1 Client To Do List If you re thinking about purchasing a new home or refinancing your existing mortgage, finalizing the paperwork is one of the last steps you take towards completing your home financing. To help make the process quick and easy, we have put together a to do list. Are you purchasing a Home? What information to bring about the property you are purchasing: Purchase and Sale Agreement(s) include schedules and waiver MLS Listing with Photo, address and telephone number of your Solicitor/Notary What information to bring about your financial situation: In order to confirm your down payment, please provide the following from one or more of the following sources: Bank Account Statement for the past 90 days Other Documentation/Information Required Income Confirmation: If you are a Salaried Employee please provide: A current pay stub dated within the past 30 days AND A Letter of Employment from your manager indicating your start date, position and salary If you are Self Employed, receive commission or bonuses please provide: Your Last 2 Years Notice of Assessment 2 Years of your company s Financial Statements Self Employment Documents (please ask us for clarification) Do you already own your Home? Answers to these questions are invaluable in helping us develop a personalized mortgage plan to suit your needs and goals. SECTION #1 MORTGAGE OBJECTIVES 1. What is the intent of your mortgage? a) to purchase a property to live in b) to purchase an investment property c) to refinance your existing property to consolidate debt & lower debt payments d) to refinance existing property to reduce current interest rate 2. What are your main goals regarding the mortgage? a) to keep the payments as low as possible b) to pay off the mortgage as quickly as possible c) to pay the least amount of interest possible d) to have access to mortgage funds in the future if need be (for investments, business, etc.) 3. When it comes to financial transactions (i.e., current banking / mortgages), please answer the statement which best represents your preference of communication method: a) I like to conduct business in person only b) I am comfortable doing business by /fax/phone c) I am comfortable with technology but still want to meet in person for part of the transaction (a combination of the above) 4. I currently manage my banking accounts: a) by phone/internet banking only (I never walk into a branch) b) I always go into a teller to complete banking transactions I am not comfortable with internet/phone banking. 3 SECTION #3 RISK TOLLERANCE 1. Which statement best describes your interest/knowledge of mortgages? a) I have very little interest in mortgages and rely exclusively on the recommendations of my mortgage consultant and/or financial planner. b) I have limited knowledge of mortgages & their options, but do not fully immerse myself in the subject. c) I have good working knowledge of mortgages and regularly follow interest rates, etc. d) I understand completely how different mortgage products work; including VRM, HELOC, and fixed rate mortgages, and I follow the mortgage rates closely. 2. Realizing how a variable rate mortgage works (rates increase and decrease as the prime lending rate changes), in the event of a significant increase in mortgage rates, how long are you prepared to stay with a floating rate type mortgage product? a) I don t have the stomach if the rates go up and would lock in immediately b) I can hold on for a few rate hikes but not a ton c) 1 can t afford for the rates (and my payments) to increase at all. d) I don t ever intend to lock in my mortgage rate to a long-term fixed rate and am completely comfortable with a floating rate mortgage; no matter what rates do.
