Start to Finish Note: We must have your supporting loan documents back within 4 days to ensure a smooth loan closing with no delays. 1. Pre-Approval - Contact us to get pre-approved for a specific loan amount. With this information, you will know the size of mortgage you can afford before you start looking for your home. A completed loan application is necessary to obtain a full mortgage approval. (Pre-qual online, in person, or over the phone) 2. Loan Application - As part of your loan application, you will need to provide income documentation and other important asset information. After assembling all of the items on our Application Checklist, you will be able to complete your full application and submit it for processing. We will issue a loan commitment letter before you buy a home that gives you actual purchasing power with a maximum dollar amount that you can afford. 3. Processing - An associate processor verifies the information on your application and makes sure your supporting documents match. Your loan processor will run your file through an automated computer system that generates your initial loan approval. At this point the processor will prepare your loan for underwriting. (Note: additional documents may be requested by processing at this time) 4. Underwriting - An underwriter compares your loan to standard guidelines. If these guidelines are met, an approval and loan commitment are issued. The loan closer will then contact your realtor or builder, and your attorney to arrange your loan closing. (Note: additional documents may be requested by underwriting at this time) 5. Closing - At closing, you will sign the mortgage, promissory note and other required documents transferring ownership from the seller to you. Congratulations! Internet or computer printouts will only be acceptable if your name, your account number and the name of the bank is indicated on the printout. Example Bank Statements Include: - Checking / Savings / Money Market / CD s - Retirement Accounts / 401K / IRA / ROTH / TSP - Stocks / Bonds - Gift Funds: If you are using gift funds for closing please call us to discuss requirements. - Note: If you have any large deposits, other than your normal pay, we will need explanation of where the money came from as well as a paper trail. Provide Insurance agent s name and company contact information. - Single Family / Row or Town Home: Homeowner s Insurance Policy - Condo: HO-6 Condo Policy 20% coverage on sales price required. Rental Lease on any current rental properties owned. If owned for more than 1 year must provide most recent 2 years tax returns. We use your schedule E for rental income.
