As Austin s job market continues to expand in the north to northwest direction, we believe Tessera on Lake Travis is well positioned to support this growth and provide an opportunity for families to live in a truly unique community, says Duke Kerrigan, a director with Hines, the firm that owns Tessera on Lake Travis who is responsible for the development activity. Tessera on Lake Travis is located on the north shore of Lake Travis and is surrounded by thousands of acres that will remain undeveloped, he says. Furthermore, the community gradually stair-steps from FM 1431 down to Lake Travis, which allows for expansive views of the Hill Country and Lake Travis while at the same time providing a more efficient development approach. When developing the concept for the community, Hines focused on the word tessera, which is an individual piece of tile used to create a mosaic. From trails and parks to schools and scenic views, all of these smaller pieces will come together to create a great community, Kerrigan says. While each component provides special attributes on a stand-alone basis, we believe that when those components are brought together it will translate into a true mosaic community. seeking high-quality home designs in a unique setting. The Lago Vista ISD has an enrollment of 1,275 students in its elementary, middle and high schools. Recently, the Lago Vista High School opened a new campus, which doubled the campus size and included an auditorium, football stadium, five science labs, band hall, art room and much more. More recently, Austin Monthly ranked the Lago Vista High School the 12th best public high school in the Austin Metropolitan Statistical Area. In our minds, it s one of the best kept secrets in the entire Austin market, says Kerrigan. It s a school district where the principal knows everyone the kids and their families and the students are able to thrive both in and outside of the classroom. While the excellent school district and communitycentric focus are major attractions, homebuyers have the added benefit of finding a home to fit their individual needs. In Phase 1A, there are 50, 60, 70 and 80 lots with a minimum depth of 130 each, which give buyers the opportunity to select multiple options in terms of lot locations and home sizes. Also, both Highland Homes and Wilshire Homes offer an extensive set of plans and more than 90 options across the various lot sizes that a buyer can choose from when selecting a home to build. In addition, each builder has available inventory ready to meet a move-in buyer s needs. Some of these community features include an infinity edge pool overlooking Lake Travis, a splash pad for kids to enjoy, interconnecting trails and numerous park areas. We spent a tremendous amount of time thinking through how we can enhance the open space feel throughout the community, Kerrigan says. We layered in interconnecting trails to take people around the entire community, which is something very near and dear to us as people will have the opportunity to discover something new each day within Tessera on Lake Travis. So far, Kerrigan notes that many of Tessera on Lake Travis early residents are families seeking an attractive home value in a great school district as well as couples While Hines has more development planned for future phases, several milestones have been achieved thus far. In September 2014, Tessera on Lake Travis completed its first phase of infrastructure, which included over 200 residential lots, a community pool, an open-air pavilion, entryway features, community landscaping and the initial sections of its trails system. More recently, on March 28-29, the community hosted a grand opening event to the public. Our team is excited to offer the initial phase of Tessera on Lake Travis to the market place but we re even more excited to be part of a great community and excellent school district, Kerrigan says.

3 Other Happenings at Tessera on Lake Travis A Great Season for Lago Vista H.S. Baseball Tessera on Lake Travis Hosts Lago Vista H.S. Baseball Banquet It was a privilege for Tessera on Lake Travis to host the Lago Vista High School baseball team for their end-of-season banquet at the beautiful Pavillion overlooking Lake Travis. The Vikings reached the Class 3A Regional Finals and finished the season ranked No. 6 in the state. Coach Brandon Grant recognized each member of the team for their outstanding effort, while also thanking the parents for their valuable role in the success of the team. A slide show of season highlights was on display, and attendees enjoyed a barbeque dinner provided by Tessera on Lake Travis.
