2 Welcome To the Winter 2011 edition of YOUR newsletter This year we are concerned about the cold weather and keeping warm. Here are a few tips to keep your home warm during winter. Heating your home To keep warm at home during the day try to: heat your main living room to around C (64-70 F) and the rest of the house at least 16 C (61 F) heat all the rooms you use in the day make sure you keep your living room warm throughout the day and heat your bedroom before going to bed set the timer on your heating to come on before you get up and switch off when you go to bed in very cold weather set the heating to come on earlier, rather than turn the thermostat up, so you won t be cold while you wait for your home to heat up To keep warm at home during the night you should: try to keep the temperature above 18 C (65 F) in your bedroom overnight open the window or door a little at night for ventilation if you use a fire or heater in your bedroom during winter never use an electric blanket and a hot water bottle together as you could electrocute yourself check what type of electric blanket you have some are designed only to warm the bed before you get in and should not to be used through out the night make sure your electric blanket is safe to use by getting it tested every three years - the Fire Brigade, Trading Standards and Age UK can test your electric blanket.
3 Be Warm scheme Be Warm is a saving stamp scheme which helps householders save for home heating oil by spreading the cost of their fuel. It allows you to buy our special oil stamps from a range of retailers, collect them on a savings card and then use the value of your stamps to pay for all or part of your oil when you place an order with your supplier. For further details go to: Are you worried about debt? Concerned over credit card bills etc.? Feeling anxious about what might happen or how you are going to cope? There is help out there Debtline NI They are not a debt consolidation service, they are a charity so you don t charge for their services. Everything is free and confidential, from budgeting advice to practical debt management plans. No matter how serious your situation seems right now there is a way out of it. 4 Important Information for tenant s with Phoenix Gas If your gas heating stops working please follow the points below before requesting a repair: Check your gas supply is on: If your meter is displaying between units, you can avoid your gas supply switching off by releasing your 'credit reserve facility'. To do this insert card, press and hold red button 'A' for 5 seconds until you hear a beep. Release button and remove card. If your meter reaches 15 units it will automatically switch the supply off, unless it is put into reserves. Once this happens a C will appear beside your unit count. In order to open the reserve again, top-up your pay and go card and insert it into the meter, when doing this please ensure that the boiler Is off otherwise your payment will be received but the gas supply will remain closed. If your top up is successful the C beside the unit count will change to an O this will take approx seconds following topping up. This now means that your gas supply is open and your boiler should start firing up again. If your boiler still doesn t fire up hit the reset button and check that your room stat hasn t been turned down. If you report this as a repair and the contractor finds the thermostat turned down to the off position, YOU WILL BE CHARGED THE FULL EMERGENCY CALL OUT RATE This also applies to tenants in new build houses still under defects, YOU MUST check the thermostat before reporting a fault.
5 Connswater Homes advises all tenants to take out Home Contents Insurance YOU are responsible for insuring the contents of your home NOTE: you should check with your insurance broker as to the level and type of cover provided before taking out a policy. We advise that you cover glazing. Although Connswater does not recommend one particular insurer, if you do not have Home Contents Insurance, Royal Sun Alliance have a scheme specifically for social housing residents across Northern Ireland. 8 Cold Weather Payment If you re receiving certain benefits, you could qualify for extra money each week there is very cold weather in your area. This is know as a Cold Weather Payment. What is meant by a period of cold weather? A period of cold weather is determined by the Met Office and is defined as: When the average daily temperature over seven (7) consecutive days is recorded as 0 C or below, or When the average daily temperature over seven (7) consecutive days is forecasted to be 0 C or below This information is gathered by weather stations throughout Northern Ireland How much is a Cold Weather Payment? 25 is paid for each seven (7) consecutive day period of very cold weather that occurs from 1 November until 31 March, both dates included. Who can get Cold Weather Payments? If you are in receipt of the following benefits: Pension Credit; Income Support; Jobseeker s Allowance (Income based) or Employment and Support Allowance (Income related), you could qualify for a Cold Weather Payment. Do I need to apply? No. Payment is normally issued automatically. To check if you qualify for a Cold Weather Payment check for more information Digital switchover is coming to Northern Ireland in October 2012, there will be more information in the Spring Newsletter
9 Getting your Boiler Serviced It is a legal requirement that we carry out an annual gas safety inspection in your home. Without it, your appliances could become unsafe, putting you and your family s lives at risk. It is part of your tenancy agreement to have these necessary checks carried out. If you refuse to let the gas engineer in, we will have no choice but to apply for a court order to gain access to your property. It is vitally important that you let our gas contractors into your home to carry out the annual safety check. We will write to you with an appointment date. It will only take an hour for them to service your gas boiler. If the time we give you is not convenient, just phone us to re-arrange it. It costs you nothing and it could save your life. Whatever you do, don t ignore it. Your family s lives could depend on it. All our contractors are registered with Gas Safe. When they visit your home they will show you re their photographic ID cards, if you have any concerns you should contact the office on like us on facebook
10 From this To this The former Mersey St Primary School in East Belfast, which closed in 2006, has been transformed by Connswater Homes into 30 modern, state of the art apartments. Its listed building status means that much of the original building, including the impressive façade, has remained intact, whilst sympathetic remodelling of the classrooms has provided the new accommodation.
11 Officially opening the scheme on 24 November 2011, Minister for Social Development, Nelson McCausland said; This really is an impressive development and good news for the people of East Belfast. Not only does this innovative project provide much needed new housing in an area of high housing need, but it rescues a much loved historic building of local importance. During a tour of the new buildings the Minister met Mrs Ellie Honeyford (pictured above) who showed him around her new home. The Minister added, Connswater Homes & the NIHE are to be congratulated for recognising the potential to do something different on this site. The school provided 80 years of service to the community, and I am pleased that funding from my department has allowed that community benefit to continue.
