Realty Reality 5 THINGS TO KNOW BEFORE MAKING REAL ESTATE INVESTMENTS The idea of owning a home to call our own cuts across all boundaries and is a universal aspiration. Unfortunately, universal are also the pitfalls that arise when buying a home and thus, there are many precautions to consider before breaking all your piggy banks and going all into buying that dream house. Doing your homework carefully before making that investment saves much hassle later. Once the deal is completed and out of your hands completely, there isn t much you can do. Here are five things to consider while investing in real estate. 1 STUDY THE NEIGHBOURHOOD : You can search for neighbourhood information online, check reviews and speak with people you may know who live around the area and check crime statistics. Areas with well ranked schools are usually preferred by new home owners and likely to be considered safer, so make sure to check this before investing. If public transport is something you prefer, make a note of how close the bus stop or railway station is. If there aren t any in the proximity at the moment, find out if any are planned. Interact with any prospective neighbours, if possible, to learn about the amenities in the neighbourhood, maintenance, and other pros and cons. Also visit the homes at different times in the day. You may have visited it during a quiet afternoon and once you move in you may be surprised by the number of cars honking at the peak hours. 2 CONSIDER YOUR BUDGET : This may sound like a given, but considering your budget before you invest in real estate means that you must try to buy what you can repay now, not the maximum you can loan. If you are stuck with a bad investment, or need to move quickly, you might end up losing money on a resale. Also, know that buying a property means that you might have to invest a little more than what is advertised, so read the bottom line carefully during agreements and make sure you have the money to cover subsequent issues. You don t have to own a home immediately. If you move too frequently and are not willing to lease out the place, it might create a substantial hole in your budget. Also make sure to negotiate. An agent can do it for you, but can you be sure he/she will push very hard for you? Check trends in the area and learn if appreciation may be expected so as to invest wisely, and ensure you buy property only at the time your budget truly allows you to, or that dream house may well turn out to be a bit of a nightmare. 11

While you should not rely on the advice of everybody who is suddenly interested since you are buying a house now, it matters that you seek opinions of those who have invested wisely in real estate before, especially if they have invested in something by the same builder or in the same area. In case of a resale, talk to the sellers before settling down on the house to get a feel of the deal. If they are willing to talk to you, they may well end up being the best source of information you have on the community and the project. 4 RISKS : Make sure to invest your time in understanding the risks involved in buying real estate and understanding if you are going with a reputed builder with a record of timely delivery, and if not, then how secure is your investment and who it is recommended by. Valuation risks must also be addressed so you don t end up paying more than what is the right amount for that piece of property situated in that particular locality. Be aware that professional advice can be availed of through various companies and financial institutions. Valuation risks are lowered if you have considered pricing in the locality in developments by other builders and other similar projects by the same builder. 5 THE LITTLE THINGS : Is the water pressure okay? Is the building designed for quick evacuation in case of an emergency? Are power cuts routine? Are pests a real issue? Are you okay with the time it takes to commute daily from there to work or school? What about parking spaces? Will you find a babysitter close by? There are a hundred other little things that you may not have considered before booking your flat and you will feel the pinch later, once you finally move in and have spent some time there. Here s hoping you take the time to make a successful investment and that you ve thought with your head, along with your heart before buying your home. 12
