Which is why we ve produced this handy planner with a breakdown of costs and the steps you ll need to go through. Don t forget your adviser is here to help too. It s a very good idea to see an adviser when you move home. They can help you with working out the costs of moving and they can give you independent mortgage advice. Importantly they will also look at your protection needs to help insure your home, income and family, should the worse happen.

HOME BUYING PLANNER 2 YOUR ACTION PLAN. FIND YOUR NEW HOME Register with estate agents and mortgage adviser. Investigate mortgage deals with your adviser, work out how much you can afford. Request an approval in principle from the mortgage lender. Find a solicitor, ready for when you find a property. If you re selling, arrange for an Energy Performance Certificate (EPC) on your current home. Your adviser can put you in touch with an EPC provider.

5 HOME BUYING PLANNER ONCE YOUR OFFER IS ACCEPTED ON THE PROPERTY Apply for your mortgage on the property. Surveyor instructed (your mortgage lender should arrange this). Instruct your solicitor to conduct searches etc. Your adviser can put you in touch with a solicitor. Get quotes from removal firms or van hire companies. Mortgage approved by lender. Speak to your adviser to arrange buildings and contents insurance. Speak to your adviser to arrange mortgage / life protection. Agree exchange date with your solicitor. Release deposit monies to solicitor and sign contracts. Speak to your adviser to ensure your buildings insurance is in place. Speak to your adviser to ensure your life assurance/mortgage protection is in force. Agree a completion date with your solicitor. Agree a completion time to collect keys from the estate agent.

HOME BUYING PLANNER 6 ARRANGE YOUR MOVE Register your change of address with the post office and others. Confirm dates with your removal firm or van hire. Settle outstanding bills on current property. Cancel milk, papers and deliveries. Arrange a new doctor and dentist in your area. Your solicitor will instruct you about transferring money for completion. Speak to your adviser to ensure your contents insurance is in place from the date you move your contents in to your new home. THE DAY BEFORE YOU MOVE Take gas, electricity and water readings at your current property. ON THE DAY Your solicitor will confirm that completion has taken place. Take your keys to your estate agent. Collect keys for your new property from the estate agent. Take readings for gas, electricity and water in your new property.

BUILDINGS AND CONTENTS INSURANCE This covers your home and its contents against loss or damage from causes such as fire, flood, storm, subsidence and theft. Most lenders will insist on Buildings Insurance. If you re a first time buyer you can choose a lower contents sum insured which may be more suitable for your needs. Please note our Buildings and Contents policies often have a policy excess which you will need to pay if you need to make a claim. 24 HOUR MOVING DAY RESCUE SERVICE This covers you against unforeseen problems when you move home, such as the removal van not turning up, the sellers not moving out or a burst pipe once you move in. This service provides temporary emergency cover only. SmoothMove is available at no extra cost when you take our mortgage protection policy, subject to certain conditions.

HOME BUYING PLANNER 8 BUYER S PROTECTION INSURANCE This helps towards your costs should you or your seller pull out of the sale for certain reasons beyond your control. It s exclusive to some of our appointed representatives. Speak to your adviser who will be able to tell you more about this product and whether they can offer it to you. MORTGAGE PROTECTION (LIFE INSURANCE AND CRITICAL ILLNESS COVER) This policy can be used to help pay off the mortgage if you die or become critically ill* during the term. Please note our Mortgage Protection policies have no cash in value at any time. *As defined in the plan during the period of cover and are eligible to claim.

9 HOME BUYING PLANNER ALL OUR MORTGAGE PROTECTION PRODUCTS (LIFE AND/OR CRITICAL ILLNESS COVER) AUTOMATICALLY INCLUDE: TERMINAL ILLNESS COVER (TIC)* TIC is included at no extra cost, and provides a lump sum if you are diagnosed with a terminal illness, and are eligible to claim, with a life expectancy of less than 12 months. GUARANTEED INSURABILITY OPTIONS* This enables you to increase the amount of your cover in future, in certain circumstances, such as moving, improving your home, marriage or entering into a registered civil partnership or birth of a child, without the need for further medical evidence. The policy must be accepted without a rating before your 45th birthday. ACCIDENTAL DEATH BENEFIT* This provides you with life protection whilst your application is being processed. Cover is provided free of charge and without the need for any underwriting. The amount of cover is the amount of life cover applied for, or 300,000 whichever is the lowest. CHILDREN S CRITICAL ILLNESS COVER* Critical illness cover also protects your children. Cover lasts while each child is aged from 30 days up to their 18th birthday, during the plan term. SMOOTHMOVE* A 24 hour moving day rescue service, SmoothMove. This covers you against unforeseen problems when you move home, such as the removal van not turning up, the sellers not moving out or a burst pipe once you move in. This is available at no extra cost when a Legal & General mortgage protection policy is taken out, subject to certain conditions. SmoothMove is provided by Inter Partner Assistance, part of one of the largest emergency assistance groups. * Subject to terms and conditions

HOME BUYING PLANNER 10 INCOME PROTECTION BENEFIT (IPB) Our IPB pays out a monthly benefit if you can t work due to incapacity caused by an illness or injury. The benefit paid can be used to help pay monthly bills, replace income and/or cover mortgage payments. Ask your adviser to find out more. Limitations and exclusions apply. MORTGAGE ADVICE There are two basic types of mortgages, interest only and repayment. With an interest only mortgage, you only pay the interest of your loan. Therefore you ll need to set up a savings plan to pay off the loan capital. A repayment mortgage requires you to pay both the interest and the loan capital throughout the mortgage term. Your adviser will be able to help you decide which type of mortgage is best for you. They ll take into account your personal circumstances, your incomings and outgoings, and will be able to guide you through the whole process.
