It s designed to give customers the best possible rate throughout their lifetimes allowing agents to profitably write and retain more account business. Pricing for is based on combinations including Insurance score, prior losses, age of owner and prior insurance. All Insurance Scores are eligible for coverage. No fire losses allowed Risks located in Protection Class 10 with woodstoves. (Woodstove questionnaire is required for PC 1-9) Greater than 2 family home Properties with unfenced pools or any trampoline. Properties that are vacant, unoccupied, up for sale, or under construction (when completion date exceeds 120 days). Dwellings with Asbestos building materials (including roof material), or with knob and tube or aluminum wiring. Dwellings of unique construction, including but not limited to: Mobile/Manufactured homes Underground homes, Log Cabins/homes, Adobe Construction or those built on pilings, stilts, or piers. Dwellings Exposed to an announced Brush, Range or Forest fire, or within the susceptible path of an existing fire or locations that are exposed to brush or forest fire, wave wash, cave-in, sinkhole or landslide loss exposures. Residences that provide home day care. Pets/Animals - Including but not limited to Presa Canario, Pit Bull (Staffordshire Terrier)/Rottweiler dog breeds (or any mix including these breeds), are unacceptable or any dog with previous bite history, aggressiveness, or which are unrestrained are unacceptable. Properties with a slope of more than 30 degrees are not acceptable. The Hartford reserves the right to evaluate each application s exposure to loss on its own merit. As a result there will be occasions where a risk marginally meeting these criteria will be judged unacceptable for the coverages or rates requested due to the combination of overall risk factors.
Dwelling & Coverage Requirements Deductible: Minimum $250 if Cov.A is under $500,000. Minimum $500 if Cov.A is $500,000 or higher. (Also see CAT Management Exceptions) Coverage A (no maximum-see CAT Management Exceptions). High Valued Homes ($1,000,000 & over must be pre-approved by your Underwriter prior to binding coverage. Central Station Fire & Burglar Alarms are required if Cov.A is $500,000 or higher. Insurance to Value- 100% Insurance to Value required unless market value is below 80% of replacement cost See Special Loss Settlement below for these risks. A completed MSB Costimator is required for all dwelling submissions. Secondary or Seasonal residence coverage is available at a maximum Coverage A amount of $500,000 ($250,000 in coastal counties-see CAT Management section for applicable counties) with a minimum $500 deductible. All other underwriting criteria must be met. Applicant s primary residence must be in force with The Hartford at the time of application. Photos are required on dwellings if Coverage A is less than $100,000 and on all dwellings 50+ years old. Condos & Renters Coverage C minimum $15,000, maximum $350,000. Roof coverings must be well maintained and in good condition. Roofs over 20 years old require ACV endorsement. All flat roofs are unacceptable. Roofs over 35 years old are unacceptable. (ACV requirement & 35 year limit do not apply to lifetime type roofs (ie: tile,slate)). Older homes (50+ years) complete the ACORD updating section for each system. All systems must be well maintained and in good condition. Electrical: minimum 100-amp service. Partial updating and combination of fuses & circuit breakers permitted. Plumbing: no leaks, full copper or PVC preferred, partial updating permitted. Heating: must be centrally controlled by thermostat. Oil fired furnaces must be serviced annually; burners must have been replaced within past 50 years. Common Endorsement Requirements Replacement Cost Dwelling coverage is available on homes 50+ years provided the dwelling complies with all the updating parameters outlined in the Older Home and Dwelling Underwriting section of these guidelines. 100% ITV is required. Special Loss Settlement Coverage (HO-256)- This coverage can be provided when Coverage A is as low as 50% of the replacement cost, or 100% Market Value, whichever is greater. This coverage must be added for ITV between 50%- 80% of the replacement cost. Coverage is subject to all other underwriting criteria. Replacement Cost Dwelling coverage cannot be provided in conjunction with this form. In Home Businesses on premises are eligible, however, eligible businesses for Form HO-42 are limited to incidental office-type exposures and those with no employees or customer access. Home day care exposures are unacceptable. Sump Pump or Sewer backup Coverage: Coverage is available if there have been no previous related claims
Underwriting Requirements Effective Date of Coverage: Applications must be postmarked or uploaded no more than 3 days after the effective date of coverage Property Insurance Score and Property CLUE Report are required for all applicants. Prior to binding coverage, please order Insurance Score (at The Hartford s expense) using our Point of Sale on-line report ordering software from CHOICEPOINT using the applicant(s) Social Security number and address (and prior address if any). Property CLUE Reports are ordered automatically immediately prior to policy issuance. All applications for coverage must be submitted using the latest ACORD homeowners application, or via The Hartford s online quote and issue system. Recreational Vehicles: Whenever the Hartford is requested to write a homeowners policy and the insured owns recreational vehicles we require that the insured carries underlying insurance for the vehicle(s). The following are considered recreational vehicles; Jet Ski s, ATV s, dirt bikes, and snowmobiles, or any similar vehicle(s) used for recreational purposes. Please be advised The Hartford will not provide Personal umbrella coverage whenever the insured owns any of the above recreational vehicles, with or without underlying coverage. CATASTROPHE MANAGEMENT No new business with wind coverage in beach territory 3. Catastrophe exposed territories 35 and 36 and zip code 29927 in Jasper County require a 2% hurricane deductible. Moderate catastrophe exposed counties require a 1% hurricane deductible. This includes the counties of Berkeley, Colleton, western* sections of Horry, Georgetown & Beaufort counties and all of Jasper County except zip code 29927. Low catastrophe exposed counties (East of I-95) require a $500 flat All Perils Deductible. This includes those sections of Clarendon, Dillon, Dorchester, Florence, Marion and Williamsburg counties that lie east of Interstate 95. Not acceptable if within 2,000 feet of the high tide line of the gulf/ocean/bay/sound or harbor (applies to both wind and x-wind business). Maximum $500,000 Coverage A limit in coastal counties (Beaufort, Berkeley, Charleston, Colleton, Dorchester, Florence, Georgetown, Horry, Jasper, Marion, Williamsburg). Please refer to pages T-1 and T-2 of the Manual for further territorial definitions. **Wind/Hail exclusions apply only in areas where Wind and Hail Underwriting Association policy is available. ** Coastal capacity limitations, in the form of new business policy counts, are established annually. Each individual agent is granted a specific capacity to write new business in coastal territories. Agents who have not been granted capacity, or whose annual capacity limitations have been reached, do not have authority to bind or issue policies in coastal territories.
Hurricane Binding Authority When a hurricane is reported within the pre designated boundaries: (Refer to your Windstorm Liability Hurricane Conditions producer announcement for designated boundaries, or contact your Hartford office). Do not bind, issue or request issuance of policies providing the perils of Windstorm or Extended Coverage when a hurricane is reported to be within the area bounded. This applies to so-called All Risk,, Dwelling, Inland or Ocean Marine Policies and Physical Damage Automobile Insurance on risks of personal or real property within 100 miles of the coast. In addition, during this time period deductibles may not be reduced. This temporary suspension of binding authority will remain in effect from the time a hurricane is reported by the Weather Bureau for the designated area and until such time as the hurricane has passed beyond 100 miles of the coast, or has ceased to be classified as a hurricane, whichever occurs first. Binding Authority Following an Earthquake: The binding authority of all Hartford agents for earthquake coverage is automatically suspended whenever an earthquake meeting the conditions below occurs. SCHEDULED PERSONAL PROPERTY Eligible classes: Jewelry, Silverware, Fine Arts, Golf Equipment, Stamp collections, Musical instruments, Cameras, Furs, Coin Collections. Note the request on the Homeowner s Application & attach ACORD Inland Marine application. Current appraisals (less than 5 years old) are required for any item $10,000 or more. o Appraisals by certified, independent appraisers are preferred to appraisals by dealers or o galleries. Bills of sale may be use to confirm appraised value of newly purchased items, or submitted in place of appraisals for items of lesser value. Scheduled items with commercial or professional use are not acceptable Items used in exhibits or trade shows are not acceptable. No prior theft losses or scheduled personal property losses are permitted in the past 3 years. Central station alarm system may be required depending upon the scheduled amount. Inland Marine schedules greater than $200,000 must be discussed with your underwriter prior to binding coverage. Refer to company prior to submission: Jewelry & Fine Arts risks with total amount of insurance for the class exceeds $75,000 or where the amount of insurance on any single limit item exceeds 50,000. All other classes: risks where total amount of insurance exceeds $25,000 or where the amount of insurance for any single item exceeds $15,000. Policy Term and Payment Plans Plan offers a 12-month policy term, and a variety of payment plans. Available payments options, including service fees, recommended down payment amounts, and payment schedules can be viewed on Quote-to-Issue (QTI) during the issuance process. Information Reports and Privacy Policy It is The Hartford s policy to require that agents notify applicants that consumer reports will be ordered. Further, any applicant whose Insurance Score does not qualify for our best price, or who has any unreported prior losses uncovered by the CLUE Report must be advised that their premium will not reflect the lowest rate as a result of this information.
