Augsburg s ultimate goal is to be a place in which our residents can continue life s pursuits Spirituality, Happiness, and Life Fulfillment. Augsburg s residents and staff are blessed and give thanks to God, for making the Worship and Community Life Center possible. It truly helps in the effort towards true life fulfillment for our residents Annual Report 3

4 Mission Statement The Board of Directors, Administration and Staff of Augsburg Lutheran Home and Village are committed to the mission of serving the elderly, particularly our Lutheran brothers and sisters, by caring for them as if they were the Lord Himself. We accomplish this mission by responding to Jesus demand that we love the Lord our God with all our heart, all our mind, and that we love our neighbor as ourself. The service of others is at the center of all decisions and actions. Augsburg is totally committed to life, and each individual is recognized as a child of God who has potential and responsibility. We emphasize the ability of each individual to reach his or her potential. The heart of Augsburg s mission is love. Augsburg involves our Lutheran congregations in this love by offering them the opportunity to be partners in providing care to our residents through our volunteer programs and by supporting us financially. ^ 4 Augsburg Lutheran Home & Village

5 ^ From the Chairman Augsburg had several opportunities to celebrate and be grateful during During the year, we completed and dedicated the Worship and Community Life Center, a beautiful addition to the Augsburg facilities, and especially important because it was financed with contributions and because it emphasizes the spiritual underpinnings of Augsburg. The Worship and Community Life Center has been further enhanced by the addition of a new modern organ, and it soon will be enhanced by a stained glass window. The Board also is in the process of creating a donor recognition wall outside of the Center to acknowledge those who supported this project as well as those who have supported other Augsburg endeavors over the years. Our second cause for celebration was the establishment of a long-term banking relationship with SunTrust. They now hold our bonds and have given us a 10 year bond commitment as well as a solid line of credit. These arrangements will provide long-term stability to our finances. Augsburg also is grateful for our renewed success in building occupancy for Augsburg Village. An invigorated marketing effort with more emphasis on the outstanding living opportunities available to Village residents (such as affordable apartments of all sizes), the many fine services available in the Village, and the value offered for dollar spent has been successful in filling many of the units in the Village which had become vacant during the recent economic downturn. Looking forward, the Board has recently completed an update of our Strategic Plan. While some strategic objectives will be continued, several new ones were added. Most importantly, we plan to put more emphasis on identifying risks which could have a substantial impact on our enterprise, and on getting positioned for cooperative partnerships with the hospitals that provide the bulk of the residents to our Health Care Center and Assisted Living. To this end, we will be taking the initial steps towards implementation of electronic medical records. David Daneker, Chair, Board of Directors 2013 Annual Report 5

6 From the executive director ^ Usually things occur around Augsburg in a given year that leads this report to follow some specific theme be it a new building or program. It took a while to get started this time as that theme wasn t immediately apparent to me. The Worship and Community Life Center opened in The space and the enhancements to our Pastoral Care program are certainly highlights of the past year. But the issues that seemed to define our year were two action plans that kept us on pins and needles throughout the year; but, have seemed to leave Augsburg in a great position for the future. Both issues are discussed in our Board Chair s Report so I will just mention briefly. First, we found out early in 2013 that our bank would not renew our loan. There was no reason other than they decided not to continue involvement in the Health Care industry. In the end, we settled on a great deal with Sun Trust Bank that will last for 10 years so much more than we could have ever expected. The process; however, demonstrated just how dependent we are sometimes and how we must be even better prepared for whatever may happen. The second issue was just as intense with similar consequences if not successful. The recession of 2009 changed the Retirement Community industry in regards to how services must be promoted. Census in all facilities really took a hit and the Board and Management Team decided that how we advertise will change forever. A comprehensive action plan resulted in cutting vacant units almost in half. Many of the branding initiatives can be seen by our new brochure and the sign that greets folks driving by. Something else occurred to me as I thought about what to write in this report. No matter what we are building or actions plans carried out, the fundamentals of 6 Augsburg Lutheran Home & Village

7 Augsburg s operations are pretty much the same each year. The need for these operations, care and services to our residents, to be consistently excellent is always the most important objective to the Board and Staff. Residents deserve the very best every day. Projects and initiatives can t get in the way of providing excellent care in the Health Center as those residents may not be so concerned about what Augsburg is planning in 5 years; but, how we will serve them today. Independent Living residents have less interest in the fact that we have a new brochure then knowing that a great dinner will be served each evening. The greatest resource to achieve this expected service and care level is to hire the best folks possible so we put a tremendous amount of effort in recruiting and retaining our staff. We are very fortunate that our employee turnover has been incredibly low for years. At a recent Years Five Employees 175 Years of Service of Service Celebration two employees reached 40 years at Augsburg this year with many others hitting the milestones of 20, 25, 30 and 35 years of service. The greatest influence for ensuring a quality, fulfilled life for our residents are the employees they interact with each day. The building improvements and other big initiatives are always central in our communications to our delegates, as they should be. But, we should all keep in mind that our Mission is to care for our residents as if each were the Lord Himself. This might include constructing buildings and working on big projects; however, we must remember it s all about our residents. Glenn Scherer, Executive Director 2013 Annual Report 7

8 From the pastor ^ Spring this year seemed to take a long time coming before bursting forth in the glorious array of new life. After the snow and starkness of bare trees and withered grass, it renews us to hear the singing of the birds and watch the flowers come up. In the same way, it renews us to experience the new life of Easter. The forty days of Lent remind us of our true human nature, pointing to our cold and self-centered hearts. We need to be born again by our repentance and our acceptance of God s forgiveness. The healing of Christ s Easter resurrection creates new hearts in us, and helps us rejoice in His abundant blessings. Last year, we were caught up in transforming the empty space of Augsburg s new Worship and Community Life Center. This year, our residents rejoice at the blessings of worshiping in the spacious area. The dedication service was held October 13, with some 250 residents and guests giving thanks for the completion of the new room. For the worship services now, we are able to accommodate wheelchair-bound residents in the central area, with chairs arranged in sections on the sides. For the morning service, more than 40 wheelchair spaces are utilized, without hindering those who are able to walk. After a trial period, the sound system has reached a great efficiency. We provide headphones for eight residents to hear the service clearly. Those who have modern hearing aids can even pick up the signal as it is broadcast. Both morning and afternoon services are telecast to the rooms of residents over Augsburg s cable system. We received our new Allen electronic organ in January and our volunteer organists are still discovering new ways to use its full capabilities. After spending considerable time developing a concept for the new stained-glass window, the Pastoral Care Committee approved the concept of Rich Buswell from Lynchburg Stained Glass, which shows God s saving work throughout creation. Since there was no cross in the chancel area, a thinly-planed mahogany cross is included as part of the window design. The window is being completed now and is to be installed by early summer. We have also begun collecting funds for windows on either side, which will present images of God s gifts through baptism and communion. I ve also announced my plans to retire in July 2015 at the age of 70. This will allow sufficient lead time for a search committee to obtain my replacement. I ve greatly enjoyed the years of my ministry at Augsburg, where I have the opportunity to touch many lives, reminding our residents of God s love for them. I m thankful for the support of our pastors and congregations for the support of Augsburg s ministry. 12 Culture Change ^ Augsburg Delegates heard about Augsburg s latest Culture Change Initiative Spirituality, Life Fulfillment and the Pursuit of Happiness at the October 2013 meeting. The short title of the committee overseeing this is the Life Fulfillment Committee and joins our other culture change committees Know the Person; Sounds; Aroma; Appearance; and Real Life Activities. These committees are composed of employees from all departments and at all levels of the organization. This report will attempt to show readers why our culture change initiatives are so important. First of all, when we formally started our culture change program about 7 years ago, we thought that we would have accomplished more by this time. In retrospect, our journey is similar to others and ahead of many who tried culture change and gave it up. One principle we have adhered to is, that no matter how slow we go, we keep going forward. After all, very few of our culture change projects are the norm in the industry, nor are they encouraged with reimbursement. They all are possible due to the cooperation and enthusiasm of the majority of our employees. The Life Fulfillment concept is sort of an over-riding code of the entire culture change program and defines what culture change is important. All the committees attempt to improve the environment, physical and socially, so residents truly have freedom of choice, a sense of empowerment and the ability to do the things they want to do. The operations of the typical nursing home are geared towards providing care and services that minimizes complaints and risk of deficiencies and lawsuits. And that s about the extent that reimbursement covers the costs of operations. Just achieving these goals is difficult enough. Striving towards a goal of providing an environment where residents can 12 Augsburg Lutheran Home & Village

13 continue to live a fulfilled life is indeed not the norm and is hard to accomplish. The challenges and barriers are many inadequate staffing levels and other results of lower reimbursement; residents who are frail with complicated medical needs; low priority put on culture change by regulators; and the diverse interest and expectations of residents and their families. The challenges cause many facilities to give up on culture change; while our one step at a time approach has kept us going. Even though we wish we were further along, our accomplishments are many: Active committees following segments of operations that affect residents most; programs to highlight the individuality of each resident; initiatives to ensure residents and staff truly know each other apart from patient/caregiver; electronic resident biographies in each neighborhood; monthly culture change lunch and learns attended by all employees on all shifts; weekly neighborhood meetings on each shift ensuring a team and neighborhood centered approach to culture change; significant progress in eliminating odors and removing clutter from neighborhoods; ensuring that residents themselves control the sounds of the neighborhood; family style dining; and not to mention a brand new facility. There are all kinds of things we would like to accomplish tomorrow; but, we certainly don t want to burn folks out. We need to always move forward even if we re taking baby steps as long as we keep our focus on providing an environment in which our residents can continue their life s pursuits, personal and spiritual growth and be over all fulfilled and happy Annual Report 13

14 2013 FINANCIAL REPORT ^ Operationally, consolidated revenues were $ 18.5 million. Operating revenue is up 8% over the prior year. In June 2013, we added 8 additional beds (increased from 123 to 131 beds) in the health care center. The significance of adding beds is that each bed generates about $75,000 per year in revenue so the impact is substantial to our operations. The additional beds generated additional revenue of $ 400,000 for the year. Our average census went from 121 to 127 by year end. The census in Assisted Living also improved dramatically during 2013 and the average occupancy grew from 47 residents per day to 53 residents by year end. Augsburg Village faced a difficult challenge with over 25 vacancies at the end of We partnered with Love & Company, a marketing consultant, and overhauled our marketing program. We cut the vacancies in half by the end of We still have work to do but the occupancy in the Village is much improved after just one year. Our capital campaign continued after the Transformation Project was completed in 2012 so that the Worship and Community Life Center could be completed. Phase one of the project constructed the shell for the space but the completion and furnishing of the center was Phase two. The Worship and Community Life Center was completed and dedicated in October One partner who helped us achieve our goal is the Lutheran Home and Hospital Foundation which pledged $250,000 to help us complete this space. Operating expenses increased by 3.5% over We were able to continue to offer competitive wages and benefits to our staff. Most of our cost centers had minimal increases as no additional staff was added during We accomplished our financial goals in the healthcare center while still having 72% of our residents on Medicaid in the health care center, and 10% of our Assisted Living residents on a reduced fee program because their assets have been spent down. The gap in funding in these two programs is lessened by the support we receive through our donations and bequests. Our investment performance continued to improve and we had dividends and investment gains of $ Our endowment ended the year with a balance of $8.6 million. There were also gains in the portfolio of $709,000. UBS Financial is our financial advisor and their guidance continues to be an asset to Augsburg. We met all of our bond ratios and covenants as required by our loan agreement. We completed a refinance at the end the year with Sun Trust Bank. For the year ended December 31, 2013, Augsburg s consolidated results had a net surplus of $1,043,000. Augsburg continues to be a strong business partner in the senior healthcare industry.
