3 Typical Space Requirements Space Program Room Data Sheet Special Features & Remarks - Continued 3)Additional electrical/telcom/data boxes checked in electrical section of room data sheets are to be provided over and above that required at each staff workstation/desk. 4) Plan for a small number (approx 2) of the copiers to be 220 V devices. This will be determined during the design phase. Provide up to an additional (10) dedicated 20A duplex receptacles and (10) telecom/data boxes placed as directed by OGS for copiers, printers, faxes, and other specialized office equipment. Provide access for telecommunication/data cable points (i.e. core drilling with flush distribution boxes for powered panels, and/or raised access floor (6'' minimum), and/or in wall access with metal boxes, conduits of sufficient size and quantity as determined by design, bushings, and drag line extended to above ceiling and/or in floor wire distribution system, etc). Landlord to fire seal as required after installation of cabling by others. If powered modular furniture panels are used, Landlord to provide and install power to and final electrical connection to panels and associated equipment. 5)Power poles will not be acceptable. Provide service to workstations/desks and office requirements by wall and/or floor outlets as directed by OGS. 6) All agency and associated spaces including accessibility to and from the outside must be ADA compliant. 7) s: Maximum of 1/1200sf. Private offices may be grouped 4/temperature control (unless noted otherwise) or less as required to address heat loads. 8) Design parameters for rooms requiring sound attenuation shall meet sound transmission class (STC) ratings; large conference rooms, demising walls, toilet rooms STC Executive offices, conference rooms of 4-8 occupants STC Mechanical rooms adjacent to work areas STC Enclosed break rooms STC Open plan break rooms shall have provisions for reduced sound transmission at walls adjacent to work areas. Walls, ceilings and doors shall be designed, specified and installed to meet or exceed required STC ratings. Specific rooms may require higher STC ratings as noted on Room Data Sheets. 9) Each agency to have agency sub-master key under building master. 10) Refer to space forms for additional information including circulation requirements. Space forms and room data sheets should be used together. (N/A) 11) HVAC heating and cooling systems must be available for 24/7/365 operation. 12) Provide corner protection on all outside corners. 13) Landlord will provide 2" innerduct with pullstring where noted in room data sheets. 14) Wiring for telephone-data lines to be done by tenant vendor. 15) A minimum of one convenience outlet is to be installed in 20' O.C. for maintenance at landlord's expense. 16) Provide horizontal window blinds on all exterior windows and interior glass. 17) In each hub room, computer server room and telcom and/or data closets provide grounding for tenant equipment: Wall mounted 1/4" x 4" x 10" Cu ground plate connected to building steel or suitable ground via # 4/0 Aught Cu ca 18) Where needed all plywood will be 3/4" fire rated and painted to match wall. Tenant will contract with independent security contractor to provide and install security/access system at all exterior doors, doors to each section or unit and doors called out in the room data sheet to receive electronic card access readers. Landlord to provide: a) metal boxes, conduits of sufficient size as determined during design, bushings, and drag line extended to above ceiling, and/or in floor wire distribution system, including ceiling mounted cameras and access card readers (number & placement to be determined by design). b) fire seal as required after installation of cabling by others. c) doors and frames to accept access system hardware & electric. d) coordinate installation with LL's locksmith, door vendor, contractor, and tenant's security contractor where necessary. e) electronic locks to be provided by landlord as specified by security vendor. f) other type locks to be provided by landlord's locksmith as specified by tenant. 20) Provide building common restrooms as required by building layout and code. 21) Provide an air lock vestibule at main entrance when access is directly from exterior. 22) All areas that are required to have manual lighting control, including rooms with single fixtures, shall incorporate an occupancy sensing device with override. 23) Landlord to provide doors with keyed overide. Lock cylinders to be replaceable core. 24) Landlord to provide door closers at all doors entering Agency space, secure areas and doors controlled by access card. 25) Rooms calling for independant switch which have multiple doors must be provided with 3 or 4 way switching. 26) Where sound attenuation is called out, in addition to walls, sound attenuation must be addressed above ceiling and below raised access floor. 27) Provide flood sensor monitoring at all appropriate locations (ie, server room, basement) within facility that alarms to tenant as well as landlord. 28) All walls between units, hallways with more than one unit and facing public or other tenant shall be slab to slab in addition to those called for on RDS.
