5 Ladysmith Investors, L.L.C. is the owner of 553 acres of land in Caroline County approximately one half mile east of the Ladysmith interchange on I 95, Exit 110, with frontage on both Routes 639 and 633. Approximately 110 acres of this property is zoned M 1 (industrial) with the remainder zoned RP (rural preservation). A portion of the Property is designated as being located in the Ladysmith Community Planning Area (growth area). A large scale data center campus is one potential use for the industrial portion of this property based on proximity to power (a 115 KV electric power line crosses the property) and fiber. A zoning administrator letter has been obtained from the County which indicates that a data center use is a by right use in the M 1 zoning category. The owner has undertaken a preliminary feasibility analysis of a data center use on the property from a leading data center design firm which contemplates a multi building data center campus containing 700,000+/ square feet of improvements. A preliminary hydrological study for the property has also been undertaken by the owner.
