Renter s Insurance The landlord of your apartment or house has insurance, but it probably only covers the building where you live not your belongings or your liability for accidents. If your possessions are stolen during a break-in or damaged by a fire or severe weather, a renters insurance policy can allow you to recover their value. Following is a list of items to consider purchasing and the estimated cost per roommate. 4 Understanding Your Lease & Legal Rights Tips from UNL Student Legal Services The Lease: Before You Sign Ask a Student Legal Services attorney to review the lease with you before you sign it It should contain: the amount of rent and security deposit the term of the lease (the length of time) your obligation regarding utilities Whether or not a guarantor or cosigner is required Other rules and obligations Walk Through: Before You Sign During the walk-through, you need to document any pre-existing problems you find with the apartment, so that you re not held liable. This means testing everything from the burners on the stove to the quality of the carpet to the functioning of the refrigerator. If anything s off, document it. If the landlord needs to fix something, get it in writing. This is the best way to protect yourself, your future home and your security deposit. Turn on the appliances, including A/C, and see if they work. Use the: Sample Apartment Inventory Download at: Lease Addendums You shouldn t sign anything that adjusts your lease after you ve already moved in. Exception: You get something in return, for example, your landlord agrees in writing that a pet is allowed if you pay a pet deposit. A landlord cannot raise the rent or make other fundamental changes during the lease term. Pets Does your lease say anything about pets? If not, it is best to check with your landlord to find out what types of pets are allowed. Put any agreement allowing a pet in writing in the lease. If pets are not allowed and you have one, you can be evicted after written notice and 14 days to remove the pet. If pets are allowed, it is legal for the landlord to require an additional security deposit equal to ¼ of one month s rent. Roommate Agreements A lease is a contract between the tenants (including you) and the landlord; a roommate agreement is a contract just between roommates. (see to download a roommate agreement) An agreement avoids problems by discussing living conditions before you move in: How will utilities and rent be shared? Will food costs be shared? Any rules on guests? Parties? Noise? Pets? What if someone decides to move out? Requesting Repairs Requests for repairs should be in writing. Date and keep a copy of your request. If the needed repair affects your health and safety, you can contact the Lincoln Housing Code office for assistance, or come to SLS. You might be able to break your lease if the landlord refuses to make repairs affecting health or safety after written notice and 14 days to make them. If You Don t Pay Your Rent The landlord is required to give you 3 days notice to pay rent. If you pay full rent within the 3 days, you cannot be evicted. If you fail to pay rent within 3 days, the landlord can file eviction proceedings and take you to court within days. After hearing evidence, the judge can order that you be evicted. The court process moves quickly, so if you get a notice of non-payment, get legal help right away. Call or visit UNL Student Legal Services. 5 Tips for Keeping Your Off-Campus Financial Life Organized Always Pay Your Rent on Time! Many rental properties will require you to pay rent in the form of a check. If you need to mail your check, make sure to do it at least one week in advance. If you do have the money to pay your rent for months in advance, consider doing it to avoid forgetting and racking up late fees. Many students set a reminder on their phones to pay their rent. Also, put your rent due date in your planner. If you don t pay on time, you ll waste money on late fees, and could even get sent to collections, which would ruin your credit score. Use Your Rent Payments to Build Your Credit Score If you pay your rent on time, not only will you avoid late fees, but you will also be able to use your good payment history to build a credit score. A credit score is a measure of your responsible repayment of your financial obligations. If you have a high credit score - over when you go to buy a new car or house, or get a business loan, you will be offered a low interest rate on the money you borrow from a bank or credit union, which means you will pay less! Employers also look at credit scores. When you re applying for your first job, having a good credit score might help you stand out because it will show you re responsible and a good money manager. To get your rental history added to your credit report, you will need to ask your landlord to report it to the Experian credit bureau - Split Utilities Many students choose to have different names on different utilities. Then one person is not responsible for every bill. To easily communicate to each other about bill payment, have a white board where everyone can write down the bills they ve paid and you can work together to easily calculate how much you owe each other. Pay Utilities Automatically Most utility companies offer AutoPay. You can have your bill automatically taken out of your checking account each month. Most companies will send you a bill each month for your records and automatically withdraw the bill amount on the due date. AutoPay is available through most financial institutions, including banks, credit unions and savings and loans. Mint.com automatically recognizes your transactions as grocery spending, utilities, etc. and will create charts showing where your money is going. Stay on top of your monthly rental budget! Not only will you avoid overdraft fees, using an offcampus budget will help you start building good money behaviors that will help you be a master money manager in the future!
