the eastern side of the property is a year-round creek providing habitat to brook and brown trout. Although the lower part of School Creek may run dry during extreme drought, according to the owners it never has ran dry all the way up. School Creek presents a unique opportunity for a new owner to develop a fishery with several ponds throughout this long and beautiful canyon. There is also a well for the improvements, a solar well, a large holding tank and a pipeline system for two of the pastures on the western side of the ranch. All water rights appurtenant to the subject property will be transferred to the buyer. MINERAL RIGHTS All mineral rights appurtenant to the property will be transferred to the buyer. The seller is unaware of any mineral ownership. 9

RECREATIONAL RESOURCES The China Wall Ranch provides superb hunting opportunities for mule deer, big horn sheep, antelope and elk. Residents can hunt deer on the ranch with a general license while non-residents must apply for a Region J license. In recent years there have been many leftover deer licenses for non-residents in this area. Antelope licenses are also easy to come by for this area with non-residents enjoying a 100% draw rate in recent years. The ranch is located in the ever so popular Area 7 for elk. Although the draw percentages for this area are low, the owners applied for and received landowner licenses in 2014. The ranch also has big horn sheep as well as mountain lions, bobcats, coyotes and various other small game species. Currently trout can be found in two of the creeks on the ranch as well as the reservoir. With the amount of water found on the ranch it has the potential to be a great trout fishery. The ranch is also located just a few miles from Johnson Creek Reservoir which has great fishing. CONDITIONS OF SALE The sellers shall require an all cash sale. I.
