FINDing the Right Property Step 1: We meet to decide the parameters we ll use to select a property. This is a process with a significant learning curve. We recommend that your first property be a great learning experience and not one that needs major work. Step 2: We will spend 12+ hours inspecting houses. We will learn how to apply fix up formulas to each property. We ll rate the neighborhood, discuss price points and we will use common websites to determine the After Repair Value (ARV) of the property. Step 3: Because our program is HANDS-ON, you are required to TAKE ACTION, you have 120 days to find a suitable property to rehab. We will show you a few properties each week until you find the ONE. Once you have chosen THE house, we proceed to Funding and Fixing, always keeping the Flip/Fill exit strategies in mind as we go. At the completion of this section of the Invest Success Mentorship Program you will: understand how to estimate the costs of improving a property have insight into general marketplace trends: what sells, what doesn t be able to analyze price points for buying and selling properties have the opportunity to work with a professional designer to determine interior & exterior changes to the property, as well as landscape ideas and color schemes understand how to purchase the property under a Limited Liability Company (LLC) and how this can benefit you create a Statement of Work (SOW) template that addresses the fix and rehabilitation of your property
FUNDing the Property Financing a rehab can seem overwhelming when you first start out, but it is straight forward. We ll walk you through this process and teach you the pros & cons of the different methods to finance your project. There are 10 ways to fund an investment property. We list a few below. Overview of financing options: Cash to purchase and rehab a property is the easiest and least expensive way get the job done Your IRA or other long term investment account can fund your project If you have sufficient equity in your existing home, your bank or credit union may create a Home Equity Line of Credit (HELOC) to take cash out We will provide a list of lenders who offer a variety of programs. Some lender products available are: 80% loan to value (LTV) requires 20% down payment 100% LTV requires zero down payment 80% Purchase Price & 80% of Rehab Cost requires 20% down payment each 100% Purchase Price & 100% of Rehab Cost requires zero down payment (yes, that is possible!) 70% LTV per the above Insuring the Property Another necessity in the purchase process is obtaining the right insurance. Your insurance needs may vary with how you re paying for the property and the rehab. Your exit strategy may also dictate the type of insurance best suited to the situation. Short-term loans, empty properties and liability may contribute to your options. There are different insurance plans for each application. Each provider has their own requirements and varying types of coverage. Don t be caught off guard. We cannot overstate the importance of protecting yourself, your assets, and your project.
FIXing the Property This is the phase of the project that can be a lot of fun or a lot of stress, depending on your ability to understand the process and make quick decisions. We will help you with both. We love this part of the project. Enjoy the opportunity to be creative and have fun with it! Once you ve gone through the rehab portion of the Invest Success Mentorship Program you will: Have visited the job site 2+ times a week. Understand the workflow process. What happens when and why from a construction viewpoint. Demolition is first and carpet is last what happens in between? When do the cabinets get installed? Does the base molding go in before or after the carpet? Learn to work closely with contractors that you have hired and become skilled at running the show. Appreciate how crucial the timing of work schedules, material deliveries, and prompt payments are to the success of any project. This is not an inherent gift that people are born with but rather a learned skill which the Invest Success Mentorship Program will teach you. Ask any chef what is the most difficult part of preparing a dinner for a large party; invariably the answer is timing. Know how to use the packaged documents we provide you to assist you in tracking your expenses and the rehab progress.
FLIPping the Property When we talk about flipping we mean reselling the fixed-up property. Although flipping can be lucrative, it is not the only exit strategy available and may not be the optimum strategy for your property. We want you to be able to determine when it is advantageous to flip and when to hold ( fill ) and why. There are distinct advantages to both. As you begin to understand your options and make educated decisions based upon your personal investment strategy, you will start to understand how to market your property. You will: Learn what a Realtor can and cannot do, how they earn their commissions and the structure of their services. Understand your options on listing the property with the Multiple Listing Service (MLS). (value your property and set prices at or below Fair Market Value) Understand the different strategies available to market the property such as staging, signage, flyers, pricing, realtor negotiations and the difference between self-service and full- service marketing.
FILLing the Property Filling refers to holding or renting the property. This can provide positive cash flow while allowing the property to appreciate. We can assist you with this, too. You have two basic choices: lease option (Rent To Own) or rent. Each offers different benefits. You will also learn: how to set rental prices techniques for increasing your cash flow how to find and choose appropriate tenants how to market the property how to manage the property Don t kid yourself; this business is fraught with risk! After all these years we continue to learn from our rehab mistakes. We believe that our years of experience have taught us to recognize and remedy potential problems. We ve seen it all and done most of it.
