What is it? An FHA 203k loan lets you purchase or refinance and renovate a property with one loan closing. That one loan closing will also include all of the projected renovation costs and expenses. The funds for the projected costs are then held in a special escrow account and dispersed only after the work is completed and inspected. Inspections can and must be done by specific third parties based on the size of the loan.

What is it? There are two versions of the FHA 203k loan. The original version from 1978 is called the standard/full loan. It has a $5,000 minimum but no pre-set maximum. The other is called the streamline loan. It has a $0 minimum but a $35,000 maximum. The maximum is always limited by the lesser of the borrowers approval limit, the FHA maximum mortgage limit for the area or 110% of the improved appraised value.

Requirements HUD requires that properties financed under the FHA 203k loan program meet certain basic energy efficiency and structural standards. If the scope of work is an addition to an existing structure, the new construction must conform to local codes and HUD Minimum Property Standards in 24 CFR 200.926d. If the scope of work is rehabilitation of an existing structure, then a whole host of strategies are required to be implemented to improve the thermal efficiency of the dwelling.
