CAREFULLY READ and review ALL packet materials first, before doing anything else. REGISTER for Homeownership Orientation online at www.lasvegashabitat.org. Please be aware that registration is first-come-first-serve and seats fill up quickly. CAREFULLY COMPLETE the Homeownership Program Application Form included in packet. DO NOT SUBMIT ANY APPLICATION MATERIALS UNTIL YOUR APPLICATION INTERVIEW. Be sure to write legibly. Application can be denied if we are unable read it. If married, spouse must be listed as a co-applicant. Income is based on gross income sources (before taxes and insurance). Non-taxable income will be grossed up to 125%. Self-employed applicants must be prepared to provide 2 years of tax returns and profit-and-loss statements. Be sure to sign and date application. Complete Applicant Biography. Complete Applicant Questionnaire and Co-Applicant Questionnaire. Attend the required Homeownership Orientation. No need to bring your application packet to orientation, unless you have questions or need assistance. BE ON TIME! Doors will be locked immediately at start time. Please leave children at home. After you have received your Orientation Certificate of Completion, you must schedule an Application Interview. It is only during the Application Interview that you will Submit Your Completed Application Packet and Orientation Certificate of Completion. If Application Interview results in a denial, you may re-apply in 6 months. If Application Interview requires you to submit Additional Documentation, you will have 30 days to submit. TIP: The sooner you submit documentation, the sooner Habitat can process your application. If you are directed to begin gathering documentation, you will also be required to schedule and begin your first 25 hours of Sweat Equity, which must be completed in 30 days. Once all documentation has been received and processed, and if Habitat has decided to move forward with your application, you will be contacted to schedule an Interview with Habitat s Executive Director and a Home Visit Evaluation with a volunteer member of the Homeowner Services and Support Committee. If both interviews are successful, the Homeowner Services and Support Committee will recommend your application to the Habitat Board of Directors for Program Approval. If you receive Program Approval, Congratulations! You ve been approved to participate in Habitat s Homeownership Program, which means your loan application has been pre-approved!
HOMEOWNERSHIP PROGRAM PROCESS Once approved into the program, you must begin working on 300 Hours of Sweat Equity. 150 hours = Mandatory construction site hours. 100 hours = Can be donated by friends/family/volunteers and/or completed in the ReStore. 50 hours = Homeownership and financial literacy classes, including Dave Ramsey s 9-week Financial Peace University course. (You must complete at least 25 sweat equity hours per month to remain in the program.) A payment of 3,000 for Closing Costs is required before loan approval. You can pay this in monthly installments or make a one-time payment. You ll need to save an additional 500 to Purchase Your First Year s Homeowner Insurance. Please Note: Non-compliance of any program requirement can result in removal from the program. HOME LOAN PROCESS Once your home is built and ready for dedication, and you have completed all of the program requirements, Habitat will begin processing your Home Loan Application. A 2nd Round of Income Verification, Credit and Background Checks will then be completed. Updated documentation will also be required. Once Home Loan is approved, you will schedule a Loan Closing Appointment to receive the following: Home Appraisal and Title Report Mortgage, Sale and Pricing Information Federal/State Mandated Disclosures Once Proof of Homeowner s Insurance is received, Habitat will schedule your Home Dedication and Loan Closing. POST-PURCHASE PARTNERSHIP Congratulations, You re a Homeowner! Habitat Home must be your primary residence. Home cannot be sold, leased or transferred without prior written consent from Habitat. All aspects of property must be maintained at all times. In the event of default/non-payment, homeowner(s) must participate in Habitat s Delinquency and Foreclosure Prevention Program. Failure to complete program can result in foreclosure. Be mindful that, although you have a fixed 0% interest mortgage, your monthly payment may increase/decrease annually due to changes in property taxes and/or homeowner s insurance. Habitat has no pre-payment penalties on its mortgages; however, in the event that the 1 st mortgage is prepaid, all remaining balances shall become due. Though Habitat homes are warrantied for 1 year, homeowners are legally responsible to repair and maintain their properties. So it is vital to budget for routine maintenance and major repairs.
